            Studio City Design constructed an indoor clubhouse while I was President of an HOA. Nearly three years later I now see a bad review by a person regarding that construction that never attended any meetings during my tenure as President and never came out to inspect the quality of the work which was beyond reproach. In addition, the roof had a 30 year warranty on it's shingles and the contractor also warranted his work, (parts and labor). So when a complaint came up after I was forced out of the Association regarding the Clubhouse the HOA did not contact the Contractor who would have come out and fixed anything due to the warranty. I and others including a current board member at the time, and several homeowners inspected the work in progress and they had nothing but raving reviews.

            Commercial work on HOA cabana to clubhouse, 2019. Did not follow architectural blueprint, charged for 9 windows, installed 6- blueprint called for 5, used non-commercial doors & windows when commercial products were required. Charge for handicap ramp - never installed, not handicap accessible though supposed to be. Support of roof structure not reinforced - roof not structurally sound for occupancy, no tarpaper under a section of the roofing shingles (constant leaking). No gutters were installed and ended up with a rotting outside wall because of water run-off, and collection at ground level. Painted cement floor - no prep, no sealer, flaked off immediately. A rat's nest of wires in the attic area, various different types of insulation used (appeared to be leftover from other jobs, and not applicable to our situation), many ended up wet because of roof leakage. Paid for 2 women's stalls and 6' counter in one bathroom, urinal, and counter in another bathroom; received 1 toilet each room, 1- 20" cabinet, no individual stalls. A used or left-over main door instead of a commercial entrance door. Outside doors were used for both indoor bathrooms with large doorstops (outdoor style), not wheelchair accessible. No insurance was provided and charged the customer for the insurance cost. State regulators in Texas do not require you to have a general contractor license. There's more but you get the idea. A second company was hired to redo most of the work and make the building structurally sound from 2021 to 2022. Downtime due to pandemic. We have the original signed contract with these items spelled out.

            First of all I have never met this woman, she was not any part of the process. It's been 2 1/2 years since this job was completed. Never once has anyone called me to complain or ask for any corrections on our work. All phases of this project were inspected by the City of Garland and passed with approvals and green tags.
            I have been a licensed contractor for 26 years in the state of Texas.
            I carry insurance and had insurance for this job.

            *** ****** was president of the HOA and the board and approved everything I did. He gave me an A rating after the job.

            This woman said we installed old insulation. This shows she knows absolutely nothings about what she's talking about. The insulation we use is a commercial grade above and beyond code, it is a superior product and of course it passed inspection.

            Any alterations from blueprint was approved by the president *** ****** and others including ****. We all agreed not to install a urinal in one bathroom because they felt it would be better to have a toilet that could be used by men and woman. The woman's bathroom that was supposed to have two stalls did not have enough space for a wheelchair. However in order to comply with wheelchair accessibility this had to be changed to a single toilet to accommodate a wheelchair.

            Everybody loved the bathroom doors, which are commercial grade, metal door, aqua blue and also seal tight for privacy purposes. I could have easily installed something much cheaper.

            All windows were upgraded from metal to vinyl. We reduced the windows from 9 to 6. Everyone agreed there were too many windows and didn't want any in storage room.

            In 40 years there had never been a handicap ramp and this was not installed because it, "was not necessary" per the City of Garland. Therefore we took those funds and diverted them to a brand new electrical box. With all new wiring and we changed the breaker box location from interior to exterior, which is much safer. This woman said there was a section of wiring that, 'looked like a rats nest'. All the new work had new wiring. A very small section above the bathroom had original wiring which was still safe and compliant. This rats nest was also full of empty hard liqueur bottles and dirty pornographic magazines. Apparently the previous handyman, who was a previous board members son, hid all his garbage there.

            We also upgraded the interior to match existing wood paneling three times the cost of sheet-rock. The interior framing was so rotted some of the posts did not touch the ground. After opening the existing back bathrooms, it was completely rotted through. This was all replaced, which was not in the contract either.

            The floor she said was peeling was painted was a concrete paint with three coats, this was not in my bid and I told ****, a board member, "the only way to do the floor for longevity was to grind it down and seal it." They did not want to spend the money on this.

            Also this woman mentioned why no gutters? It wasn't in the contract. It wasn't in the blueprints and there weren't any gutters on the cabana, ever. Again, what is this woman talking about! Hello?

            All alterations were approved and considered upgrades. The so called roof leak is a lie. After we put the new roof on, we worked another 2 1/2 months with not one leak! Mysteriously as soon as we left the job there was a roof leak. I was never called me to look at and fix it. They kept a small tarp on the roof for over a year! Then they changed the entire roof over a simple leak? This roof had a 30 year warranty on the shingles, but this is another scam of theirs.

            Note: Because the president *** ****** had discovered illegal activity and was going to prosecute the board they began making his life very difficult. They harassed and threatened *** ****** and finally forced him out illegally. Many times **** said "*** was crazy and a liar" and **** tried to get me to agree with him. There's no way I would ever agree to ****s nonseasonal gibberish. I've dealt with may professionals over the years and *** was always fair and honest. *** has a degree in accounting and this was a volunteer position, what does he have to gain? *** was exposing their illegal foreclosures on elderly minorities, taking their townhouses through fraud. I told *** I would help expose this in any way I could including police and attorney

            When our project was about 90% complete, this woman, sent me an email, threatening to call the police because she thought i was operating without a permit! Really? We already had 7 inspections at this point on the job, with the city of Garland. This woman is part of a group that has been illegally foreclosing on minorities in this 196 unit complex. *** ****** the former president, stated you can call (************) and verify all this with him. I am more than happy to share all I know and discuss the illegal activity and fraud by these hucksters.

            All our work is photographed and videotaped.
