My mortgage payment is due on the 1st of each month and I have always paid in advance. I have tried for the last 3 days to make my house payment online like always, the website has been down. I just dont want my payment to be considered late and reflected on the credit report as late. I have always had a perfect payment history on my mortgage and I dont want this to mess it up. I also tried to call and leave a message at the company. Their answering machine said leave a message then was disconnected so I was not able to leave a message as to the issues in making my oaymenrBusiness response

This is a very good customer. She is right that she always makes her payment on time or early. We were down on Friday May 31st after the payments were cutoff at 2:00 thru Sunday at 12:00 PM as we were converting to a new servicing system program. It is quite common for companies to be down for maintenance over the weekend. If she had of called us during office hours that we were open we would of helped her make her payment. We could have done a check by phone without a fee for her. Our new program will give our customers a lot more information that they have been wanting. There is no reason for her to make a complaint for this as it was for the customer's benefit and we are hardly ever down. She has until the t6th to make her payment without a late charge and and a late payment is not reported until it is 30 days late so she should not have any worries about that. The 1st was on on a Saturday and it would not have been posted anyway on a Saturday. It would have been posted on Monday the 3rd - same way with the auto-drafts for the 1st would have posted on Monday the 3rd.Customer response

I don't know what the objection was to my response unless it was that she wants to be notified when our web site is up and running. It is my understanding that it has been since Monday the 3rd. I am going to send her an e-mail with my phone number so she can call me if she has any more problems. I will always be glad to help her. We do want to keep our customers happy.

I am rejecting this response because:
I believe everyones payment is due on the 1st of month. Why make this change on the days that most people would make their payments. Maybe middle of month!by doing this it reflects ( that I have a copy of it just would not allow me to attach it as an attachment.) a 2 day late in payment. I understand that there is a headway in making it late to incur a late payment. I take pride in my credit history and has worked hard to keep it perfect.
once mortgage rates start dropping we are going to sell and move closer to family. So I dont want any blemish in on my credit payment history. I was not at fault.i just expect to keep a perfect payment history.
if they would remove the late record I would be happy. I tried to make I prior to the mortgage company system was down.Initial Complaint

I filed bankruptcy in 2018 and then had it dismissed. I never made a payment on the bankruptcy. Before the bankruptcy I was in remodifiction on my loan. Then protected by bankruptcy and once dismissed I went back into remodification. I never heard anything from them, then I was protected by the pandemic. They never contacted and told me that or that I would have to come up with a lump sum when the pandemic was over to keep my house. I would have rather they completed the remodification. Now they want $20,000 so I can keep my house. They will not do remodification or refinance my loan without the $20,000. No communication what was going or or asked if I wanted to do anything different. I would like to keep my house but not sure if I can at this time.Business response

Business Response /* (1000, 8, 2022/06/14) */ The mortgagor's loan was previously in foreclosure, however, it was placed on hold during a FEMA disaster declaration in 2019 followed by the National COVID Pandemic foreclosure moratorium that stayed the foreclosure case further. The last paid installment on this loan is the 5/1/2017 payment. On December 13, 2021 we were able to make contact with the mortgagor and determined she had been impacted by COVID and was eligible for a HUD COVID forbearance through May 31, 2022. On May 4th, 2022 we spoke with the mortgagor to evaluate her situation and determine if there is need for a forbearance extension as at such time she had an additional six months forbearance available if needed. She concluded she wanted to apply for the Oklahoma Homeowners Assistance Fund (OKHAF) before determining if she wanted to advise if she needed the additional six months of (then) available forbearance. We provided her the necessary cure quote form that the OKHAF requires. On May 17th, 2022, the mortgagor requested a new cure quote form to provider to her 401k provider. During conversations with the mortgagor regarding OKHAF she was informed that the OKHAF will only pay a maximum of $20,000.00 on her behalf (if she qualifies) and only if she can also pay the amount exceeding that amount or if she qualifies for some other type of loss mitigation program for the amount exceeding that amount. Before we can move onto a loss mitigation workout option, we require information to confirm the borrower has overcome their hardship, can resume the full monthly payment, confirm occupancy information and intention to keep or sell. If the mortgagor can qualify for the $20,000.00 maximum OKHAF assistance, then she would need a secondary program for the amount exceeding that amount so we proceeded to order the title report necessary for us to review for a post (after) COVID forbearance workout option. We expect this title report to be returned by the end of June 2022. At which time we will reach out to the mortgagor to question if OKHAF has provided her a response as well as to gain the required information regarding if she has overcome her hardship, can resume the full monthly payment, occupancy information and intention to keep or sell the property as this information will be pertinent in what potential loss mitigation program the mortgagor may qualify for. We have not requested the mortgagor to pay any funds at this time and her foreclosure remains on hold until the conclusion of her loss mitigation workout review estimated be by 7/15/2022.Initial Complaint

I purchased a home that mortgage clearing corporation was the lean holder . In 2019 due to unforeseen circumstances my home went into foreclosure. Since that time it has gone through the legal process and complete, I have been bombarded with phone calls text emails with individual wanting to buy the property. I even received a letter from the Tulsa county sheriffs about the yard not being cut because mortgage clearing will not transfer the title out of my name I've called them over and over begging them to get house out of my name it is affecting my credit and the sheriffs office continues to contact me about the yard and other issues with this house. I'm on social security and can't afford an attorney to help me I don't know what else to do.Business response

A hazard insurance claim has been filed for the damages and the property will be repaired. Once repaired, the property can be conveyed and the deed filed. The 3rd party purchase inquiries should cease once the property is no longer titled in Ms. ******** name. A voice-mail detailing this response has been left for Ms. ****** as well. What does the repairs have to do with a simple name change it is the mortgage company responsible to transfer the name on the title of the property i no longer own . I don't accept that excuse.
