    I have been staying at the Sync Harmony, located in Spring, Texas. Every month, an additional "resident fee" of $125 is added to the rent for services that are not provided by the complex. The trash is never collected on time. In fact, the trash is sometimes not collected for days, forcing residents to manually take the trash to the dumpster. I have pictures of the trash building up in front of other apartments and at the dumpster. This is a health and safety hazard and I am in the process of reporting it to Montgomery County. Multiple residents are complaining as they sent out an email acknowledging their deficiences, but that no rent deductions will be given. The office staff are consistently not in the office during the posted hours. No signs are posted and a "tour" is not being given. The office closes up early all the time. One of the front staff blatantly lied about being present in the office all day (which was a lie at I was trying to move into the apartment and the office was locked all day). Management later apologized. That staff member still works at the front office and has been caught in other lies. The maintenance requests "disappear" from the portal they tell you to use and repairs are very poor. A tech has been sent out to fix the dishwasher about 6 times now in the span of a few months. I am all for repairing equipment, but at some point you have to accept the fact a new unit must be bought (but that would cost the complex money). They have done nothing regarding mold damage (one repair included cutting a whole in the dry wall, bleaching the mold, and then screwing a piece of plywood over the hole). Water leaks in from two windows. The gates to the complex are consistently broken. We had a flea infestation due to the neighbors getting fleas. The complex initially refused to do anything. The auto-pay system does not work. Everything is a battle. Don't live here. It is extremely overpriced for the quality and service you will receive.

    Good Day I am a current resident at one of the communities being managed by Sync Residential in March we created a Work Order ticket for a A/C filter change because I assumed since we moved in September 2022 No one changed the filter was the reason it was HOT in my unit, I felt on some hard times and being to struggling in paying my rent so much so that I was about to be evicted, the leasing office helped me by referring me to a non profit organization that was able to help while speaking with the leasing office showing my gratitude I also explained that the apartment is still HOT but because of my situation I didn’t say anything she informed me that I still need to report it so on 5/19/23 I created a maintenance ticket for the A/C they closed it saying everything was ok. Again because of what this particularly manger did to help me and my family I am being extremely understanding so everything she says to me is like GOLD but it’s still HOT! In my apartment I go out and purchase floor fans it works for a little bit then boom we are at triple digits on the heat index and the kids are out of school so I e report it to she again also express why I’m not creating tickets because of what she did to help me she again explain to report it I created another maintenance ticket on 6/19/23 again the ticket was closed saying all reading are normal now I’m getting pissed but remorseful because the property management company around the time frame was also changing and losing employees she explained that to me since I worked in Property Management before and Currently works around A/C I was understanding… but the unit is still HOT so now I started telling them more verbally by going into the office. Lies after lies after lies it’s working today is August 3,2023 it is 90 degree on my thermostat we are all sleeping ***** they said they have to replace my unit outside hopefully it will be done by Friday August 4,2023 we shall see I will be back if it’s not!!!

In further review of your work order history, after several repairs to the unit, ultimately the decision to replace it has been made.     3 years, I lived in my apartment unit. No missed payment, no problems with staff and neighbors. Those years were wonderful. On the fourth year, management changed. Everything went bad. In November 2021, they rushed me to sign a lease with a 20% rent increase, less than a month before my lease expired. No negotiation. No time to find a better offer. This year, my area experienced a hailstorm. The day after the storm, I reported damage to my window that was not there a day prior. Weeks pass before I notice my furniture was moved around. That’s how I knew staff entered my apartment. Normally when that happens, I get some notification. A letter, text, something. But they left nothing this time. More weeks pass before I get a phone call that staff entered my apartment and a quote had been calculated. It was a third of my rent and I was obliged to pay it. I asked “why?” I did not make the crack. It was a consequence of the storm. Staff told me it was impossible. The crack happened inside (it’s double-panned). I insisted I did not cause it, but they continued to push me to sign the quote. I asked them for time to get a professional to assess the window and prove myself. They agreed. I’ve never hired someone to repair damages before. I started by Googling, “how to fix a window.” Weeks of calls, long drives and vetting of different services and I get a pro to assess the window. He scans the inside and outside and notes the crack formation was “likely” a structural issue, not man-made. It had been over two months after the storm, so he could not say for sure. He notes it on the quote he sends days later. At that time, I get Covid, so I emailed the quote to the office. They refuse, pointing to the “likely.” I remind them their quote came weeks after I filed my report. They text back that the company does not allow 3rd-party involvement. If I don’t pay THEIR quote, they do nothing. I offer to pay him myself. They refuse. Now they extend my lease, citing lack of prior notice.

Our records indicate the window was damaged from the inside and resident is responsible for replacement. A renewal offer was provided in advance on 6/28/22 and several reminders were sent to help resident make a timely decision and submit proper notice.     I don’t know where to start with this place, maybe the gates that are broken half the time and an app that doesn’t work, the dishwasher that almost falls out of place anytime you open it, or the feces in the hallways? There’s so much to list. Let’s not forget the lack of security, there’s not one camera, again the gates don’t work which led to my truck along with all of my work equipment getting stolen. The renovations are absolute garbage, they’ve painted over other peoples hair, left the apartment dirty with cockroaches on the day I moved in and the pool being out of commission for HALF time time I’ve been here. Not that I’d want to use it, it’s so nasty and has a green tint to it anyways. I signed a 6 month lease, go figure they messed that up too. Somehow it ended up being a 10 month lease which I’ve never even heard of and are now threatening to charge me an extra $300/mo now that I’m giving them a 30 day notice (they require a 60 day notice). I understand that’s written in the contract so that’s not the cause of this review, I would hope they were willing to work with me since they made a colossal mistake to begin with but they’re not. I signed the lease while out of state and conveniently enough I never even got a copy of it! There has been a human or dog dung by my front door for a month. There is trash everywhere, not to mention the bottle of literal pee that’s been there for 2 months. Supposedly it’s a non smoking community yet I have had over 200 wrappers from little cigars that I’m cleaning up constantly on my back porch from a lovely neighbor upstairs. They force you to get a garage and lock you in a contract for that (100/mo) if you have more than one vehicle. The trash service sucks, always an excuse as to why they can’t come on this or that day. Maintenance sucks, they totally forgot about my washer not working on day one for a solid week. Maintenance are thieves, they scoped out my friends garage. I wish I had the room to write more, there’s a lot.
