We have refused to give this resident a lease renewal as her payment is history is extremely bad. We have had to file an eviction on ************ 9 times since June 2023. I will agree to sign a 3-month lease with ****. At the end of that 3-month lease, ************ will not have another renewal option. At that point she will need to vacate.

Rent is more than I make. It goes from 2000 to 2152. It's not right. I need help. Rental of lease is not available do to office.

    Business response

    07/08/2024

I have emailed Ms. **** to inform her that we will renew her lease for 6 months, at which time she will receive a non-renewal and be asked to vacate at the end of that 6 months.

    Business response

    09/26/2024

The amount of $205 is for the legal fees for us having to go through the eviction process prior to Ms. **** paying the rent. The eviction process was stopped when she paid the rent in full. If she received a notice, she may disregard it.

The alleged entry was made by a maintenance technician during the time that previous management had the community. When asked for proof that she entered her unit without permission, multiple times, it was never provided. She was provided with the incorrect sticker by previous management as they ran out of ***************** permits that allows you to park under carports, she had a red parking sticker that allowed her to park in the community but not under the carport. She was tagged for not having ***************** permit while being parked under a carport. She was given a green parking permit once we received them and was never towed. The first week of new management taking over she reached out and stated that she had maintenance issues and when asked for every single issue she was experiencing and when she would be available, she could not give a concise answer. Once we were able to get all of the issues listed out, she would give us a hard time when trying to get a time scheduled to enter to complete the required maintenance. We ended up having to resort to sending 24 Hr. Entry Notices in order to complete the necessary repairs. The window was the last item that needed to be completed, however this needed to be ordered by a third party vendor and wasn't able to be installed until March 27th 2023. The overpayment was refunded by previous management in the form of a check that was cashed by her, accounting has the proof of her signature on the back of the check that was also verified to be her from a signature in her file. She has since vacated the unit by turning in keys on April 3rd 2023.

I am rejecting this response because:
I was not fully refunded as I showed them

I'd spoke with them multiple times! The new owner and assistant front desk verbally agree that she " the person that enter my house "would not come around me due to her violation my privacy  without permission, and constantly harassing me by coming around me & area on purpose

After that the manger didn't and refuse to allow me into the office due to them violating codes lying stating The work order was complete and had over a month to complete it with section 8 housing authority and they failed which cost me to move due to the house being abatement!

I want the rest of my over payment and my full deposit  asap!

The manger is rude in sarcastic! And only wanted to be nice when section 8 housing authority jumped in and requested the things to be fixed and they failed!

All "THEY" DID WAS TRY TO JUSTIFY, MAKE IT SEEM LIKE I WAS THE PROBLEM , AND USE WHAT I HAVE AGAINST ME " AS THE MANGER STATED SHE GOt LAWYERS on me _ when I didn't do nothing and when I explained to the the took it as a joke

have my letter, statements, and proof of how I was mistreated etc.

Especially with 4 kids , living in a house that was leaking gas and we all got sick

They still haven't gave me a full payment history

They also told me verbally that I won't get my deposit back due to them being new ownership but sent out a letter saying everything will stay remain the same as in contract etc.

My car was the picked at and they called the company out on me ... as the towing manager advised me and to take it up with property manager that they are a third party receiving orders from a company management

Sadly I had two cars in there and one was a bucket and stated ********** license which should have been target or picked on

But no my brand new car was

Still don't make sense if I'm renting and have current tages and plates... " Go pick on some one else" so there for the rules was changed and I wasn't notified

Just like the rent went up

    Sincerely,

    ***************************

    Hello,

Previous management refunded you everything you were owed due to overpayment. You will not be receiving your deposit back because you turned in keys without giving us a 60 day notice to vacate and your lease ends 9/30/2023.

I have attached all records provided to us at takeover regarding your payments. I have attached your lease agreement as well.

    Thank you!
