Business Response /* (1000, 5, 2022/04/25) */ Contact Name and Title: Ciaira **** Area Manager Contact Phone: (XXX)XXX-XXXX Contact Email: ******@keycitycapital.com Hello, Thank you for sending us this BBB complaint. I have attached verbiage of the signed lease that states that: "2.3 PARKING You will park on the property at your own risk. We may regulate the time, manner, and place of parking cars, trucks, motorcycles, bicycles, boats, trailers, and recreational vehicles by anyone. We may have unauthorized or illegally parked vehicles towed under an appropriate statute. Vehicles are prohibited from parking on the premises if they are inoperable, have no current license, take up more than one parking space, are parked in a marked handicap space without proper handicap insignia, block other vehicles from existing, are parked in a space not dedicated to parking, including, but not limited to, grass, sidewalks, patio, and fire lanes." Our tenant had violated this 2.3 Parking of the lease by the following: The truck was inoperable. The truck had not ran for over a month and she was asked to move it several times by the neighbor, neighbors case worker, by us in person (to which she threatened to kill me and my staff if we touched the truck,) and by the police (they told her company-not her- that we were going to tow it but they were not the ones enforcing this. The police were here for the drug activity this tenant has going on in her unit as well as the threats of killing her neighbors.) This tenant was parked in front of her downstairs neighbors front door to which he could not have any vehicles in or out to his residence due to the truck being broken down and parked in his walk way/ front yard. He is available to chat if needed. The tenant who submitted the BBB complaint had the truck broken down taking up the walk way and grass area where no one is to park. This was not her spot to park as it was again blocking the downstairs neighbor. This tenant has plenty of parking on either side of the unit, as well as the street parking. The downstairs neighbor could not even see clearly out of his front door due to the truck being parked so close and in the way of his walk way. OBar wrecker service in Abilene has the truck. We have let her know this information as well as OBar wrecker service. Obars number is (XXX) XXX-XXXX. Thank you for your help and time today on this matter. I am sorry this has gone this far. I understand that the tenant is frustrated but even when she was in jail for CLASS A ASSAULT FV in February, I waited until she was released to ask her to move the truck. The truck was sitting in the walk way/ grass area with two sets of jumper cables (one underneath the front of the truck on the ground and one set of cables were on the hood of the truck.) Three empty bottles of fluids (oil I believe- in black bottles) were scattered over the walk way/ grass area as well. There was also part of a chain that went to the truck. Since this incident, the tenant who submitted this request has since threatened myself, my staff, and the downstairs neighbor. The police are called every time we have to arrive on site to keep this tenant under control while we inspect, or do whatever we need to do. The police are very familiar with this tenant and I am sure they would be willing to speak to you if needed. Thank you again for your time. Take care.
