    We purchased our W***** quad 05-16-2023. Within a month, we advised the project manager, of problems with the concrete. We were advised the concrete was still drying and was ok. The concrete is my responsibility, not the HOA's, for maintenance and liability. The concrete is not ok; pieces of concrete chip off daily creating a tripping hazard. There are holes in the concrete. The concrete at the front door is very thin and cracking toward the door. It looks like it will be 2 separate pieces at some point. W***** maintains they do not warranty concrete, but I paid W*****. Monthly we have discussed this with the warranty representatives who have scheduled the finisher H&N to come out a couple times. H&N said the concrete is no good--a bad batch. Now H&N is out of business. We paid for a home inspector to come out and I mailed a copy of his report along with a respectful letter to Mr. Chad W***** on April 15, 2023. I asked for his help to resolve the concrete and some remaining items.The home inspection report is attached " Improve/repair/correct; the surface of the concrete is damaged....Numerous defects were observed at both the concrete walkway and patio. ...." W***** has taken pictures of the concrete and pocket knifed the concrete. My last conversation with the warranty group was that they were having a call that afternoon and Jeff from Thrower concrete was going to come out. That has not happened. I feel that since my husband passed away May 11, 2023 after a shocking short illness, nothing further is planned. All said, I like W*****. I am glad to live here. Their employees have been the best of the best. They are family and local which means a lot to me. They have certainly remained involved up to the last conversation; but no forward action. I am unsure how W***** can just say they do not warrant the concrete--just like that--no responsibility. So what happens now? Will W***** fix the defect? Do I make a complaint against Thrower--who I did not pay. Thank you.

    A representative from the concrete company and W***** Homes visited this site yesterday to review the claim and I am awaiting on a response from the project manager as to the outcome or plan put in place by the concrete subcontraor.  As soon as he adivses me on the path to move forward I will report that back.  

    I have checked all folders in my email and never received the initial complaints as the reason to what appears to be my delayed response.

    I have reviewed the response made by the business in reference to complaint ID ********* and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

    I am given 2 BBB choices.Accepting the business offer closes the claim permanently. There is no resolution at the point. So I cannot accept. Therefore, I am rejecting the business offer as W***** Homes is awaiting information from their Project Manager and the concrete subcontractor. Per W***** Homes  they will report back with “output or plan put in place by concrete subcontractor. They need time to do that as the concrete subcontractor, Thrower, per W***** Homes, only did the site visit yesterday. I would need to be able to know exactly what the plan is, impact, and how it would be accomplished prior to any acceptance.

    Easy living it is not! Yes the lawns are mowed and front of house mulched. However, we are now told that the hillside close to our house and six other homes IS OUR Responsibility! When we moved in, the links no mow hillside was just sprayed on the hillside. It grew very rapidly and became taller than the top pine trees. In the fall, the no mow hillside died and became infested with voles. The homeowners took matters into our own hands and thatched it with rakes helping each other since we are all over 60 and most over 70 years of age. The hillside is very steep and some slipped and fell. This summer it is growing again and will need thatched and removed. Not willing to do do that again, my ******* and I (in our 70s) weeded our portion of the hillside and are now getting estimates from landscapers to cover the hill with landscape paper, mulch, and #3 stone. Very costly!

    Here is the response:

    We planted a slope mix the same as every other slope in the community that was meant to be low growing, so there is no mowing necessary.  Many homeowners on their own tore it out or changed the grade of their slope causing what was planted to die.  In a facebook post to a community group **** ******* admitted to tearing out what was planted and asked for landscaping ideas. 
    Just recently her ******* posted what they CHOSE to do themselves:

     

    Had they left alone what was planted the correct low growing seed would have had a chance to stabilize and grow.  They chose to strip the hillside behind their home, that is not our fault

    Sent from my iPhone Weaver’s response is a joke!  First of all, we recently were told that our   property extends up the hillside and  approximately six feet from the quad above us.  In truth, the hill was placed in the wrong place giving the quad owners much larger yards then they should have.  We are now responsible for the mulching and care of the above trees, forsythia, sea green junipers, trimming, and mulch along with our hillside! 

    They state MANY owners have chosen to remove their no mow grass from the hill.  It was not a choice but a necessity to keep voles and mice running across our patios and into the hill grass.  The hill starts five feet from the back of our home.  We were not asked if we wanted this sprayed on our property!  No mow grass needs dethatched, disposed of, and mowed each and every summer.  So glad we chose to remove this by hand and relandscape the hill.  I feel sorry for the other  nine or more single family owners facing this again this year.
