C and b estates lot manager is a bully and micromanages...rules apparently only apply to people she dont like...****** ***** dont know what shes doin...got pics of the trailer park and trash all over and in peoples yard but she was on me about stuff tht wasnt even trash... bus barn full of trash also and my kid cznt even use it to sit in to wait for school bus... its ridiculous and I took pics of all of it!!!GSP Management Co Response

Anyone have a contact number for these people as my park manager doesnt seem to be doing much for my water meter problem. Says the company want to wait another month to see what the reading is. This has been the issue since April. *******************GSP Management Co Response

Thank you for emailing us your concern. We reached out to the property manager and understand that your meter was replaced at the beginning of December. This should resolve any issues you were having with the meter. However, we do need to wait a month for updated meter reads to confirm. I would advise anybody and everybody to not move to anywhere that is managed by these people!! They will do nothing but take your money and blame you for their mis faults or lack of enforcing the rules!! They even went so far as to get an attorney to disparage and discredit myself in writing like I was in the wrong for asking them to enforce the rules!! I literally have had a washing machine in my neighbors driveway for months now!! STAY AWAY FROM THIS COMPANY AND ANY PROPERTY/S THEY MANAGE!!GSP Management Co Response

Thank you for voicing your concerns. Our property management team conducts periodic inspections of the community. Our goal is a safe and attractive community. When tenants dont comply with the rules and regulations, it impacts the entire community.While, for privacy purposes, we cant discuss the status of violations of other tenants, violation notices are issued to each and every tenant where violations are observed. If violations are not resolved upon the initial notice, we are required to follow a process that involves specific notification time and a court hearing with the district magistrate. This can be a lengthy process.We encourage all tenants to abide by the community rules and regulations and resolve any violations promptly and within the required time period.Review from Krista O

******************; *************; Very poor management; while residents are forced to keep up the maintenance of their individual properties (which I understand), there are 25+ vacant lots that no one is maintaining; it's extremely frustrating; we run out of water at least once a month; and lets not mention the over population of stray cats that continue to cause damage to many residents homes; please urge residents NOT TO feed them and they will vacate. ********** is a professionally-managed manufactured home community. We would like to respond to each point raised in this review.We currently have 25 vacant lots in the community. These lots are mowed, and debris is cleaned, twice a month. We have issued three boil water advisories over the past 7 months. Each advisory resulted from a loss of electric power by our electricity provider, MetEd. In two of these three situations, we brought bottled water into the community to assist our tenants. The third situation occurred overnight and was cleared by the following morning. It is our understanding that these power outages are the result of the warehouse development in the area and MetEd working to service these new facilities.We warn our tenants through letters and monthly newsletters that they should not feed stray cats. The **** is full and does not take cats. The township does not have an animal control officer or contract for trapping and relocating cats. These contracts have generally not been renewed since the ***** pandemic. We have, nevertheless, noticed that the overpopulation has been reduced during the past year.Review from Jackie H

NIGHTMARE!! I have lived in one of the parks owned by GSP Management Company for 23 years and the only thing that they care about is MONEY!! When this park was privately owned, it was well maintained and Rules and regulations were enforced. Now, it is anything goes. This park, once beautiful, is being run into the ground. The lot rent was formerly raised in line with inflation. Now, the rent goes up at an alarming rate, while the services have diminished, almost to the point of non-existent. At 76 and having too much of myself (physically, emotionally, and financially) invested where I am, moving is not even an option. I am held prisoner here due to the avarice of a group of very unscrupulous people. I hope you never find yourself moving in, unaware, to a park owned by this despicable company. FYI The lot rent does not continue to rise at such an alarming rate due to inflation. It is to help cover the millions of dollars that this company has been sued for, largely due to negligence.Review from Susan S

I have owned 2 different mobile homes in Breezy Acres park. When my son first moved in, all charges were included in the lot rent. Every year they add on different charges. I had to pay to remove a giant tree in our yard that was rotting and leaning on the roof. Why is not that the property owners responsibility? Charges were added for water, sewer, and most recently trash pick up. I recently tried to contact them about the charge because trash pick up has always been included in Falls Township taxes, which is where this park is. I have tried multiple times to get answers regarding this charge and a recent charge of $470 sewer charge. I continue to pay the lot rent and water charge, but am not paying the sewer and trash until someone contacts me. I explained this in multiple emails, but the manager is rude and never returns calls. She charged me a $75 late charge because she did not apply what I paid to the lot rent. I have done the same thing this month. I even tried to speak with someone at GSP management, and they did not return my call either. I have gone to the State representative about this and next step is a lawyer. I am a senior citizen and these people are just taking advantage of all residents. I can't even give them 1 star because they are the worst, but I can't leave my review without giving a star rating.GSP Management Co Response

A few years ago the owner of this park sold it to GSP. Since then, the rent goes up every year but with no increase in services. We have to pay water and now sewer! My wife and I are retired and on fixed income, yet that does not stop these people from asking for more and more money. I have twice asked that they replace the speed bump near our home that the snow plow took out a few years back. Vehicles ignore the 15 mph speed limit in the park and race up and down the street, including at 4 AM. Replacing the speed bump may slow them down. The neighbor across the street has a trashy back yard and broken window that never seems to get fixed. Apparently rules are not enforced. Wished I could sell my house and move out but I would never encourage anyone else to live here.Review from amy c

6 years dealing with GSP Management and completely disappointed. Our property rent continues to be raised and now billing us for sewer additionally even though it indicates included in monthly property rent. Owner of GSP is also the property owner of Colonial Heritage mobile park, Pa. GSP also owns ABC a manufactured housing building company. Past 3 years while building we've had sewage flowing into yards. 90 hours of total park water shutoffs throughout 2022 without any notification. Poorly neglected property. Streets and yards are flooded because there's lack of rainwater management. Tree branches damaging homes. My home insurance had to replace my shed after a large branch fell from a 100 ft oak tree. Another broken limb is about to fall on my roof and my emails are being ignored. 2021 a tree service killed 100 living oak trees to build their ABC homes. As well these ABC homes are graded a higher elevation flooding our streets and saturating yards. We all pay the same monthly property rent but GSP Management does not tend to their obligations equally amongst its residents.Review from David W

My family and I moved into a community they are responsible for about 3 years ago. For over 2 years there has not been a manager available to talk with or handle complaints. I received a notice and am trying to reach someone, anyone at this point to no avail. I spoke with the collections dept (the only office that answers the phone) and was screamed at. The lady was hostile and vulgar. I pay a lot of money to them and am treated like trash. Cedar manor has fallen apart and no one cares.
