***************** appraised a different property and instead of refunding, they keep claiming that they were right in providing a wrong property. I need my money refunded in full immediately.Business response

We sincerely apologize for any confusion or frustration caused regarding the recent appraisal.
Upon further review, we have verified that the appraisal conducted was for the correct parcel, as specified in the contract. We understand that this was a ground-up construction, and the address may not yet appear on aerial maps, which could cause some confusion. However, the appraised property matched the parcel ID provided to us, and the appraisal was completed accordingly.
We acknowledge that the appraised value did not meet your expectations, which affected your loan application. We strive to deliver accurate appraisals based on market data and the specific characteristics of each property.
To resolve this matter amicably, we have issued a refund of $750 as a gesture of goodwill. We hope this demonstrates our commitment to customer satisfaction and our willingness to address your concerns promptly, as this was carried out at the end of August, 2024, about 2 weeks after receiving the initial dispute.We look forward to continuing our professional relationship.

I as the owner of the property ordered appraisals and no where mentioned of an additional fee to transfer the appraisal to another lender.Business response

Upon review of the complaint, it is apparent that there may be some confusion regarding the legality of transferring appraisal reports from one lender to another lender. We would like to provide further context to assist in understanding this issue.
According to the Uniform Standards of Professional Appraisal Practice (USPAP), which govern the conduct of real estate appraisers in the *************, once an appraisal report is completed for a specific lender or user, it cannot be transferred to another party. This regulation is in place to maintain the integrity and accuracy of the appraisal process and to ensure that appraisals are conducted impartially and without bias.
In the case outlined in the complaint, ********************** requested the transfer of the appraisal report to another lender after loan applications with a specific lender were declined. While we empathize with the client's situation, it is essential that we adhere to the aforementioned regulatory standards.
To try and alleviate the expense of a new appraisal, and in an attempt to address the customer's request, we offered to facilitate a new appraisal assignment for the new lender at a discounted fee, as this is the only appropriate course of action in accordance with USPAP guidelines. Specifically, we were able to offer to redo the appraisal for 50% of the original fee, which amounted to the $750 that the customer is disputing.We understand there was also a concern raised regarding the absence of this information on our website or payment authorization form. It's important to note that the reason no specific fee was explicitly mentioned is due to the legal restrictions surrounding changing the intended user of an appraisal report, which strictly prohibit this action. As it was the customer's intention to apply for a loan on a property at a different lender, he would need a new appraisal. This new appraisal (not an additional transfer fee) is what the customer was charged for.
In this instance, we were able to offer the customer a new appraisal report assigned to a different lender at 50% of the regular fee for such a report. We would not be able to mention this as an option our website or payment form, as advertising discounted fees for such situations in advance could be misleading, since some appraisers may insist on the full fee when a new assignment or user is requested. We aimed to provide a fair and transparent solution to address the customer's needs within the constraints of the regulatory requirements.
We always want our customers to be happy with the services we provide, and we do whatever we can, while adhering to applicable laws and regulations, to achieve this result.

October 30, 2023 I paid for 3 appraisals for my 3 properties that are next to each other.The lender I am working with recommended them so I paid them $750 per appraisal total $2250 for all 3 and was promised 5-7 business days which should of been November 7th, the appraiser ******************************* that came out promised November 8th. I said ok.I nor the lender did not receive the appraisal till November 10th. On top of that the 3 appraisals I received are incorrect. I called the appraiser ******* and discussed it with him and he wanted me to pay for another 3 appraisals in order to correct.Me and the lender called a lady named ************************* who claimed to be the vice president of Tamarisk Appraisals who was nice at 1st but then turned out to be just as bad as the Appraiser.*********PLEASE BE WARE******************Tamarisk Appraisals is a horrible company, they will take your money and not do the correct appraisal so they can get you to pay them more.Today is November 19th and theyre not even responding to me nor the lender.Its been 21 days that I have been dealing with their BS.The worst company & worst appraiser I have dealt with in over 25 years in Realestate.The Appraiser was with EPIC APPRAISALS LLC ******************************* Be aware of Both *************************** appraisalsCustomer response

looking for a quick real estate loan call broker was approved needed appraisal broker ordered from tamarisk appraisal with a guaranteed 3 day turn around for twice the regular price of 600. appraiser came was not very interested returned appraisal for ****** below sold price ok but then when he turned in appraisal he put the numbers in the wrong places so we have nothing 9 days later spoke with person claiming not to be owner but agreed to give my funds back 5 days later no refund do not do business with this companyBusiness response
