    I was contacted by the Apartment locator, *********************************** after filling out a query online. I was contacted by ********************* from find 1 rent 1 at phone number, 214, ********, email: ********************************* who listed himself as a licensed real estate agent. I told him I was orginally working with ******************* from U move free; they were offering an up to $200 rebate. ***** persuaded me to go with his company and I have several texts and a couple of emails, where he said I would get up to $600 rebate if I list the locator's name on my application.I listed the locator services name on my rental application and emailed *****. He told me if I sign a lease for at least 12 months, my rebate would be higher. I signed a 14 months lease.My apartment complex, Ashford apartments, confirmed and emailed me, proof, that they paid ***** a $750 rebate for referring me. ***** had only deposited $84 in my account, after telling me that my complex did not pay him the full rebate. I asked ***** to honor his word, that his business is guilty of unfair, and deceitful business practices and that I would contact BBB and inform social media of his deceit and dishonesty; he did not care.

    We do provide our clients a Cash Rebate up to $600 when they use our free service to lease an apartment. The rebate amount as outlined on the website states the rebate is determined by the percentage of the referral fee paid to us by the property, the amount of base rent, and any bonuses or other incentives we receive from the property. I explained to ******** that the property, ******* only pays us a referral fee on a 12 month lease term minimum and I never stated she would have to sign a 14 month lease term to receive a higher rebate. The property paid a flat 50% referral fee and the amount received would have been the same amount had she signed a 24 month lease term. ******* paid no other incentives or bonuses to us. ******** was told if she provided a screenshot of where she listed us on the application she would receive a $50 application fee rebate at move in which she was paid $50.00 via Zelle to her account on June 11, 2024. She was then paid $74.70 on 8/23/2024 via her Zelle account for the actual cash rebate portion. Our website,emails and conversations we have all clearly state we provide a cash rebate up to $600. Our website also states if a person provides the name of the property, the base rent, and the lease term they are considering prior to listing us as their referral we are able to give them the exact amount of the rebate they would receive should they list us as their referral unlike our competitors. ******** has threatened to ruin our reputation via social media, file a complaint with BBB, and to file a complaint with **************************** against me if she does not receive the amount she feel she is owed. While she never stated a specific amount she feels she is owed she chose within her legal right to file false claims and to make threats against myself and Find 1 Rent 1.

    I am rejecting this response because: He lied. He told me that he and his company would beat the rebate fee of $200 that U Move Free paid and that information convinced me to go with his services. He did a bait and switch.

    I have multiple proof where ***** kept mentioning up to $600 alluding that the rebate would be pretty near $600. In addition, ** going to send my response to his email when he claimed that I threatened him. I simply informed him that I will give him a negative review on social media & report him as a licensed realtor for giving false information. It is my right as an American to post reviews when Im not satisfied about a business.

    I found the rest of the text in my email response to *******************. He alluded in every text that he sent me. I would get up to $600. I also included a text prior to this, reminding him of what he told me on the phone during our first voice to voice after my email inquiry, that he would beat you move free that only paid $200.

    I never said her rebate would be ANY exact amount because I had no idea which property she would lease with, the amount of monthly base rent, the lease term, or the percentage the property was going to pay us or if that property was providing additional bonuses or incentives which would have been shared with ********. Again, I explained to ******** that our rebate was up to $600 and Move for Free was up to $200 and NEVER provided a proposed rebate amount because at the time of our conversation it would have been impossible for me to provide her with the exact amount of any rebate. I apologize for any misunderstanding *********************** have incurred but the facts remain the facts. It has become just a matter of principle at this point because ******** was paid a total rebate amount of $124.70 as disclosed in the previous email and the rebate was based on the property she leased at, the amount of monthly rent, the percentage of referral fee paid by the property with No bonuses, No other incentives paid by the property. If we would have been provided the property name, amount of monthly base rent, and lease term prior to listing Find 1 Rent 1 we would have provided ******** the EXACT rebate amount however, we were never provided the information prior to ******** listing Find 1 Rent 1 as the referral source. We stand behind our commitment to providing our clients with a 100% free professional service and providing our clients with a cash rebate up to $600.

    I am rejecting this response because: ive included eight screenshots yesterday and then Im including two additional ones today. The business is a liar, he knew exactly which apartment unit I ended up deciding to fill out an application for, his emails proves that.  On his  text messages, he told me to make sure that I listed them on my application. Also, an application rebate & a rental rebate were separate rewards, if you will. After I filled out my application, I had to send Find 1 Rent 1 proof in order to get the 1st part of the bonus, which was  $50. He deposited that into my account.

    The rental rebate of  up to $600 was a separate part of the reward for using their services. The rental rebate that he deposited in my account was $74.30.

    This is only about principal, because I expect a person to live up to their word, especially a business that practically lure customers away from another business, with false promises of a higher rebate than their previous business that they were going to go with.
