I moved in back in July 2024 with my dog, and things were fine at first. However, two months into my lease, at the end of September, everything went downhill. I had just received a raise at work and decided to upgrade my vehicle. I was initially approved for financing, but a week later, I was told the approval shouldnt have gone through due to my lack of credit history at the time. I had to quickly trade it in for another vehicle, and luckily, someone in **************** was able to help me out. Since I needed to handle everything as soon as possible, I stayed in a hotel there for two days to get it all sorted.When I returned to my apartment in *****, I found a notice on my door. Apparently, maintenance had entered my unit while I was gone, thinking there was a possible leak affecting the ceiling of the unit below mine. Since I had been away, my dog had gone to the bathroom on the carpet near the door something that wouldnt have happened if I had been home to take care of him. I had left him with plenty of food and water, so he was fine, but because of this, I was given a three day notice to vacate or face eviction.I immediately contacted management to explain the situation, but they bluntly responded, We dont care. I even offered to cover all damages out of pocket, including fully replacing the flooring near the door, but they refused and demanded that I vacate. To avoid eviction, I moved out within the required three-day period. However, I have been forced to continue paying rent on an apartment I have not lived in for the past six months and must keep paying until my lease ends. I want to move into a new apartment but cannot afford it because I am still required to pay Investment Realty for a unit I no longer occupy until July of 2025.Business response

*******, by vacating the unit you did the right thing to avoid an eviction your record. Although the unit was damaged, and you vacated this does not mean the lease becomes null and void. The power connection/electricity is totally out from yesterday in some of the sockets in kitchen, bathroom and hall room. But surprisingly the freezer has power connection. Moreover, there has some certain sockets which is normal (bedrooms have electricity) Suddenly it happened yesterday morning at near 10 am. I am under out of light. I need immediate help. Investment realty is my property management company, who acts on behalf of the property owner for the apartment I reside. RESIDENT at this location 4yrs No issue with pests. Till this April when the building had leased to all new tenants. Since then I have had roaches, I had just resigned my lease. It has been 7 months, 15 weeks of pest control and still have roaches. I have requested repairs, and maintenance, that never gets done. There is black mold growing on n the walls in the basement. I have sinking floors where water is getting through from my shower.. My heat will go out for day on end have pictures of 40 temp readings from my floors. I will go days with out hot water, boiling it on my stove to take a bath in Rubbermaid tote. This has been going on for the two years this company has been managing this property. I have requested repairs, to be relocated, out of my lease all request get denied or ignored. I pictures, uncompleted/canceled work order/ maintenance request, and 90 pages of text messages about complaints. I do not know whonthe owner is, or how to contact him. Which I have been told he is the one rejecting my requests. I can send supporting docs. Or drop off at local office. To much to upload.Business response

We understand the tenants concerns and do take them seriously. Pest control has been to the unit about roaches, most recent service reports show no roaches found. Maintenance has been scheduled to address other concerns in unit, has made several attempts to contact the tenant to schedule a time, no appt has been scheduled as of today. Our office has reached out to the tenant to offer cancelling the lease, waiting for confirmation back on this.Initial Complaint

September 22 my ceiling in my living room, started leaking. There was a huge pocket of water dripping into my floor. I contacted my maintenance as soon as I seen it they came and textured over the wet and destroyed drywall and as soon as it dried, it started flaking and falling off now Ive been exposed to mold and mildew and have to continuously sweep my floor due to the following paint since SeptemberBusiness response

Vendor was out the same day to resolve the maintenance issue. ****** has called since with concerns which we do understand. We have sent maintenance back out each time; maintenance has confirmed there is not an active maintenance issue as it was resolved. September 23rd we offered the tenant to move to a different unit, tenant chose which unit he wanted to move to, then stopped responding to our office with regards to paperwork to finalize the unit transfer. My fianc and I moved into this apartment on 4/20/2024. When viewing the apartment we noticed some cosmetic issues as well as no hot water in the shower and the door having no weather stripping. Investment provided us with a paper to fill out with all of the things that needed fixed. We assumed they would fix these issues however we were wrong. Upon contacting the company about the issues on 4/26/2023 we heard nothing for several days. The hot water was only fixed after we contacted them a second time. In total we were without hot water in our shower for 12 days. Still they did not fox the weather stripping on the door, we have seen multiple brown recluses and other spiders. After contacting them about fixing this issue on 6/3/2024 we once again heard nothing. Only when reaching out a second time was the problem resolved on 6/18/2024. As more individuals have moved into this apartment building the issues continue to arise. We have random people ringing our doorbell quite often, sometimes in the middle of the night. There is little insulation in the building as we can hear every noise made in the apartment above and beside us usually starting at 5am and slowing down around 10pm. My fianc has been in contact with the company over the past few weeks trying to either fix the issues or end our lease early. They have repeatedly told us that we need to contact the police about these issues and that neither the noise nor the doorbell ringing is their problem. However, the Missouri law states that as renters we have a right to peace and quiet as well as safety. We have called the police on 9/17/2024 about someone ringing our doorbell. My fianc works late nights and I am scared to be home by myself. We were told we could have the property owners information and could contact them about making a deal to end our lease early. Today we were told that investment can't give us the owners information. We are getting no sleep and simply can't live like this.Business response

While we show every maintenance request submitted have been completed or a vendor scheduled for those requests submitted to our office this week, we are sorry to hear the tenants are less than pleased with their home. We are happy to work out an agreement to cancel their lease early, we just need to know what day they would like to leave so we can reach out to the owner and facilitate an agreement that works for both parties.Initial Complaint

Recent application denied! I want to clear this up and my name and reputation which is absolutely stellar I was a former resident . The building I lived has since been has been condemned which entirely PROVES MY POINT! I did NO damage to that residence and in fact left it cleaner than I found it I paid EVERY month on time with NO issues and not only that but I went above and beyond by treating the yard and the inside because is was INFESTED with FLEAS I also had ROACHES And I want to draw your attention to this double rent nonsense that they have been getting away with FOR YEARS! Bu it was so long ago I rented under the OLD way I PAID A DEPOSIT to which when my lease came up I REFUSED to agree to the new arrangement so I was under the OLD way and you KEPT my deposit to which that itself is wrong but this has never been explaine but even If I did owed damages the statute of limititions alone NEGATES any claim which is 7 years sometimes 10 depending on what the debt actually is but whatever Is I am way past those time limits. I also would like to point out I was honest! I could have just LIED and said I was never a tenant and also I called several times and explained the situation and the people I talked to couldnt even FIND me in the syste would like to draw your attention to the fact you hac NO problem renting to me when I had a 670 a month income and bad credit my rent was 475 which left me very little to do ANYTHING else!l I am NOT a deadbeat I PAY MY RENT and this denial ist just wrong I need a place to live I am trying to move back to ***** and you have the entire area locked up Also want to point out when I was your tenant y were informed I am on a waiting list for the towers and I was told nothing would be needed a 30 day notice and when I got an apartment in the towers I gave my notice as required! I have reviewed the business' response and am rejecting it because: It is NOT addressing my complaint....this is a generic response that says NOTHING about the fact they are saying I OWE THEM MONEY a direct quote from whoever in their company that is using a phone with a UTAH prefix...they are NOT addressing MY complaints about any of their behavior NOR are they saying WHY I was denied. I will say this I was promised the app fee to be returned via check by **** and I do appreciate that but it is a NONREFUNDABLE fee which means they did NOT do what they do with that application fee. They did NOT deny me for anything than these bogus claims for me OWING THEM MONEY...direct quote I also called and talked to several employees that agree with me that the situation at the time and also my low income at the time coming into play should not affect an applicaiton in 2024. As I stated they OWN EVERYTHING ...or should I say they MANAGE almost every rental in town. If I owed them money as they are stating why are they NOT stating this? It is because it is a LIE and I also am too smart and on to their ILLEGAL and IMMORAL shenanigans I also called them to acccount for THREE MEN walking in on me when I am a woman alone WITHOUT permission to change a furnace filter As a real estate company they should know the **** and the only reason they are denying me is because I am on to them especially this ILLEGAL thing they have going on where you pay double rent NOT a deposit but I was on a deposit plan and I did NOT get that back bad enough but then they tried to say I damaged the property which was a lie and this property was in such bad conditoin it was CONDEMND as UNLIVALBE after I left I had given them notice when I first moved in that when an aparrment became available I would be moving but I even ded that by giving them the required 30 day notice They break laws make up their own rules and technically they owe ME....a months rent which was $75 since I did give notice but I didnt even make a noise about that...this answer is ****** and says NOTHING and by law when you deny someone you have to answer WHY ....they are NOT answering the complaint they are making a generic answer I REJECT cause of that alone I want to know WHY they denied me...you know why they are not saying that cause they know they are WRONG thats why...they dont want a tenant that is going to complain about ANYTHING I am already dealing with a landlord like that ...hence the reason to move and since Investment Realty manages all the rental properites but a few and they are more interested in students due to this being a college town and young people that come and go and they can rip them off cause most dont know their rights or the laws most come from other countries ....and I am not any of those things They dont want to deal with a tenant that is going to call them on their BS This answer isnt even an answer its a generic sentence that says NOTHING....which proves my entire point I will be considering the complaint still open til I get my $75 check for the app THEY DID NOT RUN...Lying greedy law breakers and I think I dodged a complete bullet here ....but I still need a place to live and I dont have that so NO this is NOT settled

Better Business Bureau:
I have reviewed the response made by the business in reference tocomplaint ID ********, and find that this resolution is showing them to be exactly who they are which they cant deal with someone like ME cause they know I am on to their BOGUS tactics lies and the fact they do NOT take care of the properties that are put into their hands. If indeed I do get a refund I will let it go and the bonus would be that I NOW know that this is a company that is not interested in a person individually nor do they have any PROOF to back up their claims against me They will NOT allow that a persons situation can change and they are not even under the umbrella of common sense. I will again say IF I get my refund I will have to accept and WHEN I get a letter stating in thier words "multiple of factors" if there is ANYTHING in that letter that makes reference to the fact they are claiming I OWE THEM MONEY which was the exact statement that was made is in fact a FALSE statement and if anything they owe ME MONEY for cleaning and leaving my residence in better shape than I found it not to mention the bogus claims of damages I should have got my deposit back ....way back in 2013 cause I was NOT on the new way of doing things which is BORDERLINE ILLEGAL but they still manage to get by with it and in closing I am taking the blame on myself for ever TRUSTING them....and for not being willing to see that despite FINANCIAL considerations I am and was a STELLAR tenant and every other place I have lived in SINCE these rip off no good I have got my deposit back They were made aware from the beginning what my situation was and I am thinking they are going to say CREDIT or INCOME ...if I dont meet that criteria OK I get it but if they are denying me for ANY OTHER REASON I iwll make another complaint and I also would like to say in closing I at least know NOW that INvestment realty is exaclty what I know them to be and suffered at their hands and I was stupid to even try them again and I never will make that mistake again....but again there is very little options in Rolla they got a monopoly just like the commie cable comapnay and the bogus city utilites company....yeah I must be entriely stupid to even WANT to move to the Rolla/ST ***** area ever again Thanks for clearing my mind on that point if nothing else....moving on.....pardon the pun....B Shell

This is my second complaint against this company. I agreed that I was satisfied with their response to the last one but they have NOT followed through which is par for the course for this business. I rented from them almost 15 years ago I took care of my place paid my rent and also notified them as required and they kept my deposit and then proceeded to BILL me for the things I had been complaining about the entire time. Still I went ahead and filled out an app I was HONEST and I also called IN ADVANCE because they charge $75 app fee In their prior response they said they were going to REFUND me that amount and also send a letter explaining WHY they denied Some idiotic person in text said this "YOU OWE US MONEY" sounded something a CHILD would say. I have also called left several messages and EMAILED them that they are NOT doing what they said they would do in prior BBB complaint. I was willing to give THEM another chance but they dont want a tenant like me who insists they do things by the book Back when I rented from them I had paid a DEPOSIT which during that time they changed their way of doing business by charging NON REFUNDABLE double rent. How they are getting away with that I have no idea but they been doing it A VERY LONG time yet I was willing to go along with this ridiculous set of circumstances I was a very good tenant I left the place cleaner than I found it and I had a 670 income a month and my rent was 475 I was on a waiting list for a year and a half for ********** housing authority building located in ***** They were FULLY aware of this from the get go YET they had no problem renting to me and RIPPPING ME off making stuff up and charging me for flea insfestation that was present the entire time I lived there and also to replace carpet which was FILTHY INDOOR OUTDOOR from the 70s The place was PANELED there was NO painting in volved and they knew my income yet still tried to get MORE so this is insult to injury I WANT what they promisedBusiness response

I have reviewed the business' response I did get a refundfor the app fee but I would have preferred being approved There is NO reason for me not to be and they said they were going to send a letter explaining WHY and they didnt do that....I am trying to move back to ***** and this company has the whole town tied up and this was the reason I ended up renting from them which at that time they had NO problem when I had a 670 a month income My income has more than tripled since then and they KEPT my deposit and I was on the old DEPOSIT way which is the LEGAL way but they get away with that HOW I do NOT know but I was willing to go ahead and pay that and I was an excellent tenant and I was also VERY POOR and yet I left that place cleaner than I found it They had NO maintaince issues the entire time I lived there Then they tried to charge me THOUSANDS of dollars to fix thing that I had put up with FILTHY DISGUSTING CARPET and infestation of FLEAS that I battled the entire time ....later that building/apartment was labeled as unlivable and in fact I think it had a CONDENMNED status when they were sitll trying to get money from me and my income was only $670 a month and BEFORE I took possesstion I paid the rent and DEPOSIT and I had to take out a loan for t he deposit that I had to pay then they KEPT IT!! and I had informed them from the get go that I was on the waiting list for the housing authority building which RIGHT THERE they should have recognized how POOR I was yet I paid the rent which was $475 almost my entire income.....my income now is $2500 so ANY of the places they have now would not be a problem for me. They wished ME well I cannot do the same They are part of the PROBLEM not part of the solution and since they returned my app I am assuming they didnt run it so they had NO reason to turn me down ALSO I called and talked to someone IN LENGTH about the possible problems and its been almost 15 years for crying out loud and they NEVER pursued me if they thought I OWED THEM MONEY which is what one of the texts I got So they are now saying my account has been CLEARED Yeah statue of limitations is WAY PAST ....but if they have forgiven the claim WHY NOT RENT TO ME? I need a place in ***** and they are all there is for the most part I am an excellent tenant I keep my place nice I pay my rent I am clean and quiet....and have never done damage in fact get my deposit back EVERY TIME....if that tells you anything IN fact when I rented from them I had to take out a loan to pay the DEPOSIT and they kept it for no reason so they had to come up with SOMETHING so charged me for what should have been done BEFORE I MOVED IN!! There is NO way I would ever want to do business with this company and have avoided them FOR YEARS but I was willing to do so ....so for them to say I AM NOT GOOD ENOUGH for THEM is insult to injury I do NOT wish them well in fact would REJOICE if they got put out of business and their borderling ILLEGAL tactics were exposed. They take advantage of the students and people from around the world that come there to go to school who dont know any better THATS why they dont want me cause they would have to act LEGALLY if I was their tenant and THATS why they rejected me there is NO DOUBT IN MY MIND!!

I paid an application fee of $77.63 to rent *********************************** Republic MO.I viewed the house on 8/15/2024 and sent pictures to the text I received from *****, showing previous tenants belongings still on the property, mold growing hair around the tub, and a faulty refrigerator/freezer. I shared I was leaving on 8/16/2024 for 10 days and if they could clean up the above things, plus move the washer/dryer out while I was gone I would rent the place starting August 26th as I had to be out of my current rental the following weekend.They required prorated rent starting August 26th, a full month pet fee, and that I put my name on all the utilities. I paid $1,194.98 and put my name on all the utilities. On August 26th the city of Republic MO called me and said they could not turn on the water because the meter indicated there was a leak somewhere. I called and left a voicemail for Investment Realty and texted the person texting me.Gabby returned my call and said nothing that I asked to be done while I was gone was finished, and that there was a leak.I gave them 2 days to get everything done, texted and called their office on 8/28/2024 for someone to meet me there on my lunch break to do a final walk through. I never got a response. Within 10 minutes of my text and voicemail a guy saying he provided the lawn care showed up, but didn't let us in the house, a lady also showed up to the neighbors across the street said hi to us but never offered to let us in the house, I believe she worked for the company. I waited an hour and nobody showed up to let us in the house to make sure everything was working, that the water was working everywhere, etc.I asked for a full refund, they have refused to give it. I have witnesses to my attempts to contact them for a walk through on 8/28/2024, they say they never got a call. They texted that I will owe all utilities and rent for the 12 month lease, I've watched their listing and it's been rented. I have proof of all communication.Business response

The house had maintenance and cleaners go through prior to the tenant viewing or applying for the home. However, we did accommodate further requests the tenant made, that were different than previously discussed. Our vendors pushed to get these completed as quickly as possible so the tenant felt comfortable moving in. ********** communicated every step with the tenant to keep her updated on the timeline of everything being completed. We understood the tenant was coming to the office on the 28th to pick up keys. She reached out from the property to walk it right then, unfortunately we did not receive her message right away as we were helping other tenants. We did reach out later that same day regarding the requested walk through. We have reached out to this tenant in order to try and address any further concerns she had, as well as discuss options to get out of her lease. The home has not been re-rented as this tenant is in a 12 month lease. This tenant does have the option to buy out of the lease as well, but has not completed this as of yet.Customer response

I have reviewed the business' response and I'm rejecting it because: ************ is scamming people to move into places that are not fit to live in, no running water in my experience. I did communicate on Monday 8/26/2024 with Gabby that I needed a final walk through on Wednesday prior to picking up any keys. She kept trying to tell me to come pick up keys and start moving in while maintenance and cleaning was being done, but I didnt due to some of the reviews I had read from prior tenants experiences, not to mention leaving my personal belongings somewhere I couldn't live do to no running water. They did not keep the original agreement for moving in, that their maintenance would be done during the 10 days I was on vacation, so I could start moving in on 8/26/2024, nothing had been done by 8/26/2024, I gave 2 more days until 8/28/2024 for them to finish things. I did text on 8/28/2024 30 minutes prior to leaving my house to go to the property for a final walk through, stayed there an hour, texted further and called and left a voicemail and no one but the lawn care guy and another lady with short hair driving a silver car showed up, neither offered to let us in the house for a final walk through. I had to have my daughter to violin at 2pm and ballet afterwards by then their office would be closed. I never received communication from them until after I left the property. They didn't keep their agreement and in giving them 2 more days they couldn't even show up at the only time that worked for me for the final walk through. I'm not paying any further funds to investment realty, and I expect a full refund. Check out their reviews and you will see similar complaints. I have several pictures of the condition of the house when I did the initial viewing on 8/15/2024 and several pictures showing the house listing "recently" taken off the rental market.

Tenants lease was due to start 8/26/24. On 8/26/24 tenant requested water turned back on in her name via the utility company - when the utility company went out to turn on the water that day, the meter spun which is when they alerted our office of a possible leak and water shut back off. ********** immediately went to check the home to be sure no water was in the home causing damage - there was not. A vendor was sent at the same time, they found the leak in the crawlspace and was able to make the repair the same day. Tenant was notified of this and also the utility company so that water could be turned back on. On 8/26/24 tenant requested the washer, dryer, and refrigerator be removed from the home, not placed in the garage as previously discussed. We did receive approval from the owner to do this, all three appliances were moved to a different property that same day. At the tenants request, we did send the cleaners back out - they re-cleaned the home as requested, and also where the appliances had previously sat. When completing the lease the tenant was told key pick up would be at our office, and to bring proof of utilities as well as we need that prior to keys being given out. On 8/28/24 tenant text saying she was at the property for a walk through right then. While we would have been happy to accommodate meeting at the property, it would have been best to schedule this in advance so that we could make sure we were available during the time frame the tenant needed. Unfortunately we were busy with other tenants so the text was not seen immediately. The tenant waited 20 minutes at the property, then left and stated she removed utilities from her name. When we did see the message later that same day we did try to reach out to the tenant to walk the home that day as requested. The tenant would not reschedule or pick up keys and walk through as her schedule allowed. The lawn care vendor mentioned that arrived at the home is an independent contractor that works for the owner, would not have access to show the home. The lady in silver car mentioned is not anyone with our office and would also not have access to show the home. The lease signed by this tenant does stipulate that move in can be delayed up to 7 days. While we did not delay the tenants move in, she opted to wait until 8/28/24 for appliances to be removed, items in backyard shed to be removed, and cleaners to go back as she requested. The property was ready on 8/26/24 and was also ready on 8/28/24.Business response

On November 5, I deposited my November rent payment in investments drop box for after hours in the form of 2 money orders. Both money orders were placed in the same envelope and thoroughly filled out to expectation. They did not post the money order of $65 to my tenant portal with a note stating my name wasnt written. I went to inv to sign name of n money order and was told they did not receive the 2nd money. I was charged 2 late fees for this. I also stopped payment on automatic payments in the month of October to prevent payment from my bank account, but the payment was still pulled and I was charged an NSF fee. When I spoke with the property manager she initially told me to send a picture of money order receipt, which I sent, then she told me to track the money order. The status remains uncashed. I will have to go through a lengthy process of getting a refund for the $65 money order through mail for a refund as well as pay no refundable $15 to western union to process my request. Ultimately, I am having to pay $200 over a money order being lost by investment, the property manager stated she will not waive any fees. About two months ago, investment did an inspection unannounced due to owner request then three weeks later, told me 10 minutes before they were due to arrive that theyd be doing another inspection. I had to request a card to be left anytime they enter the premises and politely asked to be informed at least 24 hrs before they come into my home which was met with we will try, but possible that your request will not be metBusiness response

When the customer reached out to us we informed her if she can zero her balance we can waive the November late fee of $35 this time only if the full balance is paid. She stated that she made another payment of $65 via money order that was paid with the $1000 money order payment. We let the customer know that we didn't see another payment included when we received it in the drop box on the morning of 11/06. If the customer had the money order number to send it to us and we will check in the system to verify if that payment came in. The customer then sent a picture of a number via text and I checked in the system, but couldnt find anything to match that number. We then went through all the payments and also couldnt find another money order anywhere. The customer called and said that she would have to start the refund process on the $65 money order. We let her know we would still be willing to waive the $35 late fee if she provides proof of the refund process and pays $80.00 today which would be the difference. She stated that she wouldn't be able to pay the money until 11/15so we let her know that she would still have to pay the full balance with the late fee at that time, due to previous rejected payments and late fees that we have had on this account. We cannot control automatic payments as we do not have access to the customers banking information. Only customers can change, modify or cancel their automatic payments.
Inspections are completed on an ongoing and schedule, which, did not have any bearing on the customers payments.
We are happy to work with the customer best we are able, but the lost money order has yet to been received on our end.Initial Complaint

Dear BBB,I am writing to file a complaint against Investment Realty regarding a billing dispute related to my previous tenancy at ************************************************************. I moved out of the apartment on 08/30/23, and during the checkout process, both parties agreed that the apartment had been cleaned and maintained well. Photos were taken on the checkout day as evidence of the apartment's condition.However, on 09/27/23, I received a bill from Investment Realty claiming damages to the blinds. I contacted the company to dispute the charge, considering the photos taken on the checkout day as evidence that the blinds were not damaged during my tenancy. Despite my efforts, the company told me I should pay the bill.I find this situation deeply concerning and unfair. I fulfilled my responsibilities as a tenant, and the company's claim lacks substantiated evidence. I kindly request your assistance in resolving this matter and voiding the unjust bill.Business response

We reviewed the account information, and communicated with the property owner. It appears the owner's vendor made an error in charging this customer for the blind. We have removed the charge from the customers account and no balance is due. We sincerely apologize for this error.Customer response

I rented a storage unit for investment reality in Rolla Mo. Apparently the unit was broken into and everything was taken($1k), I discovered this when I went to pick up my stuff from the unit as it had a company lock on it. The company never attempted to contact me and continued to charge my cc the monthly rate. They never have told me when the unit was broken into, and continued to charge me. Finally, they have failed to return my deposit! . I guess my next step is to call an attorney and small claims court.Business response

We reached out to the customer September 20 2023 with the information we had on file, but did not receive a response. We also have a refund check to send to the tenant, but do not have a physical address to send to. If the customer can provide us that information we will mail the check.
