Steel garage from Steel Buildings and Structures *** gave a 20 year rust proof warranty on exterior panels. Steel Buildings and Structures (SBSI) in limited warranty only gives a 10 year warranty. But instead roof panels started rusting in a couple of months. Contract for garage was signed on 1/25/2024. Building was delivered on 4/8/2024. **** was discovered and reported to SBSI on 8/21/2024. SBSI requested and received photos of evidence of rusting. On 8/22/2024 SBSI agreed by email that there indeed was rusting. But refused to any remedy saying rusting was caused by small metal shavings from the panels being attached by self tapping metal screws. Evidence clearly shows this is not the case. Nowhere in limited warranty does it excludes contact of this condition causing a rust thru on coating of panels. It shows an interior product not living up to advertised warranty. Replacement or refund for replacement is all that is being sought for roof only. Contract for building and warranty info was uploaded as an attachment. Price for building on contract was reduced due to garage being put up by the buyer.

The unit purchased by *********************** on 1/25/24 was originally supposed to be installed by an SBSI certified crew. However on the day of  the scheduled installation 4/8/24 the crew discovered that the location where the customer wanted the building was off-level and required extra labor from the install crew to level the area and cut the legs. The customer refused to pay the extra labor fees as stated on line 10 of the terms and conditions they signed. They also did not want to level the area (as agreed to on line 2. of T&C) and have the crew return later.

At this point the only option available to the customer was a drop-off of the materials. We offered this option to the customer and they agreed to it. We have attached the original invoice with the customers signature agreeing to the drop-off change as well as a copy of the check amount showing the discounted price and revised invoice. The customer agreed to forgo the install and instead opted to purchase the materials. However, SBSI does not offer any sort of warranty or certification on units that are not installed by an SBSI certified crew. This is to maintain the level of quality workmanship and for safety to ensure that the units are structurally sound.

After the self-install the customer contacted us in regards to rust on their roof panels. They sent in pictures of the rust and it was determined that this rust in the roof panels occurred due to metal shavings that were not cleaned off the roof during the install. These metal shavings allow water to be trapped against the roof panel coating causing rust. Since this unit was a self-install the warranty does not apply to this structure since we have no way of knowing the proper procedures and installation methods were followed.

    09/18/2024

I am rejecting this response because:

Because no where in the warranty does it state an exemption for this condition.  I know nothing will be done about the roof. I will have to remedy own my own. This company doesnt stand behind its advertising. I seen it in reviews by others with this company.

4/29/24 contract finalized with eversafe buildings for metal building which was contracted out to Steel Buildings and Structures **** stem wall was approved to put building on prior to contractual agreement with eversafe buildings engineering **** and was told it would be additional $300 charge. Steel buildings and structures called within week of signing contract and we were told since we had a stem wall they required their installer to do an inspection, three weeks later they sent crew to inspect which that crew didnt provide proper measurements so we waited another week for a second crew to inspect, 6/5/24 we were told it would be $1500 additional to install on stem wall. After going back and forth with eversafe they covered most of that fee we paid $200 in addition to the $300 we already agreed upon. We waited 4 weeks for them to schedule installation which was set for 7/22, crew cancelled mid day stating due to weather which we had no bad weather, crew came 7/23 and said stem wall was not completely filled with concrete and 2 blocks were loose so they would not install. We were told by steel building and structures that wall needed to be repaired and that we now needed county inspection. We explained that we were agricultural and didnt require inspection and were told by company to get zoning permit and fix concrete wall, then send in documents and video and install would be set up. 7/29 After sending video of repaired stem wall and zoning permit now they are telling us they require another inspection of the stem wall which could require us to wait another month for crew to inspect. And then an additional month for crew to install. My husband is a 100% disabled veteran with ptsd and this is causing extreme stress. He will not allow them on our property again except to install building. They are outside of contractual agreement at this point and we are considering legal action if not resolved.

    Business response

    07/30/2024

    Good afternoon,

Steel Buildings and Structures **** endeavors to provide the best, most reliable and affordable steel buildings in the industry as well as the best customer service. In some cases, non-standard foundations or difficult job sites are required to have an inspection by a crew to make sure the installation goes smoothly and there are no surprises on the day of install. Sometimes, extra labor fees are incurred if it is determined by the crew that the build will require extra labor beyond the normal amount. This process was designed to keep the customer and company on the same page when it comes to the design and price of the unit. The process began on 5/01 when we received the final version of the contract after a few rounds of changes by the customer. On 6/01 the site inspection was done and the customer was given a date for late June. However the scheduled install was pushed back due to an out of town trip by the customer. On 7/23/24 the crew was onsite but could not not install due to an addition that had been made to the stem wall. Parts of the wall were not secured with concrete and some loose blocks in the wall. Additionally, SBSI abides by all local zoning ordinances and code regulations. It was determined by the local county authorities that this building needed a zoning permit as well as an affidavit for Agricultural use which further delayed the process. On 7/24 We informed the customer of this and the permit was applied for and issued.  We received the required documents on 7/29 and have since scheduled an inspection for this same week on Thursday 8/1. We also returned the customer's initial payment of $10,142.57. We are planning on sending the building out for install next week if all goes well. Throughout this process we made every effort to maintain good communication with the customer as we do all of our customers. We are hopeful that with the wall now repaired and all documents in hand we can move forward with the installation and completion of this contract.

    Customer response

    07/31/2024

I am rejecting this response because the statement from their company is untrue. The public and BBB should know the truth.

    This response is completely inaccurate.
Either the person that wrote this response to the BBB does not know the facts or they have no
    character.
-The order had multiple changes not due to us as the customer but due to SBS to take it upon their
selves to change the measurements of the posts to 4ft from 5ft costing more money and not being
necessary because the building is 50ft in length. The second change was due to Eversafe putting the
wrong roof color on the order which was again not our fault because this info was provided.
If sending an inspection crew caused no surprises on the day of installation no one would be complaining
or wasting time rebutting their false statements. Two inspection crews were sent, one on 5/21 and one
the following week, neither crew inspected the wall. First crew did not provide measurements so thats
why they sent a second crew to inspect. Never was an addition made to that wall. The concrete company
did the wall in February and has not been back until the repair on July 25th. On the day of installation
7/23, the crew determined the wall needed repair which was a major surprise since two crews came to
    inspect it.
    - ***** at SBS reached out to us on 6/5 to let us know they were approving the stem wall but charging us
an additional $1500. I explained to her that we had gone through engineering at ******** which is the
company we purchased the building from and were told by them that it would be an additional $300
charge. Instead of her trying to accommodate the customer and speak to Eversafe, she tells me
repeatedly to read the contract on line 10 stating that can charge me more labor fees and even sends the
contract highlighting line 10 to my email. At this point, I reached out to Eversafe which ended up
covering some of these fees and we covered a portion as well. More unnecessary work by the customer.
    - Amid finding out they were charging an additional $1500, we offered to put the building directly on the
concrete pad and not the wall. ***** then told us they would need an additional 3 feet of concrete away
from the wall for working room. Information was never relayed to us, we asked multiple times to *****
at Eversafe the size the pad needed to be and if there were any additional stipulations with the wall and
were told it needed to be the size of the building. We did not end up having 3 feet of additional concrete
on the left side so this was no longer an option to put building directly on concrete pad.
-On 6/10 ***** confirmed with us that we were ok with paying our portion of additional labor fees and if
so, they would send us to the scheduling ***** I informed her at that time we would be out of town the
following week 6/14-6/23. They still called us while we were out of town to try and install 6/20 which
    was not possible.
-After not hearing from them for 3 weeks, on 7/11 I contacted ***** to see when we would have an
install date. She said the crew had an emergency and was out of work so they would try to get it set up
soon. The scheduling department contacted us on 7/18 to set up install date for 7/22. On 7/22, my
husband took off work and at 11a I contacted ***** with scheduling to find out they were not coming
due to weather (there was rain that morning but only cloudy rest of day).
    - The installation crew came to install on 7/23 did not arrive until 1230p and immediately were
concerned over having to install on stem wall. Telling us that the crew that came to inspect should have
the ones to install, not our issue. That crew sent videos of the wall back to SBS and informed of us the
two loose blocks and need for more concrete in a few of the blocks.
***** at SBS contacted us informing us that we would now need to repair the wall and have a county
official come inspect the wall. My husband was transferred to ******** in permitting explaining that we
were agricultural and did not require inspection. She informed my husband that she had googled our
county, and we required a zoning permit and Farm affidavit. Never did a county official contact them
with any permitting information as stated in their response. Permits were never checked prior to this.
-On 7/24 I received an email from ******** informing me that we needed to have stem wall repaired or
they were requiring a third party engineering inspection. Email attached) We had already informed her
7/23 that the wall was being repaired so this was just an unnecessary threatening email. I then
contacted ******, her manager and asked her to tell us exactly what we needed to do to have our
building installed. She sent an email with stipulations that needed to be met including the zoning permit
and wall being repaired with video of wall. (Email attached)
    - On 7/29, I sent them all of the requested information, the zoning permit, farm affidavit and video of
repaired stem wall. That afternoon I got an email from ****** stating that she spoke to the *******
over the installers and due their crew reporting that our stem wall was loose and swaying they were now
requiring another inspection. Not only was this false information, the stem wall was never loose or
swaying, they were going back on their word and requiring more stipulations of us. My husband asked to
speak to the ******* and was told he doesnt speak English so that wasnt possible. At that point, my
husband determined we would not be doing any more inspections since two had previously been done
that were completely useless since day of installation, they found stem wall needed repairs.
-That night we filed with BBB and contacted Eversafe to let them know the situation. This has been the
most stressful experience and my husband being a 100% disabled veteran with PTSD, it has really
exacerbated his symptoms. At this point we have no choice other than to work with this company or we
will lose our large deposit paid to Eversafe.

Purchased a garage from one of their dealers paid over $1900 down and never received my garage. I called steel buildings and structures and asked the manager ****** about my Garage delivery. She told me that I had overpaid $500 to the dealer, I paid the deposit amount the dealer required of me. But she told me until the dealer sent them the $500 overage. My garage was not going to be delivered. So because I paid $500 more than I was supposed to to their dealer that required that of me, Im not going to receive my Garage? I contacted their dealer who told me that their business was going out of business and to contact the company to get my money back. All I know is that I am out almost $2000 and I still have no garage.

We purchased a 30' X 40' metal building from the company in February ************************** *******. The building was constructed in October, 2023. We have had leaks in the building every time it rains but the company said they will see what they can do about the leaks. The doors on both end of the building open out instead of in and every time we open a door, the wind blows the door open with enough force that it is going to bend and ruin the doors and frame. We went back to the company in **** we bought the building from and the sales rep said it wasn't his problem, we needed to contact Steel Structures and Sheds because that is who they got the building from but they no longer use that company. We contaced the company and they say there is nothing they can do about the doors, that is the way they build and contruct them. How can you build a door that opens to the outside instead and inside and not expect the wind to damage them. All we ask for it that the doors be properly installed so they open to the inside so the wind will not damage them. We have contacted the contact person, *********************, who we were told by the ************ to contact and we got a phone and email from *************************** from the company telling us they are not going to fix the doors. Very frustrating having doors that slam open by the wind every time you open them.

    Business response

    04/26/2024

    Good afternoon,

We understand the nature of your concern and we want to assure you we take the matter seriously. The walk in doors that are standard with his type of structure are an outswing door. This has been the case since the beginning of this industry and they arrive straight form the manufacturer in this form. The door itself can be inspected to make sure it is not faulty but it cannot be installed any other way.

As for the  concern with water inside the building we have scheduled a crew to go out to your location on Monday 4/29 to inspect the building for leaks. If they find anything they will be able to address the issue at that time.

If you have any other questions or concerns please contact us to let us know,

Contacted SBS to install a carport/ storage unit. Paid the $1200 deposit. Scheduled the install for 4/21. 4/20 I called to verify install and was told yes. 4/21 after 12pm. Took off work to make sure I wsd there when they showed up. And removed approx 50' of 6' privacy fence to make sure they had ample space to work. 3:15pm I called SBS to find out where installer was. Was told they were and hour out and they would call when in the area and that they would start 4/21 & finish 4/22. NO CALL, NO SHOW. Called SBS on 4/22 but office is closed. Waited till 4pm 4/22 and gave up. Installer called me at 9pm 4/22 to ask if I still wanted my carport. I canceled and expected a call on 4/24 form SBS. Never happened. I've called them 6 time since 4/24 to request a refond of $1200 and always sent to voice mail with mo return calls. After looking at all the negative reviews on BBB site I doubt I will ever get a refund unless BBB steps in. As far as I'm concerned they voided any contract terms when they did not show up on 4/21. Please advise.

    Business response

    Dear Mr. *********,

We sincerely apologize for any inconvenience caused by our subcontractor installation crew when they were delayed. These crews are assigned a run which contains the materials for several customers in the same area. Sometimes, in the field, these crews run into unforeseen issues which can cause delays for the remaining customers on their run. If they run into an issue which will cause them to be delayed they call in and let us know if they need to reschedule installations. This crew did make every attempt to make your scheduled appointment and even went above and beyond by offering to stay in the area an extra day in order to make it to your site.

As a manufacturing and installation company SBSI does not usually collect any payment until the building is installed. If you would like a refund you must contact the company that you signed a sales contract with. These sales companies attend to the customer, create a quote based on their needs, finalize the sale,  and collect the down payment. After that they can send the order to whichever install company they choose. If the building is not installed that company can choose another installation company. Most of the time these dealers  have a standard no-refund policy since they can turn around and fulfill the order with another manufacturer. We have contacted the company that submitted the order to us and they indicated they have been trying to reach you in order to fulfill the order. At this point, SBSI can only cancel install appointments on our end but we have no power or authority to void a sales contract created between yourself and another company. Please contact: AA Metal Buildings 877-244-4470 in order to resolve your refund dispute or schedule the installation with another company. We thank you for your time and hope you get the resolution you are hoping for.

I ordered a building on 11/12/2022. I had concrete laid and inspected on 12/29/2022 and that same day we contacted our local dealer to inform him we were ready for delivery. I didn’t hear from SBS about delivery and installation until I called them and was scheduled for install on 2/3/2023. On 2/2 I noticed that the forecast called for rain and wondered if they were still going to come the next day, I called them and the person I spoke with informed me that the crew actually wouldn’t be showing up until 2/4. If I hadn’t called them, they would not have called me to update me. I had made arrangements to go out of town on 2/4 so I had to cancel my plans. Well the crew showed up late evening on 2/3. They proceeded to start the install and finished on 2/4. When they were done I went to inspect the building and noted that they had installed the widow on the wrong wall, despite discussing it prior to construction and the photos provided on the order paperwork. The contractor called someone, I don’t know who because it wasn’t explained to me, and said that I would be contacted by SBS on Monday, 2/6. On Monday no one reached out to me, I contacted SBS on Tuesday and no one knew what I was talking about, so that tells me they were not informed of the situation and that there is a lack of communication at this company. Through several back and forth phone calls, we finally were scheduled for the mistake to be fixed. When the representative called me to schedule the window install I was told “early morning, March 13” and for some reason the crew arrived at 7:30pm March 12 while I wasn’t home. The installers said that they would be back in the morning at 6am, they did not show up until 7:30am and wouldn’t answer when I called and tried to get an update on their timeline. They also took it upon themselves to use my magnetic level that was attached to my toolbox without so much as mentioning it to me. And yes, I know that it was mine because I saw my name written on it. At the end of the job the contractor had me sign the paperwork and I asked him if he was collecting the payment and he ignored my question and left without collecting the check for the building. There seems to be a lack of organization at this company and a massive disconnect between the customer, SBS, and the contractors installing the buildings. Every time I spoke with someone at SBS, it was a new person so it always seemed like I had to catch them up on what was going on. Also, when trying to schedule installation or repair, they always said “early morning” and never were able to give me an actual timeline, which is fine if you expect the person to be home all day but these installs are on weekdays and people work. A generalized timeline that is not adhered to at all shows a complete lack of respect for my time even though I’m giving you thousands of dollars that I had to work hard for. All in all, this company should not have an A+ Better Business Bureau rating because they are not trustworthy, lack communication with their customers, have no regard for timelines and dates, and are difficult to work with.

    Business response

    03/18/2023

First of all, We are sorry to hear that your experience with our company has not met your expectations. We would like to clarify that our scheduling department strives to provide accurate times, unfortunately this can be easily affected by circumstances beyond our control like stated in our contract. March 4th, contractor did call our shop manager to let him know that customer was not happy with the placement of the window even though customer showed contractor where to install window.  Regardless of the situation we offered a second window at no cost to the customer which he have delivered and installed. Our office is closed on weekends, unit was completed on a Saturday therefore we were not aware of the situation on Monday morning when Mrs. ****** call for an update. We want you to know that we appreciate your feedback. It will allow us to resolve any problems that occur and help us to improve our services.

9/23/22 I purchased a structure from SBS for $40,082.49, order reference # ************************************* through dealer. Specs: 24’Wx35’Dx18’T structure with 2-16’Wx25’Dx8’T lean-tos. Install started on 12/19/22 and finished on 12/26/22. To obtain a building permit the company supplied engineer certified building specs. When the county come for the framing inspection 12/29/22 the structure failed as it was not built to the provided specs. They failed to install required brackets on the roof rafters on both lean-tos, missing specified number of fasteners in corner column, and missing fasteners in all the ceiling to wall braces in the 18’T building. Contacted SBS on 1/2/23 and reported these issues, as they were closed from 12/23/22-1/3/2023. A crew arrived on 1/26/23 to 1 hour prior to sunset to complete the repairs, 4:30pm. The crew was not aware of what repairs were needed. Had I not been present to show them the failed areas, they would not have completed any work on the building at all. They fixed the base corners and said they repaired the brackets. Per their own engineering spec, each bracket requires 4 fasteners. The crew installed 1 fastener for both installed brackets. To properly install these brackets the corrugated steel needed to be removed, but the crew refused to do this. Upon inspecting the repairs in the morning, as it was dark when they completed their work and they left without informing us, repairs were not completed to the provided spec. Contacted SBS again on 2/1/23 to get another crew out to complete the repairs per spec. On 2/8/23 I asked for an updated timeline on these repairs and was told to contact scheduling. When scheduling was contacted on 2/21/23 I was told that I will have to wait until a crew is operating in my area to complete these repairs. I now have over $50K invested in a structure that I cannot use as it will not pass inspection. There is no sense of urgency on the company’s behalf to rectify the issues.

I ordered two metal buildings from Steel Buildings & Structures (SBS) on October 1, 2022, and paid the local salesman $741 as a down payment. The remaining balance of $2,643.68 for each building ($5,287.36 total) was due at the time of installation. On November 23 I got a text from SBS asking for pictures of my site preparation and was told the delivery date would be December 2. But soon after I texted SBS pictures of the site I got a call from Sergio at SBS saying the site prep was not sufficient and I had to dig and pour concrete footers, lay concrete blocks, and fill the blocks with concrete. Because I was in a hurry to get the buildings (I was cited by the City Codes Enforcement for too much lumber stacked on my porch and had to move the lumber to the side yard or face having the lumber removed at my expense if I failed to comply. I told them I'm waiting on the metal buildings which still have not been delivered.) I did the labor myself, purchasing over $500 in materials, digging footers, pouring footers, and laying blocks. I'm 70 years old and it took me 2 weeks. I texted pictures of the improved site on December 14 to Laura at SBS. My text of December 19 was not answered. I called SBS January 2, 3, and 4 and was told the order had been marked 'RUSH,' and I'd get a call 2-4 days before delivery. January 11 I visited the local salesman to see if he could help get the buildings delivered. He called SBS and was told the order marked RUSH should be delivered in the next two weeks, Two weeks is tomorrow and I haven't been given the delivery notice of 2-4 days prior. I am sick of waiting and I am filing this complaint in hopes of getting the buildings. My fear is that they will simply cancel my order or increase the cost because of the delay. PLEASE DON'T LET THEM SIMPLY CANCEL MY ORDER. I NEED THE BUILDINGS. Thank you.

First of all we would like to apologize to Mr. ***** for any inconvenience we may have caused. We would like to confirm that in fact SBS scheduling department reached out to Mr. ***** on November 23rd to set the installation date for December 2nd. Mr. ***** made our scheduling department know that the buildings needed to cover existing structure and that the foundation was going to be in ground and blocks. Per our generic engineer drawings and building officials we are not allowed to install on loose blocks as it will fail building inspection. As per our contract SBS is not responsible for any of the site preparation, as well as any county, city, or state permits. We have received the pictures of the improved site. We will be calling Mr. ***** with an installation date in the next 2 days. Once again we would like to thank Mr. ***** for the opportunity and patience on the delivery of his two units.
