    I am writing to summarize the extensively documented critical issues regarding Holland Properties' mismanagement of my rental home in ********, OR over the last 18 months: 1.Fee Misrepresentation and Unauthorized Practices: The severity of Holland's misrepresentation is evident in the following figures:Advertised management fee: 8% of monthly rent Actual charges: o2023 (7 months): 47.5% of rental income ($9,299.01 of $19,566.00) o2024 (10 months): 32.1% of rental income ($10,696.98 of $33,364.84) oCombined 2023 & 2024: 37.8% of total rental income ($19,995.99 of $52,930.84)Compounded by:58 separate unauthorized deductions over 17 months (averaging one every 8.8 days)Systematic failure to obtain approval for sub-$500 charges Three separate 50% placement fees for tenant turnovers in less than 18 months Pattern of vendor management violations including refusal to provide documentation and anti-competitive practices 2.Mismanagement of Current ****** Situation Resulting in 3rd ****** Breaking of the Lease in 18 months. 3.Documentation Failures a.Systematic refusal to provide complete vendor reports b.Withholding of Hollands preferred plumbing vendor report despite five separate requests c.Failure to document necessity of proposed $1,000 camera inspection d.Pattern of incomplete or absent maintenance documentation 4.Basic ******************* Duties a.Refusing to obtain competitive bids b.Failing to provide vendor documentation c.Deflecting management responsibilities to owner d.Using "preferred vendor" relationships to inflate costs *********** ****************************************************************** b.Maintenance coordination c.Cost control d.Documentation management 6.Pattern of Negligence a.Forcing owner involvement despite charging management fees b.Refusing to work with owner-sourced vendors c.Withholding maintenance documentation d.Using maintenance issues to generate additional fees

    Prior to moving out of a rental, we spoke with the property manager on what to do to avoid being charged move out fees. We thoroughly cleaned out the place, but were charged $750 including fees for dumping things that were left there prior to our move in. We just went ahead and paid the fee, but left a one star review for Holland Properties. After this, we were sent an additional bill for $300. After calling about this, we were sent an addendum telling us that the charges would be removed if we removed our review and didnt post another. This seems really l personal and we are wondering about the legality of this.

    A very sorry excuse for a company. We had the spinner on our dishwasher dislodge and break one night during use. We have used the dishwasher many times, to which this was unforeseen and not our fault. We put in a work order to have it replaced. Since we've been paying these people's mortgage for over a year now, I assumed this would be no issue, as 1) this was not intentionally damaged nor the result of a destructive lifestyle, and 2) we have had no issues since moving in here. We are being told that this is a tenant charge and that we have to deal with it, fix it, or it will be deducted when we move out. Even if the charge is minor, you would think that the OWNERS who are profiting off of other people's need for a home would have the decency to replace a $20 part of a washer without hassle. But no, there is no appreciation, no compassion, nothing from these people. If I wasn't here for school, I would have left already. Do yourself a favor, and look elsewhere.

    Initially, the tenant was informed the repair of the dishwasher would be a tenant charge. The very same dar and after careful consideration, the tenant was informed the dishwasher was in the process to be repaired and the total cost was going to be covered by the owner as shown in the attached file.

    At this point, I'd like to understand what is the main reason of the complaint as the same is written in the form of a review, is not specific.

    Holland Properties is a poor excuse for a management company. One of their appliances has a broken part. There was no wear and tear on the dishwasher, the blade snapped on the bottom of the machine. This machine is used 1x a week. Its just rude of this company to think were paying for something that wasnt tenant related. When you call there office **** answers, she is a very unkind woman.GO ELSEWHERE.

    To whom it may concern,

     

    We don't really understand the main reason of this complaint. As you can see in the attachments, the tenant has already been informed about a part of a dishwasher been ordered, a work order been created and we even informed about an estimated delivery time frame.

    The tenant has been difficult to deal with ever since he moved in, but filing a complaint for an "In process repair" goes above a beyond our imagination.

    I did not respond as they made me feel like I was the issue. We went 5 days for the to change there mind of fixing the dishwasher. I have text messages with the wrong response and then after the bbb was involved they totally changed the response. They should train the front desk lady name starts with an S  yo give correct responses before she sends out text messages, its proof. I also called their office and was told they would get back to me. This is a week and 2 days now. SMH.
    It has not been repaired.
