Do not rent here. This building and management company use fraudulent business practices. Look up reviews for *********************** experience:- I was overcharged utilities. By Washington law there are certain rules that rental companies are supposed to follow regarding utilities payments. They did not follow these rules. Instead of admitting their overcharge mistake, the management refused to discuss the issue via email and instead quietly lowered my payment back to the correct amount in subsequent invoices.- They will not discuss or admit anything via email, presumably because they don't want any paper trail to their illegal business practices.- I was dissuaded from attending my final walkthrough inspection, to which they marked many items as damaged when in fact they were minor wear and tear items.- They forged my signature for the final walkthrough paperwork.- I was fraudulently charged for damages (small dings/scratches on metal surfaces) that were not damages but normal wear and tear. The Washington State Residential Landlord-Tenant Act states that tenants are not liable for normal wear from ordinary use.- Despite cleaning the apartment for days (with recorded proof of good condition), I was still charged a cleaning fee.- I was illegally sent to debt collectors for wear and tear and cleaning fees. Washington law is clear that costs of repairing or cleaning damage that resulted from ordinary use cannot be reported to a collection agency, a tenant screening service, or another landlord. This organization will fraudulently bleed you for every cent they can. I do not recommend renting here. Know your rights: *******************************

    Marathon Management Inc Response

Thank you for your feedback. Marathon takes all resident concerns seriously, below are the facts to each of the resident concerns.

    1. Utility Charges: Management has no record of overcharging for water/sewer consumption.  Water/sewer charges are based on usage.  It is common for usage to fluctuate. This is normal, as invoices are based on consumption. The property maintenance team confirmed there were no leaks, and this was discussed thoroughly through email. The comment regarding "quietly lowering payment back to the correct amount in subsequent invoices" is false. Management did not no such thing.

Resident Move-out: Management encourages all residents to be present for their move-out inspection. This resident chose not to attend. As a result a corrected inspection form was completed and provided to the resident stating "Failed to Show".

Resident chargebacks: Chargebacks are a result of resident damage due to excessive wear and tear to the apartment.  For reference, this  resident was the first ******** of the apartment; everything was brand new and in perfect condition, which was documented on the Move-In Inspection form, which was provided to the resident.  Unfortunately at move-out, management discovered appliances that had extensive  damage beyond "normal wear and tear". Each damaged appliance was documented on the move-out inspection form and digital photos 0 were taken at the time of the inspection and provided to the resident.  The appliance damage was extensive -- the stainless steel fronts sustained damage, including significant scratches, dings and dents throughout.  Clearly the scratches were caused by a product used on the stainless steel that is not conducive to stainless steel.  In order to return the apartment to the same condition at the time the resident moved-in, multiple appliances required repairs.

Management discovered a clerical error and will be sending a revised move-out summary, excluding cleaning charges. We apologize the oversight.
