Randall Realty owns *****************************. Randall NEVER returns any phone calls to their ******** ****** left 3 voice mails regarding this matter involving their apartment complex. Two months ago, a tree fell on the awning covering my parking space. It took almost two weeks for VRC to remove the tree. They have yet to replace the awning, which I feel is unsafe to park my vehicle under. They are giving me all kinds of excuses, from the awning being structurally safe to the fact that they are waiting for the vendor to come out & replace the awning. The leasing office even went so far as to tell me to park in a disabled parking space instead of my assigned parking space. I'm disabled & have a DMV placard, but I don't want to take away a disabled space from someone else since there are only 2 disabled parking places on my side of the complex. It has been over a month since my original work order was entered into VRC's portal, asking for the awning over my parking space to be replaced, & still nothing has been done. Please help.

To Whom It May ************************ complaint is accurate and has been explained that due to the ice storm that had taken place in January of 2024, the demand for landscape/tree work has been scarce in ******, OR.  As a result, it has been difficult to seek and receive bids for removal.  We were able to seek a professional opinion that the carport structure is safe to park under which has also been relayed to the resident.  We have finally received the desired number of bids and should have the situation resolved by the end of May.

I am rejecting this response because:

Not one thing that Randall Group stated in their reply was ever relayed to me. They never notified me, to begin with, that the tree & awning were downed so I could move my vehicle to another, safer parking space. They never gave me even the remotest ETA on the tree removal, or the awning removal & replacement. I only heard from *** when the tree vendor told them to contact me to move my vehicle so they wouldn't cause damage to it whilst they removed the tree. I was also told by *** that they had absolutely no intention of removing & replacing the awning because it was perfectly safe to park under in its current state. I posted 2 maintenance requests on the *** portal, to have my parking space situation fixed, & both were CANCELED by the *** leasing office. *** has adopted a 'cancel any work order we don't want to deal with' policy. My most recent work order was for a broken hallway lighting fixture cover. They canceled the work order & gave me another ridiculous reason as to why they can't fix my problem/concern, post haste. And again, no ETA for repair was given. I am thereby, REJECTING Randall Group's claim that they advised me of this situation & they intend to return my parking space back to its original, habitable state.

    Sincerely,
    *********************

    ****,

I am sincerely sorry for the extended time it has been taking to get the carport fixed and the light cover replaced.  We have had extenuating circumstances in relying on outside vendors and getting supplies delivered so that we can get your requests done.  The outcome that you have requested which is to get the job done, will be completed shortly as we have contracted a vendor to finalize the repairs.

I do not accept the latest resolution Randall Realty has offered.

    Randall Realty stated:
On May 16, 2024, "We were able to seek a professional opinion that the carport structure is safe to park under which has also been relayed to the resident.  We have finally received the desired number of bids and should have the situation resolved by the end of May."
On June 3, 2024, "I am sincerely sorry for the extended time it has been taking to get the carport fixed and the light cover replaced.  We have had extenuating circumstances in relying on outside vendors and getting supplies delivered so that we can get your requests done.  The outcome that you have requested which is to get the job done, will be completed shortly as we have contracted a vendor to finalize the repairs."
On June 5, 2024, I received an email from B. P., Property Manager, CTL ***************** "I wanted to let you know repairs for the carport are currently scheduled for Thursday, 6/13."

The latest communication, via email, did not mention the repair to the hallway lighting fixture which I have been requesting since April 2024 (2 months). My carport was crushed by a tree in Jan 2024 (5 months) & is still yet to be replaced.
I am livid! What more can I do to get Randall Realty to fulfill its responsibilities as a landlord?

    Sincerely,
    E. L.

On the evening of Nov. 23, 2022 my upstairs neighbor, ******************** threatened to kill me while standing outside my bedroom window while filming and yelling at me. This was after she has a guest of hers assault me back in June 2022. The altercations happened after I complained about her making excessive noise after 10 pm- which is in our lease not to do. This has been a consistent problem with this particular neighbor and although I've contacted ********** many times about it, they refuse to enforce the terms of our lease to ask this person to leave.I reported both incidents to law enforcement as well but they didn't file a police report for whatever reason. I would like CLT ********** to pay me back rent beginning from June, 2022 at least, so that I can move my family to safety.I am a single-income mother who cares for a chronically ill child and this living situation has exasperated my child's health issues.

    To whom it may concern,

On July 21, 2022, we offered ****************** the option to transfer to another apartment home within our community or to vacate her apartment with no lease termination penalty and she responded the same day declining our offer. Each time we received information from ****************** that was concerning, it was not ignored, we addressed the issue timely and appropriately.  We requested a copy of the Police reports and/or restraining orders that were filed by ******************; however, we have not received any of these items.  We submitted a request to the Clackamas *********************** for Police reports filed by ****************** but were notified no report was ever made.  We would again like to offer ***************** the opportunity to transfer to a different apartment home in our community or to move out of **************** with no lease termination penalty or 30-day notice; however, we are not willing to offer any other compensation requested.
