She was professional, attentive, and went above and beyond to ensure I had all the information I needed. Her exceptional service made the entire process smooth and enjoyable. STAY AWAY!! I do not recommend buying a house at Landsea Homes. The Closing was unorganized and unprofessional, and the Builder was irresponsible. A week after moving in, I discovered a leak in the master bedroom shower, had to endure the invasion of privacy, and woke up early for almost three months so the builder could come to the house to find out the cause and fix it. As a result, my water bill during these months reached nearly 1000 USD. I asked them to compensate part of the water bill due to the leak but they only blamed the sprinkler system.Landsea Homes Corp Response

We cannot get through to the warranty ***** Impossible. They pass ** from one minion to another and do NOT deal with the issue at hand. Just awful customer service. Our home is 1 1/2 years old, brand new build, and we now have a crack that runs form the foundation to the roofline on and exterior wall.Review from Mitchell

I purchased my home in 2020. Less than 4-years later, I have a major roof leak in an area with NO obstructions. I was told throughout the entire purchasing process that my roof was under warranty for 15 years. Then, I notice a leak coming through my garage. I contact Land Sea and they tell me my entire home was only under warranty for 1-year! Unreal!The degree I have gone to support and promote Land Sea, I would truly appreciate them fixing this problem. It was examined and the conclusion was cheap materials and poor craftsmanship. Land Sea cannot leave me with this bill. Totally unfair!Landsea Homes Corp Response

I went under contract to purchase a spec home. I used the Preferred Lender and was prequalified. I was given a conditional approval three weeks later. I submitted what was required even though the conditions seemed to be mixed in with a previous purchase I had with Landsea that I was denied funding for by the same Preferred Lender. A week later I was given a Denial Letter by the lender stating that they could not verify my income. My employer at the time stated that they never received a phone call or voicemail from the Lender. The day I received the Denial Letter I requested my refund of $35,850.00. I waited three weeks but never received my refund. I finally received an email from ********************* where he copied and pasted an excerpt from the sales contract with the language being used to keep my deposit.The date of the Ratified Sales Contract allows me the right to a full refund of my EMD because I notified Landsea in writing and submitted my Decline letter within the time allotted according to the Sales Contract. Unfortunately, this affected my finances severely and I could not afford to retain an attorney to go after my EMD. This has been a devastating to our family.Landsea Homes Corp Response

Keep in mind that buying a new house from Landsea you buy it in fact without any warranty. It's very sad considering that the quality of the house and finishes are pretty good. But attempt to resolve issues with warranty department was just effort draining experience and turn out to be impossible without going into arbitration. So if you on the market for the new house you will be better of with other builders. If you looking for an used one - It could be a good optionLandsea Homes Corp Response

Landsea homes and Landsea mortgage (NFM Lending) Buyers beware of using Landsea Homes preferred lender. They are not transparent in their loan estimates or disclosures. Through my loan process all 3 disclosures had major inaccuracies. The first has the preferred lender incentive at$20,000. After 6 weeks it was stated we dont qualify for that, but gave $10,000 plus appliances. The next disclosure had only half of my deposit amount. Which greatly effected the cash due at closing. The final disclosure had the numbers correct. Except this time the lender finally mentions the origination points. Which per all conversations were shown under the seller incentive. We were never told the incentive really was our responsibility The amount was never mentioned in conversation. Nor calculated in any disclosure until 3 days prior to closing. We tried to negotiate with the landsea homes, but the sales manager refused to meet us halfway. Of course the lender and the builder refused to honor the incentive or address the situation. We had our own lender with a much better interest rate, but switched because of the buyer incentives. In the end the incentive was washed out by a hidden cost to the buyer. Overall we had a much better deal on our own. These are shady business practices. Do yourself a favor and seek your own lender if planning on making a purchase.Landsea Homes Corp Response

What an absolute regret I have on purchasing from this builder. I have not been in my home more than one month and I have been promised so many things that would be fixed by now and yet I am still waiting and I am repeatedly having to call the warranty company and The Builder and I get no response from The Builder. I have ants crawling on my carpets on my beds on my clothes on my children on my counters in my microwave all over the stove inside my cabinets inside of my bread bags and much more and Im being told that I have to take on the responsibility of spending more money on top of what I have in a brand new home to get an exterminator company to come out. There are several walls that have swelling on them, and the light fixture bases are not flushed up against the wall because theyve got bubbles in it. The entire island of my kitchen is crooked. Its not even place the right way Ive got several walls that are crooked banisters that should have been replaced. My doors dont lock this place is a nightmare!!!!! What a waste of money!!! I am extremely disappointed and not satisfied with the entire experience!!Landsea Homes Corp Response

If I could I would give zero stars. Landsea is a *************** and uses cheap materials and labor. My house is a nightmare. I'm about to have a mental breakdown. The list is too long to write here. I didn't move my house until 6 months after it closed due to all the work done. Once moved in my family and I started getting sick. There was a nasty gas smell in the house. We alerted Landsea and they blew us off. We had to move out of the home 5 months later due to sickness from this. Their customer service reps and managers ignore our texts and if they reply its days later. We demanded to speak with Director of customer service and was never contacted by her. Whatever you do, don't buy a landsea home as you will regret it.Landsea Homes Corp Response
