    The property managers they employee tend to be very uncommunicative despite consistent outreach on my end, the turnover rate at my property in specific is insanely high which leads to hitting brick walls in trying to reach out to whoever is in charge for the month. Which could or could not be the same person! They’re quite patient and considerate when they do communicate but that’s if you can get ahold of them in the first place.

    Lloyd management recently gave me and the other 5 residents in supportive housing a 34.49% rent increase witch takes all the grant monies that we were able to use for personal needs...nope not anymore.....thank you so much valuable employees of Lloyd! They stated they maintenance costs and rising utilities for the reason .....well the building is only three years old and after some digging found that just 15 days prior to the notice they had received a little over 28,000 yes thousand dollars back from the city of Le Sueur in the form of a utility rebate for my building being part of a housing program .....that I am in! I'm suing them to see what a judge thinks of the whole thing.

    Management is emotionally dry and off putting. Speaking to one of the is more mechanical than speaking to an AI. When they spray it is at you rather than to you, with an arrogance as if they already know the right and complete answer before you ask the question. This is when you can reach whatever management they have in place. Also, if you reach someone whom category of people they prefer to socialize and converse with, and will tolerate their emotionally dry responses even before you finish speaking.

    I was recently locked out of my apartment with a jammed lock as well as my car being stuck. Rick Steele came to the rescue and not only helped with our door, he also generously shoveled our way out of the snow. What a good man! Thanks Dublin Sqaure Resident

    I just moved into 5404 Rateliff townhomes where I got to meet Donya the resident manager she is simply amazing every time I have a problem. She has been right there to take care of stuff. I truly appreciate it being on a regular schedule.

    I moved into the property under Knapp. I never had an issue in the 2 years with them. Then Lloyd took over. I knew it was going to be different almost immediately. Guests commented on how filthy common areas had become. The stains in hallways with garbage and fluids left to sit for days even weeks in some instances. Animal waste had been in the hallways near my unit at one point. Someone left a bag by my door to insinuate I clean it up. I don’t have a pet. Then there is maintenance. I won’t blame the maintenance staff, because at the end of the day there is a management issue with incredibly high turn over. Maintenance issues are given minimal effort with nothing actually done. For example my dishwasher was pooling rancid water. They left a bottle on my counter of dishwasher cleaner to fix it. Needless to say that was not the underlying issue. I had to repeatedly contact management just for that bottle, and was only overnighted a dishwasher after I asked for my intent to vacate paperwork. They have no issue with traipsing across freshly bleached floors and will take weeks to fix something simple. I have raised my concerns many times with only blame being shifted on me as the response. I will be leaving the unit I once loved immediately. Avoid this management company at all costs. Even the supervisors for the area are unreasonable and unhelpful. This is only a glimpse of what working with them has been like. In the winter wind chill advisories they allowed me to remain in a unit that had heat issues with no concern for my safety knowing the breaker would blow if it worked too hard. Looking at the other reviews I now fear I should have waited until my move out was complete, as it looks like they will try to add on ridiculous charges as if my door doesn’t get beat up by new residents framing furniture in the hall outside my door or the cheap appliances I had no say on choosing that have already needed replacements with natural aging.

    Lloyd companies would rather spend thousands of dollars on lawyers than refunding a simple damage deposit. Rent from them at your own risk. I am currently suing them for breach of contract. Stay tuned for the judgement!

    Hi Jerry, I apologize for the frustrations this has caused you. In reviewing your account and move-out statement and pictures, it does appear that significant cleaning of the unit was needed after move-out which made up the majority of the move-out charges. We would be happy to provide you with invoices to show that the costs were incurred and therefore taken out of the security deposit.

    I could not reach anyone at any phone # listed in over a month and a half period so was forced to having to visit the main office in person 3 times to actually make contact. I submitted the app with the required fee and after calling and receiving no call back, just told them to tear up the check. Guess it wasn't in the cards to lease from Lloyd.

    Management have lied in our faces, saying we had owed almost $3000, almost got us evicted. Just to find out that we did in fact NOT owe as much as they had thought. They had to credit us back almost $1600 to fix their mistakes. There has been maintenance request that we have put in and 90% of the time it does not get fixed. There has been mold in the bathroom ever since we have moved in. They do not communicate with anyone what so ever. You can email them and call them but they will only answer when it is convenient for them. They will charge you for things that do not exist. They will charge you late fees even when your rent is paid on time and in full. They will make you sign a payment plan but will type up the payment before you even have a chance to discuss it with management. They will discriminate you based on the color of your skin and your income. Charging different amounts of rent based on what you look like. Just not a good place of business at all. I’m not even sure how they are still in business. It would not surprise me if they’re taking advantage of other people as well.

    Love it here at Riverbend ! Stacy G*** is an awesome lady to work with as the manager here. I feel totally safe and comfortable in my Riverbend apartment….. it’s peaceful and quiet and everything we need is close by.
