I am writing to formally express my extreme dissatisfaction with my experience as a customer and to request a full refund of the $19,500 I invested.I became involved with WREIN on 6-27-2023 with the expectation of becoming financially free. However, my experience has been entirely different and detrimental. Specifically, I encountered significant difficulties in obtaining necessary support and guidance. Repeated attempts to contact customer service representatives were unsuccessful, leaving me feeling abandoned and unsupported.Furthermore, I was pressured into investing additional funds to participate in other programs, which has resulted in substantial financial hardship. Due to these circumstances, I have lost my job, and I am now facing severe financial difficulties.I believe that my experience with WREIN constitutes a breach of contract and potentially deceptive business practices. I am requesting a full refund of the $19,500 I invested, as well as compensation for the financial damages I have suffered. Sincerely,***** ******** ***********************Business response

This letter is in response to the complaint filed with the Better Business Bureau (BBB) by Ms. ***** ******** this month. ***** is a reputable institution and desires all its clients to find satisfaction with its services. ***** is an accredited Member of the BBB, with an A- rating, and 4.75/5 customer reviews. The company is responsive to all complaints and takes every situation very seriously.
In June 2023, Ms. ******** purchased interactive, in person, and online training from WREIN, in the field of real estate investing. Her purchase included a twelve-month subscription to one-on-one consultations for real estate training, including live and recorded group sessions and hundreds of unique real estate strategies and materials. WREIN provided the customer a three (3) day right to cancel her contract at the time of her purchase. Ms. ******** failed to utilize this right.
The customer complains WREIN was not responsive to her requests for support. The statement is not accurate. At the point of purchase clients are given access to WREINs portal which includes access to all the clients training materials, and relevant contact information for service questions. It is clear from the portal clients must submit service-related questions to customer support. Between her date of purchase and December 2023, the customer submitted only a few requests, all of which ***** responded to.
The sales representative informed customer support that the customer contacted him and requested a return communication. The next day on July 31, 2023, customer support reached out to the customer requesting more information, as to the nature of the request. The customer did not respond to several follow up attempts.
On December 4, 2024, she emailed customer support asking for assistance because she could not open a bank account for her newly formed business entity. WREIN did not set up her business. Because the request was outside of the scope of the information WREIN provides or is allowed to provide, not wanting to give legal advice, it directed the customer to contact her attorney or the company who set up her limited liability company.
WREIN did not breach its agreements with the customer. It appears any failures with the training may have come from the customers lack of participation and commitment or perhaps because she made the choice to participate in a training program/industry that was not ideal for her. The Purchase Agreement clearly states that results depend on individual effort, time, and skill and cautions that circumstances such as time availability, the scope of financial commitment and the ability to take advantage of the training should be taken into consideration when making the decision to purchase this training program. The customer did not complete the entire year of training or services. She did not use many of the services even though WREIN proactively reminded her that they were available. Her negative review and opinion of WREIN are not supported and are not justified. Working with WREIN for less than six (6) months, and not utilizing the services, despite the companys attempt to assist her, does not make her an expert of WREINs business, or provide evidence of a breach of contract.
At this time WREIN believes it provided all the promised services to the customer.Customer response

I joined WRIEN mentorship on 11/2022 cost $20k. ***** claimed this is a training and network program only for women who are interested in REI, and they use God as center of the program. They claimed they would teach women on all aspects of real estate investing, such as flips, PLM, underwriting, to name a few. They stated that you dont have to know anything, we will teach you everything but the fact is this is an extremely dangerous program that does not teach adequate/accurate information to their students, but pushes to get the first deal done, and lend money to the network sisters. They claimed that all members are vetted/selected to make sure are good fit as they want to create a trustworthy network. Last year, my partners and I lent $800k to two deals within the network, we ended up owning the properties due to borrowers improper rehab, defaulted on the loans. We reached out to the leadership (one of them is the founders son) multiple times. we were told point blank that we chose bad deals. When we shared that we were not taught to do background check and to collateralize the deal. He told us,There is no need for that. I've never done that and look at how successful I am. It was a disheartening conversation. There was zero accountability on their poor training that could cost peoples whole life savings. It was extremely stressful situations not only costed our financial loss but affect our health. when I was recruited, it was shared that we have life time access to the training with the $20k fee (can provide video evidence), however, I was kicked out after one year unless I pay another $20k, and then multiple email and phone calls were made to promote the membership renewal. If the program truly want to carry through on its promise as it was shared, and stand behind what they have claimed, they would refund my $20k membership fee as I didnt receive adequate training to minimize the risk, but their answer was there is nothing we can do.Business response

All students are told that they need to do their own due diligence on all deals in which they are lending money, entering into joint ventures, or partnerships. This includes running your own comps, verifying construction budgets, confirming that exit strategies will work, and vetting out all lenders and partners they are working with. We provide extensive training on lending safely. In this particular situation a formal pitch deck was not reviewed by lenders, comps were not verified, and properties were not toured by lenders prior to entering into the investment. The students involved admitted, more than once, that they did not complete their due diligence prior to lending on projects. It is extremely unfortunate that the expectation was placed on us to help resolve it months after the problems arose and students realized the mistakes they had made. Real Estate Investing is not without risk, and all students must take responsibility for their investments and partnerships' within our community, and investing in general. We take issues like this very seriously, and after meeting with the students involved noted that they did not complete the training provided on lending and borrowing.Customer response

I am rejecting this response because:We followed exactly what the teaching materials; however, the teaching materials failed yo help us minimize the risk due to lack of thorough information such as vetting the borrower. As I mentioned in my original complaint, one of the coach (the owners son) said to us multiple times, he never had to check borrower background and see how successful he is now. They claimed that all student they took are vetted to ensure they are align with their mission and belief system, they use Gods calling to advertise their programs as creating a trust worth net work to help woman succeed , but the entire show is running by the owners two sons. The owner made us believe she will be leading the learning but not even ONE ****** she taught. The only couple of female coaches left the program because they disagreed the business practices. The most disgraceful is how they use God to attract women when the entire business is running by her sons behind it. The program is not designed to really teach EVERYTHING YOU NEED TO KNOW about REI as they stated. Action *** is warranted as they continue yo use Gods name to victimize woman while they continue to use our membership fees building millions dollars mansions for themselves (they actually brag about on coaching calls, its disgraceful!)

*******************************, Email: ****************** * In May 2023 I purchased a Masterclass for the Women's Real Estate Investor's Network for $17 in May of 2023. This class gave valuable information for a beginner getting started in real estate investing. There was a huge push with a deadline for you to get in the program to join a yearlong mentorship program for large sum of money. I was guided in to take out a loan for this payment. I checked my credit union. They said I wouldn't qualify. They referred me to Upgrade loans which gave me a loan plus a $9000 credit limit credit card. They never explained before the commitment to program that you will have to continue to spend additional funds to get started: marketing materials, financial services, business start up advice and websites membership. I was under the thought this was all included in my membership. In my communication with them, I advised I didnt have extra money for all the extra services. But it was suggested to just get started to secure my financial future and I could build financial security for my family. I expressed hesitation in the not having the money available. I was continued pressure I only had a certain time to decide to joined the program. The contract that I signed stated I had 3 days to cancel the membership, but I was not granted access to the material for 5 days. It was stated that there was a robust network of women around with a ******** Network of 100's of women. The strategies suggested in the course are targeted at areas with robust wholesale networks, which also do not pertain to my current location. The Master Class was just enough information to hook-up that is program will give you everything you need and all the support to get your business up in running in no time. The paying off the loan and the more money coming in and it would happen on your first deal. Once I joined there were a listing of module to listen too to review and learn from. This was not as I understood it to be. If you werent spending the extra money needed on the additional services, websites, and spending money on marketing your business you really dont have enough information to get started. I sent emails saying I wanted out of the program and someone would be calling me but this did not happen. I did receive a call after their ***** Live event in July trying to sell me another package for additional monies. I spoke with that person and advised them I couldnt afford any of programs. I was told just to start with one program and this will get you started. Plus I was told I was standing in my own way to get this program up and running. The days/time is not there days to understand what it is required to make this program work as simple as they explained in the master class. The mentorship suggested by the title of the product I purchased suggests some level of individualized attention but is in fact a series of network calls containing hundreds of women. There is no one-to-one guidance available. By listening the information provided you think this is a group of women that are there for you to reach out to that will mentor you to get you started. But it is 100s women on a ******** Network page that you have to reach out decipher and discover who will fit in your own network. I live and hour and half to any large city and the time needed to meet up with other network investors was not feasible to make this work in the area. It is definitely not as simple as they projected to be. Through the classes it was stated to join all the investing networks as you can to start building your network so you could establish relationship so you are not using your own money. This process does not happen overnight on in the first ***** days when you are just getting started. They advised you can do this part time to get started. The program was misrepresented in the Master Class and before they required payment for the program. There are many moving pieces needed to do this program.Business response

We are very clear throughout our program that it is not a "get rich quick" scheme and that people will need to dedicate time and resources in order to become a real estate investor. As part of a year long mentorship it is expected that the first month or two will be used to learn, set up entities, websites, develop a marketing plan, etc. We do not ever tell anyone to expect a particular outcome within a certain amount of time. The student in question had expectations that were not aligned with the realities of the program, and when she contacted us for a refund it was resolved internally.Initial Complaint

I purchased a Masterclass for the Women's Real Estate Investor's Network for $17 in March of 2023. The masterclass gave valuable information for a beginner getting started in real estate investing. At the end of the masterclass, there was a push to join a year long mentorship program. I expressed hesitation in the timing and was contacted daily until I joined the program. The contract that I signed stated I had 3 days to cancel the membership, but I was not granted access to the material for 5 days. It was stated that there was a robust network of women around the **, but that was not the case in my area. The strategies suggested in the course are targeted at areas with robust wholesale networks, which also does not pertain to my current location. As I began to interacted with the material, I noted a lot of spelling and grammatical errors in the contracts that were templates for mentees to use, which gave me pause to the validity of the information and integrity of the program. The mentee portal info was not significantly more than the masterclass. I initially requested to pause my membership until I was in a better location. I was directed to send a written request on April 28th, to which I received an automated response stating "Please keep in mind that according to the Terms and Conditions of the Mentorship Program, you had 3 business days to relinquish your spot and receive a refund of all other payments made to *****. Your request will be escalated to our leadership team for further review." My membership was paused the following day. Since then I have had no access to the ************** or the content in the member portal. While there were plenty of sales professionals available before I joined, no one could respond to my request for a refund for 5 days. I spoke to the alleged "Assistant Director of Operations" on May 5th, who communicated that I had passed the refund window and there was nothing that could be done and that was the last I heard from them.Business response

On April 24th 2023 a request was received to pause the students year-long membership. The pause was requested due to a cross-country move in which the student said they needed more time to access the materials and that they were moving to a different market. ***** granted the pause per the students request. On April 26th 2023 the student requested a partial refund to help with moving expenses. Regrettably this falls outside of the window of time refunds are permitted per the agreement signed by the student.
WREINs goal is for our all students to be successful in our program. We have granted an additional pause on the membership and full access to the year long program will begin on August 31, 2023 and run through August 24th 2024.

I am rejecting this response because:
I requested a pause from the ***** Network because the robust network of women all over the ** was not as stated. The state I live in has two women in my area each, which I dont consider robust.
When I was considering joining the Womens Real Estate Investing Network, I spoke with a sales representative named *****. They ask a lot of questions before you get further in the process. I think they are trying to ensure they only prey on stable candidates. I expressed hesitation about moving forward. I am in the middle of a custody battle with my ex-husband, and I told the sales associate he left our family destitute and that I needed to plan a cross-country move. They continued to pressure me, texting and calling me daily with all kinds of limited time only rewards. I told the sales associate I didnt have the money to join.
I got a loan to join the program because they state that people can make real estate investing happen anywhere. They imply that the program will pay for itself with your first deal. Marketing also boasts that 90% of all deals are funded within the network.
After joining the program, I was disappointed that the information provided was unprofessional.
The majority of the information in the mentorship was information provided in the masterclass, though slightly more thorough. It was also highly targeted at areas with a robust wholesale network.
The contracts that mentees could use as templates contained spelling and grammatical errors.
The mentorship suggested by the title of the product I purchased suggests some level of individualized attention but is in fact a series of network calls containing hundreds of women. There is no one-to-one guidance available.
Clearly, there are areas in the country better suited to starting out as a real estate investor. *****, where the **** family lives, and *******, to name two of them. ********** I communicated starting out in, ***** and ************* are among the most competitive markets in the ** and it should have been evident that I would have had great difficulty investing given information focused on areas with robust wholesale networks.
I expressed having difficulty because the information was not relevant in my area. I requested to pause my mentorship and requested to be refunded until I could get to a place where the information would be valuable. I initially contacted the sales member who I had spoken to on the 24th of April. While she responded to me in less than an hour when she was selling the program to me, she never answered a call from me. It took 4 days for her to inform me that I needed to send an e-mail to ***********************.
I sent a formal request to ******************* to which I received an automated message stating Please keep in mind that according to the Terms and Conditions of the Mentorship Program, you had 3 business days to relinquish your spot and receive a refund of all other payments made to *****. Your request will be escalated to our leadership team for further review.
It was at this point that I started to question this company's business dealings. I signed up for the program on March 29th but did not receive access to the portal until April 4th. The contract clearly states that you have 3 days to cancel your mentorship for a full refund. However, you can't even see what you purchased until 5 days after you sign the contract.
It would be impossible to vet any of the information within 3 days, even if I was given access. I didn't see the lack of professionalism until a week or two into gaining access to the materials.
On May 5th, I spoke with the Assistant Director of Operations who told me that there was no recourse for me. She said there was nothing she could do because the contract stated there were no refunds after the 3rd day. I told her that I was dissatisfied with the mentorship program and that I wanted a refund and not a pause. She said there was nothing she could do.
At this point, the nature of ***** became clear to me. During the masterclass, ***** focuses on how successful she became in real estate investing. She made a big deal about how she was a single mother living paycheck to paycheck with no future. Then, her sons saved her with their knowledge of real estate investing. This marketing is specifically targeted at women who struggle financially and have no prior knowledge of real estate investing.
In the questionnaire I filled out, I stated I had no experience and $10,000 to my name. They assessed that I was a beginner with no experience or knowledge of real estate investing. Since I lacked the funds to pay for the mentorship, they suggested I take out a credit card and carry the balance for 18 months.
I did not gain access to the materials until 2 days after the period I could request a refund.
They make it clear that they do not guarantee success in real estate investing. They are not responsible if you fail.
They show you photos and videos of women who made lots of money with their program. They take a whole day of the master class to show you ****************** 3+ million dollar home in *****. They brag about how many influential people ****** knows. Tresas personal ******** page depicts her on ****** vacations and luxury getaways. It is inferred that you too can live like this if you follow her method.
***** told the women in the master class about her mission to help other women. She claimed to have a whole organization dedicated to helping women in need. She makes a big deal about being a Christian ***** and wanting to help other women in distress. Combined with the high-pressure marketing tactics, this implied level of trust compelled me to enroll.
They focus 1/7 days of the masterclass on the mentorship program. ***** talks about all of the successful women in the program and how you too can succeed if you follow their strategies. I have little experience with motivational speakers, but ******************* was very persuasive.
I notice that in the response to my inquiry, its not stated that I ever requested a refund. I asked for a refund during the May 5th phone call. *****, the sales associate I spoke to stated that I could only receive a refund of $17,500. The $2000 could not be refunded as it was allocated to save space.
I filed a complaint with the ************************* in hopes of protecting other women in the future. I also filed a complaint with your organization.
I heard nothing from ***** from the phone call on the 5th and an e-mail stating my mentorship had been paused. This continued until June 1st when the Director of Operations reached out to me.
During the call, she stated that my mentorship had been paused until August 31st. I repeated for her my dissatisfaction with the mentorship and requested a refund. I believe this call was to provide some type of support in responding to this complaint, as the communication and response from the BBB came on the same day. I knew my mentorship was on pause. They knew I wanted a refund.
The testimonials from the **** Family, the women in the network, the implied promise of success if you follow their investing strategies, focusing marketing efforts on women in distress, directing marketing at beginners in real estate investing, the high-pressure sales tactics, and cant wait bonus materials, and automated responses that indicate your lack of recourse, now make it clear that this is a business that lacks integrity and honest dealings. By continuing to endorse this organization, the BBB gives ***** credibility.
I do not wish to be a part of this "mentorship" program. I paid for a year-long mentorship. I accessed the material from April 4th to April 24th. The marketing calls did not start until April 17th. I learned through this process that ***** was not a mentorship program, but a series of network calls, the information was not valuable in my area. Because their contract looked so thorough stating I had no recourse, I attempted to pause this mentorship until I was at least in a better area with a wholesale network. I do not believe I should have to pay for a year-long mentorship program when I was part of this for 20 days. I would like a refund for 345/365 days. I believe the refund policy itself to be predatory in nature, when women aren't even able to see what they are signing up for until after the return window has passed. I believe it predatory to refer to this as a mentorship program, when it is not even possible to have your questions addressed because there are so many women on the networking calls.Customer response

Business Response /* (1000, 5, 2022/10/25) */ ******* ****** put a downpayment of $2,000 towards our program on September 20th. Once we received payment, we then sent over a contract for her to review and sign later that day. She returned the signed contract on 9/22 which we then fully executed. The contract states a mandatory 3 full business day hold begins when the founder executes the contract. *******'s hold ended on 9/28. On 9/28 she made an additional payment of $17,500 to complete the total payment of $19,500 towards the program. We received *******'s refund request on Friday, September 30th. On Monday, October 3rd she received a reply from our Client Success department that she would get a response within 24-72 business days. The Fulfillment Department escalated her request and processed her refund before the end of the day on July 20 and sent a confirmation email with her receipt attached showing the refund was processed. ****** then replied back asking why our confirmation email stated for her to allow 2-10 business days for the funds to be returned to her and we replied letting her know that the funds could take up to that time frame depending on her banking institution. ****** did not have any further communication with us after this email exchange.
