Upon my initial walk through several issues were discovered with the apartment to include a sliding glass patio door that would not lock. The bathtub peeled and was unusable for months. Several items needed repair and this went on for months and I paid rent faithfully for this over priced apartment. The complex assured me these items would be repaired. I waited about 3 months before I moved into my place, yet the did nothing until I raised h*** Here I was paying for an empty apartment for nothing. I had a fear of living there unable to lock all my doors. Several items continued to linger for months before they addressed them. I am paying for a newly renovated space according to the complex, well its really not compared to other apartments in the area. The laminate flooring is peelings in my kitchen right now! Lastly, I had a financial situation whereby I had an unexpected car repair. This caused me to pay my rent late. I kept the officer ******** *************************** of my situation and provided her with a date I was going to pay. she assured me that would be acceptable. The next thing I knew I was being hit with late fees, and summons for court. The summons came along after I paid in full. Then I was hit with $400.00 in lawyer fees, when no lawyer did a **** thing! This place SUCKS! We have a squirrel invasion, non handicap people park in handicapped marked spots, due to the trash service people leave trash out for days at a time because pick up isn't that frequent so therefore the squirrels have a buffet at our front doors-its disgusting! Our water bill is shared with everyone in my building so it changes monthly and isn't controlled by me at all! My electric is as much as a 3 bedroom ranch style home. The front office staff aren't helpful either. They always have to get back to you because they typically don't know anything. They just take up space and air! This is the worst place I have ever lived in my life!Business response

We will not do billing adjustments. **** paid 16th and later are sent to attorney automatically. We do not want to violate fair housing laws. We cannot excuse fees for her. We contacted her privately and told her these things. I was not at the property when she moved in. I arrived in Feb. I don't see any work orders for the problems she states. She must submit work through the portal. Work she did submit through portal was corrected.Initial Complaint

My complaint is based on maintenance. I put in a ticket request for maintenance to come out and fix my bathroom sink there was a leak and a clog. I put that request in on 07/25/2023 and it took them over a month for them to assist me. They did not come out until the 30 of August/2023. They unclogged the sink but did not fix the leak, because the leak was coming from the bowl and not the pipe. I was told I needed a new sink and that they would fix it the next day which would have been the 31st of August. They never showed back up and I called the leasing office on 09/24/2023 to follow up the status of the work. They informed me that the work order was closed out on 09/07/2023 and I had to explain to them that maintenance never came back to fix the sink but they did fix the clog. I asked for a email from the leasing office so I filed the complaint on 09/24/2023 and I have not heard back from them since them and I am still waiting on maintenance. I pay for a two bedroom and a two bathroom but I am only able to utilize the one bathroom until this issue is fixed. I would like for them to come and fix the problem.Customer response

I went to the manager and showed proof of my complaint. They immediately informed the maintenance supervisor who then came out and resolved my issue the next day. I had to reach out to them for them to resolve the issue however I am pleased with the result.

This has to be by far the worst place I have every lived. Everything started out great the first two years that I moved here. I am now in my 4th year and it is going very terrible. The staff is beyond unhelpful and blame everything on low staffing which is false and when I see them around they just tote around on golf carts doing odd jobs. I have been dealing with the same issue since May 8, 2023. It is now August 21. I have a very bad leak that I took pictures of in the laundry department and the water is beginning to ruin my brand new washing machine and dryer sets. The water is so bad that you can see it build up on the light fixtures. I called them to fix it but they either say they are behind or they will get to it. The first time it took almost three weeks to come out. They said it was an emergency fix and would come out right away but nobody did. I called a few more times but was no answer. I waited another week and the leak started again. I contacted them upset basically threatening to go over their heads. they sent a guy that basically looked around and said he will go upstairs and look. Said something about it was a clog. They stated they will come back to repaint. Nothing was done apparently because it started happening even worse today and also nobody still came out to paint. this was supposed to have been done over two months ago and yet nothing happened. I literally have a large bucket collecting water. The funny thing is every time I call a manager is not available. I am tired and feel locked in because I can't just up and leave to a new place. I wish I never came here to be honest. There are a few other jobs that went poorly as well. It's just that this one is the worst yet and nobody is helping. you almost have to threaten them just to do something because they are lazy or dont know what they are doing.Initial Complaint

My girlfriend and two young children (ages 4 and 1) moved into a 2b/1b in September of 2022. Upon move in, we discovered that the bathtub was peeling and cracking; so we informed the office and they said that they would fix it. It was peeling and cracking so badly that I had to hold my children while giving them a bath in fear it would cut their feet (since mine were being torn up). It got to the point I had to drive to my mothers house 5 miles away to bathe my own children because they were NOT fixing the issue. Three months later, between Christmas and New Years did they FINALLY do something about it. It took them several tries to get the bathtub usable. Every-time I called the office, I was told that the information would be passed along to the manager, to which I did not hear anything back. They did not deduct any amount of money from my rent, even though the ONLY BATHTUB in our apartment was un-usable. No matter how serious the situation was, I never heard anything back from management as the office only told me they would “pass this along” and “we’ll take care of it”. There is also a large dog at the apartment complex, and I have made complaints about the dog being off leash and charging my children, my own mother, and I. Yet again, I was told that the information would be passed along and they will take care of it. I would walk into the office to try and get answers, just to be turned away. Right before I moved out, there was a leak coming from my ceiling. I called emergency maintenance several times with no answer, I also called the office several times with no answer. Some of my belongings were ruined due to the leak. When I finally got ahold of emergency maintenance, they came and looked at my ceiling and said that the upstairs apartment must be leaking, and left. Nobody told me when they would come into the apartment, and they left no notice that they were there. They are also trying to charge me extra fees on-top of keeping my security deposit.Business response

We would like to address the recent disputes *** ***** has raised regarding his move-out charges & resurfacing issues. After reviewing the charges thoroughly, we have found that the damages incurred on the property were caused by *** *****’s actions.
We understand that moving out can be a stressful and overwhelming process, and sometimes damage occurs unintentionally. However, in this case, the damages were a result of negligence on their part. We have detailed records and evidence to support our claims.
While we understand that Ms. Izold may not agree with the charges, we hope that he can understand our position as a business as we must get the apartment back to the same condition that it was in when they took possession.
As far as the tub issue needed to be resurfaced, we attempted several times to rectify this in a timely fashion. For this to be completed, the resident signed a contract stating they would prep, but they did not complete the prep on their end and the work had to be rescheduled. Once the prep was done by *** ***** and the work was performed there was a chemical reaction that occurred. We then immediately scheduled another appointment for this to be fixed and yet again the resident was not prepared. While we waited for the problem to be resolved, we did offer and hand over keys to our display model here on site so that they could use the shower or bath until the problem could be resolved.
Due to the female's involvement and coverage under the new Missouri domestic laws, the resident did not complete the lease agreement and was let out of the lease early.
We have all documentation and pictures of the inventory condition form filled out and returned by the resident at move in as well as move out pictures. If requested, I will be happy to submit all documentation.

once we move in, our apartment had a HORRIBLE leak that caused permanent damage. I called emergency maintenance, they came and did a bandaid repair. We had standing waste water on our floors and it seeped underneath the floorboards and the carpet in the adjacent rooms. We also had a sink leak due to the extremely small passage way from the garbage disposal left over from the people before us. Then we had the major plumbing issue again. They cut an access panel into my living room wall, yet it didn't fix the problem. It leaked yet again. The maintenance could not fix it, and they said that they called a professional plumber to do it but nobody came to my apartment (I have camera on the front door). Within the complex there are breed and weight redirections on pets. Not all of these rules are followed, and there is a very large dog here that has ran up on my dog, my husband and myself. No collar or no leash. Knowing that the dog is against apartment policy, I called and let them know that the dog is here and it has ran up on us MULTIPLE times; to the point that I have to pick up my own dog to separate them (the other dog does NOT listen to its owners, and again has no leash or collar). Yet again, there was another time my husband had to physically pick up this almost 100lb dog to separate it from ours. The breaking point is when this dog (with several complaints made against it) tried to run into my own apartment when my husband and I were walking in with a friend. I yet again called the office to tell them I was concerned for not only my husband and I's safety, but my dogs as he is only a little over a year. Shameka picked up the phone and repeatedly said that management is out of the office until Monday, and I asked her what I can do because I am afraid to let my own dog outside and she told me sarcastically to "have a great weekend" and hung up the phone while I was still trying to talk. The office also tells you that they report to your credit - they don’t.Business response

We offer 24-hour emergency maintenance as well as the option for our residents to submit their maintenance requests online via their resident portals. Our maintenance team does an impeccable job resolving maintenance emergencies in a timely manner as well as general maintenance requests. After review of all of the tenant’s maintenance requests during her stay here with us, we unfortunately are not seeing a time in which her complaints are supported.June 5, 2023, we received an emergency call/work order for "A/C leaking/HVAC Closet Leaking". Our maintenance team responded that day in which they were unable to remove the clog that was in the drain line. ****** ******** was then called out and responded to the apartment the same day, June 5, 2023. They were able to successfully clear the drain line and no further issues have been reported to the office regarding this issue since then.
Regarding the dog, we have addressed this issue, however there are legal procedures that need to be followed and certain protocols that must be met. We are in the process of pursuing all legal channels to get this rectified, unfortunately it does take time and cannot happen overnight.

I am rejecting this response because:
Maintenance still has not fixed the issues at hand. They had people in our apartment one time since the complaint and they only fixed the toilet. They did not tell us they were coming into our apartment, and I did call emergency maintenance several times and they told me the issue can not be fixed. They are now charging us additional rent.

I reported maintenance issues. The AC is leaking all over the place. The toilet is also leaking. They did come out but all they did was put a fan there and left equipment in my apartment. It has ruined and molded my clothes and in my corner. I have contacted them multiple times. They have done nothing else.Business response

Our maintenance team does an impeccable job resolving maintenance emergencies in a timely manner as well as general maintenance requests. After review of all of the tenant’s maintenance requests during her stay here with us, we unfortunately are not seeing a time in which her complaints are supported.August 22, 2022, we received a work order for "A/C leaking/guest bathroom and master bathroom has sewage coming up". Our maintenance team responded that day in which they repaired a leak in the drain pan with fiberglass epoxy resin, cleaned the coil, installed a new drain line, & ensured that the drain line was secure and emptying into the sewer line located beneath the water heater. Blowers were left in the unit to assist in the drying process.
September 1, 2022, we received a work order for "Evidence of moisture from A/C leak on walls in master bedroom". Our maintenance team responded that day in which they checked the condensate drain line, floor drain, and water heater. They were not able to locate any leaks. We contacted ***** ****** who responded same day and determined there was very minimal amounts of moisture in the unit by using a moisture detector. ***** ****** performed a water extraction and applied mildewcide as a precautionary measure.
September 7, 2022, maintenance performed a follow up check, upon arrival both blowers were turned off. Maintenance verified that the carpet was dry and removed the blowers.
