    I had a light fixture drop out of the ceiling at a rental property managed by this company on Sunday. It is hanging precariously by a couple wires. I reported it immediately asking for a technician on Tuesday. When no one showed, I followed up Wednesday, and was told again someone would be there that day. Towards the end of the day, I reached out yet again, and got no response. This is a potential fire hazard with exposed wires. This is the second maintenance request that they seem to take extensive time to respond. They are not maintaining these properties yet they expect me to do such maintenance as yard upkeep and to pay my rent timely. I dont feel they are holding up their end of the rental contract.

    They finally showed up to repair a month after orig notification.

    *********** for rental property changed at beginning of 2024. Letter stated we would receive rental payment info prior to Jan 1st. I called last week of December and spoke with ***** regarding payment as no info had been received. *** stated it was a bank hold up and further info would be forthcoming when issues resolved which she said would be within the next couple days. I asked about *** payment and late chgs at that time and she told me to hold up until issues were resolved and there would be no late chgs if this took place after the 1st of Jan. *** called me the first part of Jan to inquire why I had not paid rent and I reminded her we had talked and that I was waiting on info from her. *** said issues still were not resolved yet and Jan rent needed to be paid by chk. *** said she had talked to so many people she couldnt remember what she had told everyone. I told her I would drop a chk at their office the following morning which I did and confirmed again that there would be no late chgs. When I got the info on how to pay subsequent rental payments I went online and noticed the late fee had been added. I immediately sent ***** a text which to date has not been answered. On the first I sent a text requesting the chgs be removed and followed up with a phone call. Neither was returned. I sent a test after paying rent today noting balance paid and late chgs that are being disputed. Not only did this business not do what they said but now they are not responding to any requests for communication. For a mgt company I feel this is unacceptable. I am asking that late cogs be removed as they are not owed and have a negative effect on my credit.
