    Got the letter. ****** does no research whatsoever and makes an offer based on the tax assessment only. In this case our assessors office uses a 10% value, so he offered about 10% of what the property value is. Pretty much of a joke and is not serious about any offers anywhere near actual value. The moral of the story is work with a local broker if you have any intention of selling, since this guy lacks the basic skills to be in real estate......which is know your market.

    Sent unsolicited mail trying to essentially steal my land. Sent an offer of less than 1/4 of what my land is actually worth. No one wants your mail or low ball offers. I dont know who you people are but keep your mail out of my mailbox. Stay away from my land and leave people alone! You cheap predators.

    I'll give them credit for being adventurous, buying or trying to buy all over the country, perhaps wholesaling the results to local real estate firms near where my property, or yours, might be. They give their address in Erath county, *****. It's pretty dry there. USDA estimated rents have recently been about $9 per acre for pasture land, about $17 for non-irrigated crop land. I can show you counties in the midwest where those prices are six times as much. So they don't know productivity. Their base is low. They might be wholesaling "leads" which they get, to local realtors, and as a Texan, I admire their creativity. But I'll still give them the lowest BBB rating.

    One star for effort. No, I have not called as I have no reason to respond to an unsolicited, nebulous offer received in my mailbox, especially as I have zero desire to sell and definitely NOT at the amount offered. Laughable!Additionally, two letters have been received in as many months, with different prices offered (who is going to agree with the lowest purchase price, anyway?? Let's also add, even the higher amount is significantly *UNDER* actual value) each time as well as the state (oops on your part). Ummm. . . how many more are you planning on sending? (Hint: the next ones go straight into the trash so save your money).Also, I understand the land legals and ownership is public information and I'm so proud of you for for obtaining it and mansplaining *how* in your letter.Down to the nitty-gritty: your price offering method is grossly ridiculous, your manner of, at least, initiating the land purchase borders on creepy and untrustworthy. If I was truly wanting to sell, would I sell to ****** of Land Sisters because he sent me an unsolicited form letter? Ahem, that's a big ol' nope. Suggestion: Send a letter of introduction about your company and how to reach you if I happen to be interested in your real estate services. *THAT* seems much more legit and something I might possibly keep in my files for future reference. As is, the letters go right into the trash as they reek of scam artist. I agree with others in the sentiment it seems you are preying on people who don't know any better. Cut it out. A truly reputable realtor would not conduct themselves this way,

    I've read all the complaints on this website, and find it curious that the response is always "we are not scammers, and we make legitimate deals with people at mutually beneficial prices." That might be true if they are finding victims, who don't know any better. But virtually everyone says the same thing: their unsolicited offers are about 1/4 of what the land is worth. That is true of the offer I received as well.How can a business routinely offer a small percentage of a property's value, and then claim that deals that they do are mutually beneficial? It can only be if they only do deals with someone in desperate straights, or someone who knows no better. How do you catch a fish? By throwing a line in the water. Sometimes a fish won't take the bait, sometimes it will.

    Land Sisters offer for my little 2 acres on ***************) Mountain would barely cover the annual property taxes. Most of the land buying scammers that contact me start with a generous offer. Maybe its a good thing: these folks let you know upfront, "Hi, we would like to rip you off."

    I'm not here to disparage anyone's name or accuse anyone of being a "scammer". I will, however, agree with a lot of people regarding the valuation of the land. I only have **** acres in East ***** but it's smack in the middle of ****** acres of timberland that is harvested year round. If the companies that harvest the land all around me want to buy my acreage, I betcha I'd get a nice offer. My biggest problem with the offer to purchase my land letter is that, yes, there was an email address, a phone number and even a website (it doesn't have the security of an https:// address so I didn't go there), but no physical address. I wanted an address where I could return their "Purchase Agreement" with a letter of my own. Funny.......the last paragraph of their offer letter says "...............and mail or email it back to us at the address above.............." Can't do that if there is no "address above" or below, or beside. Other than the lowball offer (understanding, of course, they are brokers and that's how they make their money - buy low, sell high), that was my first clue so I declined to pursue any contact, yet I HAD to do some research on the company. All I can say is.........................as always............................."buyer beware".

    This company sent me what it labeled as a "Purchase Agreement" at a value far below the appraised value of my land. I left a phone message with what sounded like a call center questioning the low amount. I did not receive a call in return.

    Like the other complaint we received a letter wanting to buy our 23 acres in *****. The offer was $81,816.06. This is hilarious as over 12 months ago we paid just over $200k. Its now valued over $300k. Now this was just land not improvements. My concern is that someone may be taken advantage of due to declining cognitive function. This company needs investigating urgently.

    ****, I appreciate the concern with others in regards to our letters however I can only respond with the facts. We purchase property through reputable title companies and attorneys and would never want to purchase nor could purchase property from anyone unwilling or with them not having the ability to make their own competent decisions.
