Paran management has yet to provide air conditioning at Waldorf Towers. The housing contract explicitly says the landlord is responsible for AC. Temperatures have risen and AC has yet to be provided by this firm. They are legally bound to provide it.

Regarding Complaint ID ********:
Paran Management Company, Ltd. (“Paran”) is the property management agent/contractor for Waldorf Towers, which is owned by Waldorf Partners Limited Partnership, the Landlord (“Waldorf”).
Waldorf has an annual service contract with a professional, licensed HVAC contractor to maintain the building’s air conditioning and heating system. The system is comprised of a chilled water central plant (“chiller”) and a building wide distribution system including coils and fans that use the chilled water to cool the air in each apartment.
In early May of this year, at the start of the air conditioning season, when the HVAC company turned on the chiller, a large component of the equipment, a water pump failed and needed to be removed, rebuilt, and re installed. This repair took several days. Another major part of the chiller, a drive shaft seal, also failed and this part was immediately ordered but unfortunately delivery was delayed due to the post pandemic supply chain shortage. Finally, a related electrical disconnect switch original to the building failed, requiring replacement. As of June 27, all this work has been completed.
Paran’s on-site Community Manager has been in constant communication with all the residents of Waldorf Towers, including the complainant.
We are very sorry we were not able to repair the system in time to avoid discomfort by some residents.
Waldorf and its HVAC contractor continue to service the system to ensure its ongoing operation to provide air conditioning to the residents of Waldorf Towers.
