If I could give zero stars, I would. Shortly after signing my lease and moving into the unit, I experienced issues that should never occur in a residential property. On my first night, I felt something crawling on me while I slept but brushed it off. The next day, I found a dead ***** in a cabinet and reported it to the office. They sent an exterminator, but that didnt solve the problem.When I returned later, I was horrified to discover a severe ***** infestation. Roaches were everywhereon the kitchen counter, in the cabinets, drawers, toaster, cereal box, dishwasher, and even crawling out of my shoe in the bathroom. This wasnt a minor issue; it was a major health hazard.When my son visited the unit, he was equally appalled. I went to the office to request a transfer or a resolution. One staff member was empathetic, but another was rude and dismissive, telling me Id have to stick with the unit or pay four months rent to break the lease.This was completely unreasonable given the uninhabitable and unhealthy conditions of the unit. I feel deceived and taken advantage of, as I was knowingly placed in a unit with a severe infestation. The managements lack of accountability and refusal to address the issue appropriately was unacceptable. Our team did not see any sign of an infestation prior to moving you into our community and we would have not done so had there been evidence. Mr. ***** was scheduled to move into apt ****************** at ******************** on October 16, 2024. Mr. ***** chose to cancel his tenancy on 10/16/24 and did not move into apt ******************. He called Progress *********** to cancel his electric account but gave them the wrong **********. Price did email the office at ******************** on 12/31/24 complaining that he was still being charged for power. He was informed that the address he gave ********** was not ******************, and he would need to contact **** about his mistake. The office cannot contact **** on his behalf because it is an account in his name only.Review from Gregory K

Since last Thursday I have been having a reaction to the chemicals used to spray for bugs at my unit, an issues that the unit already had when I first moved in. As the week went on, my symptoms got worse and by the following Wednesday my eyes were on fire, nose running, the feeling of sunburn on my skin, and a rash began to form and I wasnt able to sleep until 4am the following morning. I woke up on Thursday hoping it would be better but it wasnt. I left the windows and doors open and turned off the fans in the unit hoping to get it aired out and hopefully find some relief. I left for a little bit and the symptoms I was having lessened. I returned to the apartment a little after 7pm on Thursday, hoping that airing it out helped, and after sitting there for another hour I couldnt stand the reactions,again, any longer! I could hardly keep my eyes from watering or open due to swelling at that point. I decided to find a hotel and due to it not being business hours at the apartments leasing office, I called and left a voicemail about what was going on. I had a business card from *****, the pest company used, and I called them that night as well to try to get some answers while I waited for the apartment complex to open and call me back. The pest company, *****, was unable to provide any answers, other than the time it usually takes for the chemicals to dissipate (***** days), due to being in contract with the apartments. However, they also reached out to the leasing office via email to let them know that I was having an issue with pesticides used for treating the unit. When the leasing office opened, I received a phone call that they got the information about what was going on and my voicemail, but they were unsure what to do at that time. They needed to reach out to management and the risk team to see what could be done.They are only willing to have me sign a release form told me they would have it to me by last Friday 5pm its now Monday and nothingHawthorne Residential Partners, LLC Response

I have been trying to contact this organization for months due to deficiency in communication and protocol compliance. This is potentially going to damage my credit because the property manager decided that proper communication would have taken too much work. My wife and I have been residents of Hawthorne at ****** for 4 years. We could not have been more fortunate than to have found Hawthorne. Let me start with the office staff. Manager ******, and Staff members ****** and ******* are always welcoming, greet you with a smile, and are ready to assist in any way they can. This trio keeps the office running in fine fashion.Any concern or repair related issue we have had has always been dealt with promptly, and any necessary work order that requires maintenance personnel to visit the apartment, has always been tailored for our convenience. Every maintenance person sent to our apartment has always been knowledgeable, professional, and courteous. The commons area have that "at the beach" vibe that we were looking for. Plus we are, in fact, just minutes away from a number of ********* and ****************** beaches! The pool and cook out areas are nicely designed and well maintained. The apartment complex is located just off Highway 17, as you enter ******. Any shopping, dining, pub experience, "Gas and Go" convenience stop you might desire, is at your ************* wife and I purchased property in ********************, **, with the idea of building there. While we are working on that project, we couldn't have found a better place to "land", than Hawthorne at ******. Rental costs are competitive for the area, we've have some great neighbors, and have made some lasting friendships here. Lived in an apartment complex managed by Hawthorne Partners for 3 years and it was the absolute worst experience. The front office will politely tell you they are working on your issues and will proceed to give you the runaround for weeks. Maintenance only band aids real issues, I never witnessed anything get properly fixed. Asked for a board in kitchen to be fixed, they left a nail hanging 1/2 out which we hurt ourselves on multiple times. My apartment was flooded several times. I have pictures of the mold growing around the vents and windows. They stuck a shop fan in my apartment for weeks at a time making areas of my 750 square feet inaccessible for long periods of time. My AC went out and they sent a maintenance man to DUCT TAPE a unit inside my window. The front office proceeded to not answer my calls or emails for over 30 days. Due to the robberies shootings and crack heads living in the complex, I did not feel safe or at peace. Neighbors blaring music all hours of the night, having to threaten the office with legal action if they did not step in. It only ever stopped once I got into an argument with the neighbor. Witnessed people shooting up in the parking lot. Saw a man drunkenly try to shoot his girlfriend 10 feet outside my bedroom window. Cops rolling in and out of the complex every other night. We paid rent on time every single month for 3 years and never caused any issues. It is disgusting the way we were treated by this company. I will do everything in my power to spread this message. This company should not be allowed to continue to operate this way. They need to be forced to close. They never took accountability. When the new leasing company took over a month ago, they notified me Hawthorne partners had left over 25 residents without working AC units and had not communicated to anyone weeks before their departure. Although Hawthorne Residential Partners no longer manages Creekstone Apartments as of June 2024, we would like to extend our sincerest apologies for any maintenance or customer service issues you may have had during your residency at the community. It is our goal to provide the highest level of customer service possible at each of our ********************** managed communities.
We are unable to view the maintenance request history for your home as we no longer manage the community. It is our Hawthorne policy that all work orders be addressed by the on-site maintenance team within a 24-to-48-hour period unless the work order requires the services of an outside contractor. Repairs or replacements by an outside contractor should be scheduled as quickly as possible. If a resident is without working air conditioning, the team is to provide a portable air conditioner or window unit to keep the apartment cool until the system is fully repaired.
There were 5 apartments homes that had been approved by ownership to install a new air handler just before the transition to Asset Living and these were scheduled with the vendor for installation. If your apartment was on the list for vendor repairs, we do apologize if this was not completed immediately.
The service and experience you have detailed in your complaint is not reflective of our companys maintenance or customer service goals. We are sincerely sorry for any issues you experienced as a resident who resided in one of our Hawthorne-managed communities.Review from Amber W

I have reached out to our management and filled out the contact form on hawthorns website multiple times. There are multiple things that we put in works orders for such as a crack in our ceiling, broken fan, & broken washer. Hawthorne finally sent someone out who made all of the problems worse. Maintenance broke the wall pulling out the washer, put the THINNEST layer of caulk on the ceiling, and completely broke the fan to where it is now hanging by electrical wires. Due to all of these things and more we were offered the opportunity to move out with no fees we agreed to this and told them as long as we had in writing there would be no fees, they agreed to this on the phone and in person on the 8th of this month. It is now the 22nd of the month and Ive reached out to management multiple times asking for this as I was promised and now ** being told that theyre refusing to put it in writing unless I have a meeting with them. They never cared enough to have meetings with us while we were residents but now are expecting us to take off work and drag our two children down for a meeting. Furthermore the actions of the management here are extremely unprofessional they talk poorly about residents and will make you feel like a nuisance. Their staff has made living at our complex uncomfortable because they are always rude. I was kicked out of our business center while I was printing out papers because the assistant manager had to go do a tour for people who arent even ************* had already paid and started printing. The manager of the property was caught talking about me to my neighbor. Today my husband went down to the office to request once again in writing that we were ok to leave without penalty AS PROMISED and he said hed like to wait to speak to the manager and the assistant manager said if he didnt leave she would call the cops. My husband is the most soft spoken person and was threatened when he didnt even raise his voice or cause a problem.Hawthorne Residential Partners, LLC Response

Hawthorne Residential Partners took over management at ********* at ********** on May 3, 2024. At the time of takeover, **************** and ************** had open workorders from prior management. Due to the number of unresolved work orders at time of takeover, we were not able to attend to their needs immediately. We attempted to fix the issues in their apartment but due to a personal scheduling conflict on their behalf, the work orders were not able to be completed. As for the guard rail, this was an issue that ownership was gathering quotes for at the time of takeover. The railing repairs have since been completed and passed the **** inspection on 8/1/2024. The Community Manager at time tried to schedule a meeting to discuss a resolution and the residents refused to meet the manager. ************** came to the office prior to signing the form and at that time was demanding to speak with the Community Manager that was not available, and he refused to leave the office. He did leave the office eventually when he realized the Community Manager was indeed not available at that time. On one occasion our ************************* Director spoke with ************** as well stating we could not take care of their issues if we couldnt have access to their apartment. On that occasion ************** was yelling and our ************************* Director stepped in to try and deescalate the issue. Due to the issues from prior management and the unresolved guard rail issue, we agreed for the residents in this apartment (#****) to sign a release and moveout without penalty. This agreement was prepared in both residents names however on 7.25.2024 ******************* was the only one to sign the agreement.Review from Brooke J

Stole my security deposit, ruined my credit. Sent me to collections for a bill I paid, and have proof of payment because I have the tentant ledger. *********************** lived at ******************************* and moved out 1/22/2024. The final account statement was completed, and a refund check processed within 72 hours of the move-out. The check was mailed to the forwarding address on record but was returned as undeliverable. After 90 days, the check was no longer valid, and the bank voided the check. The Regional Manager left several voice mails for ************** to verify the correct mailing address. Once the address is confirmed, management will process and mail a new security deposit refund.Review from Christopher T

Resident unfortunately NSFd June's rent payment. As a customer service gesture, we waive the late fee however resident is unhappy that we will not also waive their NSF fee. Ownership asset manager, Regional manager and Community Manager have all reached out to resident.Review from Jenny W

If I could leave 0 stars, I would. I lived at ************** in ********* and told the office I was having surgery and would pay the next week. I still could not drive and when I called, they told me that they has already turned it over to an attorney, on that day. Not only did I lose everything I owned and things sentimental things from my family, I was still healing from surgery. Fast forward 6 months and they garnished my check. I literally had $800 to live on for 2 weeks. Now that its been paid off, I can't even get a letter to show its been paid so I can rent somewhere better than my current situation. These people are crooks. Roaches all over the place. Went without water for a week due to weather, people getting shot at, people dealing drugs in the parking lot but yet they think its ok to throw someone's life out in the dumpster. I have called several times trying to get this letter and no one will assist me. This place is a joke. Beware of how these people operate. They're only worried about the money you give them. They care nothing about the arrangement you make with them. Just get me my letter. I want nothing to do with this place ever again.Hawthorne Residential Partners, LLC Response

********************* was a resident at ********* in apartment 247 from September 6, 2022 to January 12, 2023. Unfortunately, she was evicted in January 2023 due to non-payment of rent. Her items were set out by the ******************** on January 12, 2023. She left with a balance due of $4,089.67.During the eviction proceedings, a garnishment judgment was agreed upon for the balance due along with attorney fees. This balance has since been paid off to our attorney, ********** of **** and Associates. We have contacted **** and Associates, and they are more than willing to provide ************** with a letter stating that the debt was fulfilled, but they have no record of a request to do so. The current Community Manager at ********* has also not been contacted regarding this matter. ************** is welcome to contact **** and Associates for a letter stating that the balance is paid in full, or she may contact the Clerk of ************* as this was an agreed upon garnishment at the time of eviction. All payments received were documented as part of the judgement requirements. Thank you for your help and understanding.
