Dollars and bottom lines matter more than the well being of their tenants. We recently had the displeasure of working with this Company in a real estate transaction. They completely disregarded our requests for basic information that all property management companies should have readily available and have made getting to the closing table nearly impossible. Make a smart decision and do not invest your money into any property managed by this company. Their predatory and neglectful business practices are a great example of everything wrong with real estate these days.Great North Property Management Inc. Response

I'm not sure what this is about but we utilize ****************** for all resale certificates and questionaires. We've been using it for 20+ years and it's one of the leading platforms for real estate transactions in the *** / condominium market. It sounds to me like this newer real estate agent didn't want to pay the fee to get the information or understands how this business works!Review from B. C.

More like Not So Great North. ***** ******* is a fantastic salesman, he made Great North sound like a dream, when in reality they're a nightmare. There was no communication during onboarding thus the welcome packet went out to owners with mistakes. The portal cannot be tailored to community needs. There's no maintenance team in **, just one man. Board instructions on work orders were ignored, resulting in higher than required costs. Accounting failed to get budget categories correct for 10 months. Multiple vendors/utilities were paid late during the first 4 months of our contract, resulting in late fees. Vendors must pay $149 to Vive to get their insurance verified in order to get paid, which damaged our relationship with vendors. Our property manager required a lot of reminders to accomplish tasks, with the phone tag excuse but once ********* took over the task would be complete within the week. Our manager signed a contract with a vendor without *********s approval or knowledge which violated our contract with Great North and now has our community in a legal battle with this contractor. Great North is unequipped to handle communities in ************. They failed to notify the state of the change in property management, resulting in important notices being sent to our previous management company. They failed to file our communitys business certification with the state that is required by state law, which resulted with our business license being put in a state of revocation and late fees with the state. If youre a Rhode Island community managed by Great North, you should check on this immediately. Had we not been in in the process of getting away from Great North, we still would likely not know.Think long and hard before signing with this company. We sadly didnt research them well enough to see all their bad reviews, but our experience with Great North aligns with the bad reviews you see.Great North Property Management Inc. Response

This is a former client who we no longer manage. We were about to terminate them.The board member is one of the most abusive people we have ever dealt with in my opinion. I don't wish any management company to have to deal with her!! She has no idea about property management in my opinion. This review should not be posted.Customer Response

Great North's poor ratings and negative reviews across multiple platforms speaks volumes about the inadequate service your company provides and coincides with our experience. We have documentation to back up every one of our statements. Our correspondence was not "abusive" in any way, The Board was attempting to hold your employees accountable for their numerous mistakes, failure to complete tasks / preform their jobs, and lack of accountability. The owner should be more concerned with training his employees and fixing problems within the company instead of spending so much time responding to the endless bad reviews that all seem to align with each other.Customer Response

I was out there when the Great Property North guy stepped and pushed on the front porch and stated this is all rotted. The guys who worked here obviously didnt know these needed repair because theyre not on the list you sent.What is the time frame for these items to be repaired?Lastly, the guys worked HARD and did incredible work. I am a tenant at *********** condominium in **********. This company took over managing the property I live at 2-3 years ago. Ever since they did, things have gone down hill; the property manager, ******* is aggressive, doors do not get fixed properly, the doors here also do not lock, the door slams all day and night. For the past three months the door has been slamming consistently. For over a year now these doors dont lock. I have a video of a man under the influence of drugs and trying to break into my apartment. Out safety and comfort has been compromised and we have to rely on the mood of the property manager to get work orders full filled. The water is contaminated. The property manager is speaking poorly of us tenants here to other people who do not even live here. She calls quarry wood green condominium Ghetto. Ive called this management company for more assistance and not even they want to help. All I hear, day and night is contant slamming of this door that is broken. If they would replace the lock and the door stopper, it would stop, but ******* insists on blaming, rather than fixing the problem. We don't have any rentals at the property. If she is a tenant which she states she needs to speak with her landlord who owns the units.

I’m one of the owners at **** ******* ** ** ******, MA where Great or should I say NOT So Great North is the management company. We’ve been having all sorts of issues: heating, water leaks, overflowing trash bins, and most importantly financial. GN is ignoring ALL of them - especially the financial ones: no financial transparency whatsoever. All our requests, calls, and emails are ignored. Building managers are changing constantly, but problems remain the same- building is neglected along with its people. If you are looking for a new management company do yourself a favor avoid GN at all costs!Review from Shirley B

Hello, We have been residing at ** ****** ******* **, since 11/2016. We have never been late w/rent, we keep the place clean and do not put nails in walls. We do not bother anyone, and we do have friends that can vouch for us in regard to this. Not only that, but we feel that we are being targeted or harassed. We both are Seniors in our 60s. The Manager never answers her phone when I have called, except text or email or leave her a voicemail message. I have read the reviews and complaints about Great North Properties, and it's overwhelming! Please, someone call us so that we can defend ourselves. The last letter we received mentioned smoking, noise, moving the picnic table, which we did not. We went outside w/a tape measure and the table is 30' from the building and 35'from the other building. We are being accused of the table being closer than 25' which it is not. I'm an owner. 6 months after I move in they raise my dues 40 to 50 percent. I've called over 100x to ask why , emailed etc. They are hard to get ahold of over the phone and often will give no information, just a bunch of excuses such as : "I don't know, I'm not at my desk, I'll email you" etc. The emails never come. They will almost never put anything in writing so emailing is pretty useless. And they say the office is "closed to public". So basically the response is we will charge as much as we want. shut up and pay pleb! Pay no attention to the man behind the curtain! My questions are very basic. Like what are fees 2 thru 5 for and how are they determined, who is on the condo association board, where are the meetings held, etc. I am an owner and it has been a year. I had to stop paying just to get a breakdown of the fees because they wouldn't tell me over the phone. I have a lawyer who sent them a letter and I'm still in the dark. It's been 6 months at least of this. It's sickening. I told them I am willing to pay just explain where the money is going. They are a very shady company. I've never seen anything like it. And reading reviews online about this company, I am not alone. It seems like a big scam. They hire people who are hacks to maintain the property and they dont do anything to resolve any issues with the property maintenance. I almost got clotheslined by and extension cord coming around a corner during the roofing project. My wife got a flat tire from all the nails left from the construction workers and the landscapers who weed whack inches in front of our cars which damages our cars and kicks whatever nails and screws from the roofing job into the parking spaces. I told them for weeks I cant pick them all up, emailed pics/ videos, they dont care. Laundry machine isnt fixed a year later. There's no pool, no main living area. I don't understand why dues are 280 dollars for a 572 sq ft condo bascially a parking spot with a couple shrubs our front.Review from Wendy L.

After re-reading the website their two statements, “your family to us & a difference you can trust,” does not hold true. We received a lot of lip service from the sales guy who was good at telling you what you want to hear. Once transitioned over to them, things of course over time changed. They do not treat us like family, we are just $$ to them. The company gives property managers to many sites to oversee, if there is an emergency there is no urgency to help the community. We found that the board did most of the work except the financial piece! Don’t get me started on this! All I can say is that an association who has enough money in reserves should have late fees for bills! When managing on site projects they get up to 6% of the cost to do the project yet the manager does not show up to make sure the actual company doing the work shows up! This company over promises and under delivers! Don’t let them fool you with video references etc. if your a small to medium association your just peanuts to them and last on the list to better your community. As of today, Great North is withholding Over $100,000 in OUR ASSOCIATION’s CASH. Along with ALL account information, minutes, etc. along with Weeks ago Beaver Pond Estates had a no confidence vote about the manager Great North assigned to our association. We asked Great North for a new manager and their reply was NO. Great North instead sent us a 90 day or sooner termination letter and left the former manager in charge of our account. We requested documents and records via email multiple times along with USPS First Class and Certified Return Receipt # ************************. We know of at least 8 outstanding invoices that we cannot pay. Great North is DEMANDING WE SIGN A RELEASE OF ALL PARTIES OR TGEY WILL NOT RELEASE OUR MONEY. THIS IS EXTORTION AND ILLEGAL. Owners have been made aware condo fees for June are to be sent to ********* but there are bound to be payments made to Great North. BEWARE IF YOU ARE CONSIDERING Great North, we can give you many reasons why we were unhappy with them. My personal cell is ###-###-#### I would be happy to fill you in! We are now going to have our association hire an attorney and ask the court for an injunction to get our money.Great North Property Management Inc. Response

This is a complete lie as our attorney ***** ******** from Bosen and Associates is working to finalize this transition with their council. This is precisely the type of behavior from this new Board that caused us terminate them. In my opinion they were abusive to our manager and clearly do not have an understanding of the working relationship between a Board and property management firm. We wish them the best.
