PMC treats their tenants without a shred of respect. Property managers unlock tenants apartments and walk in unannounced without knocking WHILE tenants are home. Additionally they use minor unenforced clauses in the lease to evict tenants without warning. For example, a clause in the lease states that dogs must be leashed at all times while outside on the property. Multiple current and former tenants confirmed that this rule has NEVER been enforced in the past ~10 years and all current tenants with dogs let their dogs off leash most days. After living at this PMC property for 5 years, my friend was served an eviction notice for letting her dog off the leash. The dog has never harmed anyone or misbehaved. No other tenant was served an eviction despite the property manager being aware that all dog owners on the property let dogs off leash most days.Review from James B

Awful company! They found my resume on indeed and reached out to me and had me come in for several interviews and the area manager was constantly texting me on my cell phone and gave me the impression that I had the job and had me come back and spend several unpaid hours walking the property and meeting with the staff. To ultimately not get the job after the interviews, zoom calls and spending 5 unpaid hours at the property meeting with staff is so unprofessional and inconsiderate of someone time.Review from Ana A

As a young post-grad I was so eager to start my new job and move into a Hartford Apt. initially I faced discrimination from the leasing assistant who did not want to process my application and made many excuses when doing so. Then, I was coerced into signing for the renters insurance which is never used by pmc (which is what renters insurance is for). Then due to a few set back I had 2 late payments which I was not notified about and my lease was terminated without giving me notice. Upon move out my mother and I cleaned the entire apt sport less as we read online they will try to scam you if you don’t as well as take pictures and videos. One property management assistant even told me to “ just light sweep and clean the window.” We instead did a deep clean and later that month I was charged an additional $300 on random move out fees ( reasons unspecified). I tried to dispute it and I tried to ask them to give a comprehensive explanation for the fees. All they sent me were blurry photos and a fake email for the property manager. Please listen- if your are 19-23 RUN DO NOT LEASE HERE. It’s not worth messing up your renting history or going broke.Review from Stephen J

HVAC can be set (during heating season) to 72, and will reach 78. Electric bills from this will have you steaming. Warning to all those that don't renew their lease: they will charge $250-300 "cleaning fees", seeking to not return your security deposit. My wife and I moved into The Apartments on 23rd & Cherry St owned by PMC. We ran into our first issue with the apartment literally the moment we moved in. Our move-in date was in August 2023, and when I got to my unit, the following is what I came to find: Trash and nails on the kitchen floor. Water all over the kitchen island. Kitchen appliance parts left on the counter. Chips and marks on almost every door and door frame. Paint or marks on walls. Wood or paint chips on the floor. Stickers left on shower glass. Broken and marked base boards. Gaps between base boards and floor. Bedroom window was left open when I arrived. Bedroom window does not fully open or close. Panels in between windows are broken or peeling off the wall. Living room window latch handle broken off. Living room window does not fully open or close. Ceiling board above bedroom window seems to have water damage. Concern for leaks, mold, unsanitary conditions. [Other] ceiling board above bedroom window has significant gap - not flush to the window nor to the rest of the wall/ceiling. Concern for pest intrusion. Ceiling board above living room window is non-existent/unfinished. Some window panes not flush to wall (visible gaps between walls and boards). Dirt, mud, or grease inside some cabinet doors. Dirt covering the entire kitchen stove. Dirt (footprints) all over the bedroom floor. Dirt piles in the laundry closet. These issues postponed our move-in date about 1 week. In September 2023, our ceiling started leaking from rain. Today is October 14, 2023 and my ceiling is still leaking literally right now as I type this review. We called Emergency Maintenance multiple times and nobody ever helped. For over 5 weeks, Diane Green (property manager) and PMC have told me this issue would be fixed, and today is the 6th time I have had to tell them that their "fix" didn't work. I deeply regret choosing this property to live in.Review from Ginelle C

I am so disgusted and very disappointed first thing first why do you have people working in this building still while their ceiling and roof inside the building fall off and there was water coming down like crazy don’t you know this is unsafe and unhealthy as well to have people working there I think this situation should be looked into and taking care of and the poor people who are working their should be working from home instead I pray to the lord none of them get sick or hurt while working in those disgusting conditionsReview from Anjelique R

I have worked at both the building of PMC headquarters is located, and other building owned by PMC and I can honestly say that they are THE WORST PROPERTY MANAGEMENT GROUP I have ever seen. They're not even BBB accredited! How have you been in operations 39 years and not be accredited by now? But, I digress. In the building of **** ******** **, I work in an office on the 15th floor and came into an office that was flooded and had sustained MAJOR water damage, I mean it was full on RAINING in our office. Since we are the top floor, the water had to be coming from somewhere, turns out the roof had clogged which had somehow leaked in to such a degree it was pouring into our office. We sustained wall, baseboard, carpet and even router and electrical damage. We were told by maintenance staff that it wasn't a big deal that "the buildings were old and flooding was bound to happen" and that it had actually occurred before. Then they backpedaled and stated that the clogged roof had been taken care of so therefore the problem was solved and that it wouldn't happen again. We had exposed wiring, and tiles dangling from the ceiling and the maintenance crew just shoved them back up there and put new drop ceiling on it. The ceiling above that? Mold, Green Sludge, Cracks, Holes, more exposed wiring, broken or cracked tiles hanging halfway up there above the drop ceiling...if I could attach the photos I would. My boss emailed about this issue, she verbally told the owner of PMC about it, but, ultimately they're just putting a Band-Aid on it and "as long as it the roof doesn't clog then we should be fine" and just think that by replacing the drop ceiling, everything is fine. And this is just at **** ********, **** *****t is just as bad. It's not all the maintenance crew, they're just doing as their told, but like....I don't even think their buildings are up to code, and I'm surprised there hasn't been an investigation about this honestly.Review from Madison G

Their leases autorenew into a new 12 month lease if you do not give them 60 days notice - regardless of the fact that I was out of country without internet access for a death in the family they did not care and are trying to stick me with a bill for the rest of the year despite their policy saying you are only obligated to pay until the apartment is re-rented, and they are supposed to be showing the unit which they have not done to my knowledge. Management is unreachable and will not take accountability - they will not return your calls or refer you to another person despite leaving emails and calling during business hours, they are only available in person if there happens to be a showing. When my partner and I moved into the PMC property (Greenehouse) approximately 1.5 years ago, we thought we were moving into a friendly, safe building with a communicative staff. However, PMC and Greenehouse proved time and again that this was not the case. In the time we were there, the following happened: 1. A homeless person(s) continually broke into our building and set up camp in hallways or broke into vacant apartments. 2. Exploded water heater we were told to wait days for repair as it flooded our house. 3. Non-communicative, rude staff. 4. Broken door lock system that either let anyone in or would let anyone in who used a very easy to guess code. 5. Broken fire alarm that would go off all hours of the day and night for months. 6. Most recently, we vacated our property 2 months before our lease ended because of a work transfer. We referred people that were never followed up with. When we expressed our frustration with that, a PMC rep (Eric) and I had a phone call where he berated me and tried to bully me, saying that if I filed a lawsuit, I wouldn't win and I would lose a lot of money (which I never said I was even considering). He further said that if I was to file a complaint, the hiring team might not be motivated to try and get my unit re-rented (which is not legal in Baltimore). Needless to say, our apartment went un-rented, and we paid rent for the two months we weren't there. Our lease ended on 5/31, and when I contacted the property manager (Lori), I was told that everything was done. However, today I get hit with a bill for an unpaid water bill. You would think she would have given me the courtesy of letting me know that so I could pay it then, rather than file a claim.
