Vision Realty has not answered any communications regarding the return of my security deposit. Firstly, I am being charged $695 for a window crack that was not there at the time of move-out and $30 for a closet door being off the rack which was not the case at the time of move-out. We received the itemization of deposit on 06/27 and when I reached out to the business to discuss the issue, they did not answer. My boyfriend left a voicemail requesting a callback and we were sent an email stating that any problems regarding the deposit "...must be sent in writing." My boyfriend sent a follow-up email requesting that we speak with someone regarding the matter on 7/14 and never received a response. I sent a follow-up email on 07/16. I worked in property management for over a year including my time at this residence so I am familiar with processes regarding move-outs; how this company continues to ignore our communications whether it be either by phone or email is infuriating. Since I worked in property management, I ensured to take videos of the entire residence prior to move-out and attached videos showing that the closet doors were in place and a photo showing that there was no crack on the window when we left. I asked to get a call back from the property manager only as throughout our time there, any sort of assistance was consistently delayed and I assumed the manager would make it a priority to address this situation, but I have yet to receive any sort of acknowledgment, phone call, or communication. I have included the itemization report along with the picture of the crack, but I cannot attach the videos or all images as supporting documents as the file sizes are too big. The Owner/Manager, ******************* should NOT be in business or have a license.I moved in last summer after being deployed. I executed a thorough inspection for the average person.I placed several work orders for some items and only 1 was fulfilled in 13 months.Anytime I would call ******* he would not answer the phone nor would *****. I would text ******* and Id be lucky to get a response the same weekvery unprofessional.Leasing agents should always be able to answer or return your phone cal and they never do.Their move-out inspections are ridiculous unlike anything I have ever seen. They have someone else come inspect the property so the agent make a determination on the charges and they take no less than 4 hours.I have never heard of an inspection taking 4 hours. I was away for a military school and asked them how deep into the weeds they wanted me to go and they told me to do what I can. I came back with only a few short weeks to move and apparently they expected me to dig weeds out. I weed whacked all of the short weeds and pulled the big ones and the yard was presentable the day i moved out and they charged me for not properly removing the weeds. Anyone who knows me know that i do not decorate. I have never drilled a hole into a wall because I dont want to pay for the repairs. They are charging me for over 120 pinhole and s**** holes in the wall that were there before. These holes could not be seen with the naked eye It has been a month and a half and I am still disputing with them.I called him a couple of weeks ago and finally got an answer and told him about the stuff he was charging me for was bogus and i told him that was the first time i was able to get him on the phone in 12 months. Text messages and emails is not how you treat your tenants.His excuse is that they have been in business for over 30 years. That does not mean anything. They dont care about their tentants they only care about new ones and getting money out of the new ones.Business response

Please be informed that Mr. ****** claims & complaints are being addressed as we speak,
and in fact we were already working on it when he decided to contact BBB.
He is upset because of deductions we made to his security deposit and those
are presently being researched by Vision Realty. It is necessary to go back and
review pre move in inspections and compare them with move out inspections and
photos. He knows the process takes time but he is very impatient and then starts
making accusations that are unsubstantiated.
I will keep you updated on this matter.

************ displays arrogance and incompetence. He deflects every complaint by saying the other person is upset and making accusations that are unsubstantiated and saying that he has been in business for over 35 years, when in fact that has very little to do with the customer service that people receive with him.
FACT: He has 29 total reviews. Of that 29, 11 are one stars. Of those 11 one stars are 9 people complaining about the same thing.
Fact: we are still trying resolve the issue amongst ourselves, but it should not have taken this long and even come to this. His company is very unprofessional and it is evident they are impartial to constructive criticism and listening to the people who pay their bills. I am a very understanding person and will give him a FEW days to get back to me on the recent matters i submitted to him. Those matters contain visual proof of the pre-existing damages and they contain date and time stamps. Whether he wants to admit it or not, he cannot deny hard evidence.I have lost my patience because moving is not cheap and we are at 1.5 months post move-out.
I do not like to wish ill will on anyone, but this man honestly needs to improve or just lose his license, because if not held accountable, he will continue to s**** over other people.Business response

Like mentioned in the first response, Vision Realty is still working on reaching some type of resolution.
Mr. **** needs to be a bit more patient and less insulting. I have always treated him with respect but
he is wearing my patience with his personal insults and defamatory statements about my business.
This company is reaching 40 years in this type business and served over ***** tenants and
hundreds of homeowners. I would say 19 unsatisfactory reviews is not such a bad record when put
in perspective. Nonetheless, we take even one bad review seriously and do our best to correct each
and everyone as professionally as possible. This is certainly the case with Mr. ****** case.
Also, please be informed that the bulk of Mr. ****** security deposit was returned in the initial
itemization presented to him. His original deposit was $1,200 and $842 of that was justifiably
returned. In addition, an adjustment of $95 was made regarding walls and is presently being
reimbursed. This process gives the impression that my company is keeping large amounts of
the deposit , and I just wanted to clarify that this is not the case. We always account for each
dollar of the deposit and always correct any mistakes that *** have been made .
I should be finished with my side of the matter by Tuesday of next week.

Mr. ****, the complaining party has already been given another detailed written report regarding his
disputed items. This was emailed to him today Aug. 23, 2022. This written report includes detailed
explanations, numbers, photo references and references to lease and move out inspection reports.
It has been thoroughly researched and I stake my reputation on these findings and will defend
them in front of any court of law or agency dealing in filing complaints &/or business reviews.
I really do not understand the BBB process from here on but will certainly learn more about it.
I will be looking for BBB's determination on this matter & will respond accordingly.
