I recently had a new home built. The builder is Dream Home Construction in ************, **. This is regarding my driveway that is cracking and deteriorating in less than a year. It was documented before my year was up on an inspection. The concrete work was done by ****** Construction in ************, **. This is poor, poor faulty work. It was a rush, rush due to closing date was approaching and didn't allow concrete ro settle. This is a VA loan and it is in writing that if faulty, they are reliable for repairs.

Unfortunately, the driveway closest to the street was cracked by large vehicles (such as garbage trucks, dump trucks) driving through while completing other construction jobs.  Dream Home Construction is not responsible for this type of cracking of the driveway.  Although, we will be happy to quote you a price to fix the area that is cracked, but cannot guarantee that it will not happen again.

Dream Home Construction did not complete repairs to my home after 12 months which was Feb 2022. Some repairs were made but others were ignored. I filed a complaint with BBB in Oct 2022 and the builder and superintendent came to our home in October 2022 and a review was made of the repairs. The builder indicated he would scheduled the repairs. No repairs or contact has been made as of Dec 5, 2022 and just like before I contacted the BBB the builder is ignoring us. The builder makes promises but does not keep them. I agreed that I was satisfied with my previous Oct 2022 BBB complaint only because the builder indicated he would make the repairs. Please post this review so others customers and military veterans will know this builder's patterns and practices.

Our superintendent has been in contact with The Browns. We contacted the cabinet company and their office is closed until next week. The salesman said they would make repairs next week.   The Browns decided to remove the finials and the roofer will do that when the weather breaks. The painter stated he will set up an appointment to come out again and touch up paint.  If the vendors have not scheduled an appointment with The Browns in a timely manner, The Browns are welcome to call or email the office for assistance.

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me. Like before I accept the response but I would like to keep the complaint open for at least 30 more days. This will give time to complete all repairs to be addressed.

    Sincerely,

We closed on a $625,000 home in Feb 2021. We notified the builder within weeks of moving in the home that our Gerber toilets flushed liquids only. The builder sent over a plumber who came to tell us how to flush the toilet with negative results. The builder came over at least three times with negative results we only got talking. Our twelve months to make repairs/corrections to our home was Feb 2022. Our list of corrections were forwarded to the builder. The builder indicated he wanted us to contact the separate trades. We were given excuse after excuse by many of the trades. (1) The cabinet repairman came by and took the trim off of our cabinets-resulting in appointments made over and over. The cabinet staff will not return the trim or make any repairs. (2) Roof repair/replacement made to venting on roof (3) Securing of flashing on home not addressed (4 ) Caulking of granite not addressed. (5) Window in nook has leaked twice on our floors..the window expert could not recreate the leak (6) The wrought iron repairman came to see the issue we had......he indicated he would get back to us but he never has despite our repeated calls and messages. (7) Cracks in sections of driveway/sidewalk....contact made the concrete guy and told us he would come by......despite our repeated calls he ignored us. (8) The roof venting over nook was painted twice before. The repairman did not remove the old paint he just spray painted over the old paint.......the paint is currently flaking off again. (9) The contract I signed indicated the cost of the Irrigation system in the front yard was $5000.00. The work was completed and a week later I received a bill for $1498.00. I receive a bill which stated my allowance was $5,000.00. This allowance just appeared by email on May 2022 but this is not on 1/16/2020 contract. The sprinkler addition is the strip of grass in front of my home bordering the driveway. This builder has never did work for me until I paid the overage for work performed.

The following is the response to the complains:

1)Cabinets- Our superintendent has contacted the cabinet company to resolved this issue.

    2) Roof venting- Our superintendent has scheduled an appointment with the homeowners to examine this issue.

    3) Roof flashing-  Our superintendent has scheduled an appointment with the homeowners to examine this issue.

    4) Granite- Our superintendent has scheduled am appointment with the homeowners to examine this issue.

    5) Window leak- As stated by the homeowner, the window salesman has tired to recreate the leak with no success.  He has since retire and we will send out the new window salesman to see if he can resolve the issue.

    6) Wrought Iron- Our superintendent has scheduled an appointment with the homeowners to examine this issue.

    7) Driveway cracks-  Unfortunately, concrete cracks.  We have replaced some sections but concrete cracks.

    8) Roof vent painting-  Painter has been to the home 3 times.  He is unsure of why it is happening.  It has never happened on a house before.  Painter will schedule a time to go out again.

    9) Sprinkler system- The front yard was completed with the home. The bill of $1498 that was sent was for the right side yard where irrigation was added.  The irrigation has been installed and the $1498 was not paid.

    10) Gerber toilets-  The plumber has been over several times and flushed 1/4 roll of toilet paper down the toilets but did not find any issues. We use these toilets in several homes and do not have this issue. The plumber offered to replace the toilets for no fee if the homeowner supplied the toilets.

******************* with DHC personally walked the punchlist meeting with the homeowner and gave direction on who to call for repairs so work can be completed when the homeowners are home.  We apologize for not following up to confirm the items had been completed.  We have scheduled a meeting the The ******* for 11/1/2022 to schedule subcontractors to get repair work completed immediately.

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

We met with DHC staff today 1 Nov 22 to address issues to our home. The correct response from DHC should be the home owner repairs are pending. No appointments have been scheduled. The issues in my complaint have been repeated addressed and DHC contractors have repeatedly made promises before I contacted BBB. The plumber came out to our home once not multiple times. I will buy toilets and remove these cheap toilets which have never worked. We just need follow up not promises
