Management has not provided a solution to the erosion problem that is jeopardizing my property. I am at risk of my hvac unit falling off the embankment, and causing structural damage. Management has been made aware of this matter for more than six months. Buyer beware of the deficiencies of this company.Association Consulting & Management Services Response

As you are aware, management has been actively working to obtain bids for addressing the erosion near your unit. We have reached out to multiple contractors; however, due to the smaller scope of the project, many have declined to take on the repairs. In addition, we have contacted the builder and developer of the property to confirm whether this issue might be covered under existing warranties before determining that it falls under HOA responsibility. While management does not have decision-making authority, we are diligently obtaining bids to present to the HOA Board of Directors (BOD) for review. Based on feedback from two contractors who have assessed the site, there is no immediate risk to your HVAC system from the erosion.Review from Tony K

Here, people are quick to voice their complaints and leave unfavorable remarks. I would like to take a moment to do the opposite. If you're here, you're most likely trying to confirm ACMS's reputation and performance. If you are lucky enough to have this company recognize your good fortune. Disgruntled homeowners who didn't read the CCRs before moving in and accepting the contracts they were getting into are typically the source of the many management firm horror stories that are out there. ACMS manages an enormous number of properties and individual homeowners. They are not so big as to become disconnected from the communities they serve, in contrast to larger multi-state management firms with a 1000 or more communities ACMS offers Nearly immediate response's to homeowners queries and or issues Direct access to the owner, if required Intervention and resolution to individual matters board members might be ignoring Smaller footprint keeping budget friendly costs to communities. Custom contract conditions tailored to individual community needs or requirements We have had a really positive experience with ACMS which was originally implemented by the developer board. Since this is our first time dealing with a HOA, we were fortunate with this managing business. Angry homeowners who accuse management firms of failing to fulfill their responsibilities ought to examine their own carelessness in failing to read or comprehend the terms of their agreements. (CCR's) Conversely, when management firms fail to provide any assistance to the communities, homeowners get even more irate. The company's readiness to assist the homeowner was the most significant feature or attribute we saw. You'll have a hard time acquiring that from much bigger, less considerate businesses where the homeowner is simply another address. If you are seriously looking to change give them a call. This HOA is a joke. Michelle or anyone for that matter does not return phone calls, answer questions or etc....They are offsite and do not live in the neighborhood. You have people you don't know riding by your house taking pictures so the HOA can send you a citation but 3 houses down it's ok??. I wish I never bought this house and I hope people run from this subdivision.Association Consulting & Management Services Response

If I could give 0 stars I would. This company is impossible to deal with. We submitted a fence request back in April. They requested more paperwork which I sent in May 8. After me emailing (and every email saying closed even though there was no response) and calling requesting updates with no response, my husband finally got in touch with them. They said as far as she was concerned that matter was not closed. When were they planning on letting us know? It’s been a month and a half since we started this process and the only communication we have gotten is the request for more info. Their communication skills are sorely lacking. Dear Homeowner, When submitting a modification request, there are specific steps that need to be followed. These steps are provided in the ARC Guidelines. The modification requests the owner submitted was not complete. After the request was reviewed, management emailed and mailed out a letter notifying the owner the request was incomplete and what information was missing. In that same letter, it stated “Please submit a NEW Modification request that includes all the required information. Please DO NOT upload the additional information to the original request as it has been closed out and the updates will not be received.” This statement is highlighted in the letter, so owners are sure to see what is required. The original request was closed out. A new request was not submitted. There was nothing for management to respond to. Failure to follow the instructions as stated in the email and letter notifying an owner what steps they need to take is not lack of communication by management. When calling the management office, please be sure to leave a message so someone can follow up with you. Thank you for sharing your thoughts. Management is constantly challenged in which way is best to communicate with owners. Management does their best as each owner’s preferred method of communication is different.Review from Ray

Don't use them!!! They break South Carolina HOA laws and don't care. They discriminate between homeowners in the same HOA community. From not throwing out boxes fast enough to writing PETTY violations about homeowners moving into their homes. It's all the way down to when your trash can got dropped off early while you were doing a cross-country move. This place can't even provide homeowners with information they are legally allowed to have access to. Dear Homeowner, ACMS is a management company engaged by the Board of Directors for the Homeowner's Association in which you reside. Each Homeowner's Association (HOA) has a set of Covenants, Conditions & Restrictions (CC&Rs) which are for the purpose of governing the community. As a member of the HOA, you have agreed to comply and abide by the CC&Rs. The CC&&Rs for your Association were recorded with the county in November of 2022 as management on of our many duties is the enforcement of the CC&Rs for the Association. The CC&Rs should have been provided to you by your sales agent prior to your closing, the closing attorney provides a copy to you at your closing and management provides a website for owners so they can download the CC&Rs along with a number of other items. Your Association is your HOA. Please be sure to familiarize yourself with these documents so you can stay compliant with the Association.Customer Response

Sadly the sales agent for the builder that we worked with wasn't given the CC&R information either. And the year you claim the "records" where files is wrong. So you have no clue what Hoa your are handling. And now just making thing up to try to still look goodReview from Peter H

I highly recommend hiring any company but this one to manage your association. The common areas are not mowed and they do not take care of the weeds, it's awful looking. You have to email more than once if you want a reply from them. They charge homeowners for not maintaining their own lawns, however, they do not take care of the common areas.
