Mt. Olive replaced our driveway in 2020. We paid $3800. I have been contacting ****** repeatedly since May 2022 about cracks and deterioration of the cement. ****** said he was out of town or out of pocket but that he would be back and come to look at it. He has STILL not come to look at the driveway (almost 1 1/2 years later) with our repeated attempts and just says they dont guarantee against cracks. The deterioration of the driveway reflects poor workmanship and needs to be addressed and resolved.Business response

I have gone by and looked at Mrs. ************ front driveway.
We poured the slab with ***** psi concrete, installed engineered control AND expansion joints, and 3/8" steel reinforcement was placed 12"-14" OCEW. We CANNOT guarantee against cracking on concrete for the following reasons:
1. We cannot control moisture levels and movement of soil.
2. We cannot control levels and degree of thermal expansion.
3. We cannot control what loads are put on the driveway.
Our contract EXPLICITLY states that we DO NOT guarantee against cracking. Outlined is the verbiage in Mrs. ************ contract.
"Customer understands that ********************** can and will surface crack even when properly placed and Mt Olive makes no guarantee against cracking due to ground heaving or thermal expansion."

In February 2022, Statewide Remodeling recommended Mt Olive Concrete to pour on concrete for my patio. They prepared a DIY invoice and contacted Mt Olive. I noticed a fine crack in the concrete that runs the width of the patio. I contacted Statewide Remodeling and they said I would need to contact Rodney at Mt Olive. I have called several times and left a voicemail but I have had no response. I am worried this small crack may become larger over time.Business response

Business Response /* (1000, 7, 2023/01/21) */ I spoke to Mrs. ***** last year regarding this crack. I cannot remember the date, but we explained that hairline cracks are not warrantied by Mt Olive or any concrete company. It is impossible to guarantee against hairline cracks caused by thermal expansion or ground movement. I have explain to Mrs. ***** that should the crack become structural in nature, I would be happy to come out and look at it as an engineer.Initial Complaint

Several cracks in concrete poured that have been brought to the attention of Rodney ***** and Ethan. These cracks are growing and continue to increase in length and width. Have made several attempts to contact Mt.Olive without response. Simply want the issue resolved. Have sent multiple text, calls, pictures and videos showing the issues to Mt. Olive without response.Business response

Business Response /* (1000, 5, 2022/07/11) */ Contact Name and Title: Rodney **** *****, Owner Contact Phone: XXXXXXXXXX Contact Email: ******@mtoliveconcrete.com This notice is the first time I have been contacted by Mr. ****** since we completed his project - probably over a year ago. I have received no emails. His attempts to contact Ethan are unsuccessful because Ethan no longer works for our company and has relocated. We will be glad to come out and look at any cracks and offer advice or evaluation. Our contract SPECIFICALLY states that we DO NOT GUARANTEE against cracking. No concrete company does (for multiple reasons out of their control). We pour high CSR rated slabs and reinforce with steel to exceed normal standards, but we do not guarantee against cracking. Here is the verbiage on Mr. ******'s contract: "All material is guaranteed to be as specified. All work to be completed in workmanlike manner according to standard practices. Any alteration or deviation from above specifications involving extra costs, will be executed only upon written orders, and will become an extra charge over and above the estimate. All agreements are contingent upon strikes, accidents or delays beyond our control. The Customer is solely responsible for all color selections and understands that colors may vary slightly from color chart due to slight variations in concrete, placement methods or weather. Exposed aggregate colors and rock size vary with each placement. Customer understands that concrete can and will surface crack even when properly placed and Mt. Olive makes no guarantees against cracking due to ground heaving or thermal expansion. Mt Olive guarantees compressive strength rating of concrete." Consumer Response /* (3000, 7, 2022/07/12) */ Good evening! Here are our initial thoughts from last year (spring and summer of 2021). We did not end up posting this review, but as the flaws have increased in size (and new flaws have emerged), our frustration has grown. Additionally, Rodney's lack of communication has persisted. Very disappointed by the lack of attention to detail and poor communication. We had our front sidewalk and backyard patio removed and replaced with stamped concrete. Rodney was a very convincing salesman, but the last time he was on our property was in March to collect payment. That was the second day of the job, which dragged on for over six weeks, and he has not returned to our property to address any of our concerns. When cracks and chips showed up less than two weeks after the concrete was poured, we were told that they were not structural and would not be repaired. Rodney stated that "concrete is imperfect." When we asked about the drastic slope of a walkway in the backyard (that leads to ponding and erosion of soil around our fence posts), we were told that it had to slope that way or else "it would get dirty." This was not an issue with the original concrete and driveway. The walk and driveway were level together previously point and did not cause issues. When we asked about the concrete drips and streaks across the front of our front step, we were told that it would be easy to fix if we went to the store and got some concrete mix to smooth it out ourselves. The front step itself was poured so high that our storm door could not open over our standard welcome mat. Questions and concerns were answered with all caps text messages from Rodney- "LET US FINISH THE JOB." We did, but we were still left disappointed. When Ethan came out to finish the job, he told us our concerns would need to go to Rodney, but Rodney told us that Ethan was in charge. Between the poor attention to detail and the runaround where no one could authorize repairs, we do NOT recommend Mt. Olive Concrete. At this point we are not confident in Mt. Olive coming to correct the issues as we are afraid of backlash and additional issues. We have reached out to Rodney asking to assist in guiding us as to how to correct the cracks and prevent them from continuing to grow, again without a response. We have additional documentation from the beginning of the project (March 2021) to now. Please let us know if this will help your investigation. Thank you for your time and consideration. ******* (and ******) ****** Consumer Response /* (31310, 24, 2022/09/06) */ Attached Arbitration Customer Payment Form Consumer Response /* (3000, 44, 2023/02/01) */ BBB- Thank you again for working with us. We will certainly do more research into who we hire to do work moving forward. We are looking forward to moving on from this, but after reflecting throughout the day it was important to us to clarify a few things. While we understand that this case has been resolved, we stand by our statement that we were scheduled for our initial quotation on Sunday, March 28. We texted and called Rodney a few times when he did not show up, and we finally heard back from him at 8:48pm. He stated that he had sent a message through Home Advisor and that we must not have gotten it. On April 14, we brought cracks to Rodney's attention. This is when he said that he was sure they were not structural based on the amount of steel they used. He stated that he would look at them when he came out to seal the concrete. He did NOT come out on the day that it was sealed. The only person present to seal the concrete was Ethan in May. We tried to address concerns as they appeared in case something needed to be fixed prior to sealing. All we received were texts telling us not to lose heart, to let them finish the job, etc. I know we've sent screenshots of countless texts- just reiterating that we really were trying to prevent future delays. With regards to us being difficult with the pergola installer (Mason), Rodney stated that he was waiting on Mason to install the pergola before they would come out to seal. Mason had long since stopped returning our texts, and we never solidified that we would be working with Mason. Rodney stated on May 5th that he had communicated structural information to Mason immediately after the pour. Mason did not seem to have this information when he came out. We were told that the seal would happen 21 days after the pour, and Rodney did not state that he was waiting until the pergola was up until it became clear that he was several weeks behind. We felt like this was another in a long string of excuses. We wanted to restate that Rodney did NOT come out after the initial pour, he did NOT ask us about the slope of the pathway, and he WAS aware of our concerns. The last text we received from him was on May 24th, 2021 stating that he had accidentally "butt dialed" us and to work with Ethan, that Ethan was in charge. By the end of the day on May 24 Ethan told us to "stop bothering" Rodney. On May 26th we heard back from Ethan that he considered the project complete. We stand by what we said today, and it's not an overstatement that my husband feels nauseous when he goes outside and looks at the cracks, the sloppy step, and the awkward slope. Working with Mr. ***** was a terrible experience that we have learned from, and we are working to rebuild our faith in customer service. We truly appreciate your time and patience during this process.
