    Approximately two months ago, I reported a ceiling leak to Raz xxx at ********* ***********. It took forever to get his attention and arranged crew to check the leak. We initially suspected it being a pipe leak inside the wall since upstairs fixed similar issue before. After 2 rounds of check, it was finally diagnosed to be from outside balcony seal and an outside wall crack. Ray xxx charged me for the diagnostic fees associated with the leak without asking for board approval, and even accused me of making "fake" claim and wanted me to stop "Wasting" his time! As a responsible homeowner who has consistently paid HOA fees on time, I expect to be treated with respect and professionalism. It is unacceptable for a property manager to behave in such a manner. Rude and very unprofessional!

    Creative management refused to pay for my personal property that got destroyed by the recent rotten tree that fell on my property. Ray ***** made the decision immediately without asking for board approval. My attorney informed me that Whisper wood was responsible due the fact they did not maintain the damaged trees in the complex. I have pictures of the rotted tree and expert tree professionals who will testify. Mt attorney also informed me that FEMA would take care of the damage. May be FEMA will go after Creative Management for their lack maintenance and caring.

    Mr. ****** attended our monthly board meeting on June 13, 2024 to ask the Association to pay for his BBQ pit and other personal items that were damaged when a perfectly healthy tree fell as a result of the significant windstorm that happened in Houston on May 16, 2024. This property is a legal Condominium regime. The Association carries full property insurance and the residents carry their own Condo policy for personal effects, et.al. The tree mentioned showed no sign of distress or disease. Further, this owner never contacted the Association or myself as the Managing Agent prior to the storm with any concern regarding said tree. As we are all aware, property insurances have deductibles, and this property was at 5% of total insured values; total damages were well under the deductible. Therefore, all damaged that are the responsibility of the association were paid out of Association funds. Even if the damage was in excess of the deductible, no condominium association policy covers personal items and the Associations CC&R’s does not require the association to insure owner's personal items. The complainant was informed of this, and he did not like the answer. He contacted the board President to plead his cases. His request was denied. This Association is not legally bound to pay for personal property. We are sorry that this happened, but this was an act of nature, and this owner should have purchased his own personal property insurance.

    If I could give zero stars, I would. Since Creative Management has taken over River Oaks Gardens, I cannot get anyone to return my calls or emails. We have had issues with leaks but calls are not returned. I was assessed a fee for not turning in a survey on time even though I did not get a first notice. Worst company in the 23 years I have owned here.

    I am responding to your BBB review posted on 2/19/2024. In your review you make claim that you have contacted my offices on many occasions and have received no return calls or emails. You also claim that you were fined for not returning a form, as a result of management not informing you of the requirement. I spoke with Nichole R, your community’s property manager and have discovered the following. Nichole reached out to you with the intent of establishing how and why we would have not returned your emails or calls. We have searched our database for your email address and have determined that all of your emails have received a response, recognizing that due to health reasons one email was a delayed response. Creatives Management Co. (CMC) phone system tracks every call with amazing detail as to every aspect of each call. Nichole requested you and your husbands phone numbers, so that we could get to the bottom of your multiple calls that were not returned. She has requested your assistance (attached), on multiple occasions, to provide your phone number(s), to no avail. Following our discloser to you that we have the ability to track every call which is placed to CMC’s offices, you have not responded to our requests. If you will please provide me with you and your husband phone numbers I will be able to get a clear picture of what happened. You claim that you were not notified of the association requirement to return the completed form. As you know we have provided you with copies of the notifications. We can clearly show that the notifications were sent to your email address in email blasts to all owners. We take our responsibilities seriously. I insist that my staff respond to requests, whether by mail, phone call or email, in a timely manner. I want to assure that you, and all other owners/resident always receive prompt responses. If you will provide me with your phone numbers, I will get back with you as to my findings promptly.

    We were with a Company called ******* (AKA) ******* ********* MANAGEMENT They were awful. I don't think I could write a review bad enough. We almost went bankrupt when they called on a Friday night giving us 1 days to make a decision about their over priced $400k insurance policy they presented to us, which would had put our *******tion into bankruptcy had we signed it. I also found out that the insurance broker was employed by one of ********* affiliated companies (conflict of interest) We were referred to Creative Management and Jeff who saved us and guided us even though they were not officially our management company Jeff was able to guide us out of tragedy. We told them we wanted to go with their company but ******* was giving us a hard time letting go of us. Creative was able to bind our policy with their group policy until the policy came up for renewal and during the interim change over. There was over a 150k saving on our insurance. We have a wonderful manager Nichole Rowan and we couldn't be happier . We have been thru ***, ******, ******* ********* ********** and I can tell you after 23 years of being on the board for ***** **** ******* Condominium we finally found the right fit with Creative and hope to have a long lasting relationship with them. If you are looking for a new management company please consider creative if you are looking for a well organized competent management company. I highly recommend Creative for your managements needs. They saved ***** **** ******* in my opinion and their managers are experienced and fully competent. It is a family business' with the owners chidden also working for the company so we know they will be around for many years to come . Michael

    They won't return my phone calls about a problem. * ****** ****** ***** resident owner. body at Creative answers the phone or returns messages. I have a major problem with the renters next door and I need some resolution. I resolved the minor problem with the windows in 10 minutes. It seems to me that one should get a warning before punitive action is taken.

    As a director of a 270-unit condominium, I hired Creative Management in 2018. I am extremely happy with their services. They provide advanced accounting and budgeting services. Work orders are processed in a timely basis. I get same response from my hard-working account manager. Jerry York

    I’ve been fighting with this company for months about noises coming from their boiler room, my unit is located under both the boiler room and swimming pool pump room, I’m experiencing a constant humming noise coming from either one or the other, I’ve been sleeping on my couch with ear plugs in because of this, they insulated the swimming pool pump room, but only partially insulated the boiler room, which they said they would insulate fully I’m still hearing the noises, I’ve sent countless videos of the noises, this is so frustrating and traumatizing, I can’t wait until my lease is up, I don’t wish this on no one.

    On 12-12-2022 the tenant of unit 34C, who moved into the unit in October, reported a humming noise in his unit. A work order was issued to the associations plumbing the same day. On 12/12 the plumber arrived and made a slight adjustment to one of the pumps that mitigated the noise. It appeared that the issue had been resolved. The tenant called again on 12/15 alerting us as to further noise and the plumber was dispatched again. The plumber observed that the boiler equipment next to 34C was making a noise but not anymore than would be expected. The plumber then contacted the tenant in 34C and was able to get in the unit; the plumber reported hearing some humming noise. The plumber shut the boiler off and when he went back to unit 34C he could still hear the same noise. Further investigation revealed two (2) air conditioners (A/C) on the roof, and over the tenant’s bedroom, were a source of noise. The association does not maintain the A/C’s, so we advised the management company of the unit responsible for the A/C’s. We also sent a letter to the unit owner to assure the A/C unit would be addressed. Further investigation as to the noise coming from the A/C units found that there is 2.5 inches of insulation under the units and the entire roof is insulated. It was determined that this were not the cause of the humming noise. All sounds were normal on the roof and in the unit. We received additional complaints regarding noise. One of the associations board members delivered a decibel meter to the tenant to record the noise. Board members determined that the noise in the unit was within normal levels. With continuing complaints, the board approved insulating the boiler and installed foam panels in the swimming pool pump room. The HOA and Creative Management has been attentive and responsive in addressing this tenants concern. At this juncture the board is not willing to take any further steps and management take our directives from the board. The board has concluded that the source of any humming/sounds within this tenant’s unit is not coming from any association related source.

    That’s not completely true, I ran into another HOA board member on February 12, 2023 at an HEB , who asked me about the situation, I told him I was still hearing the noises, he came to my unit, determined that it was coming from the boiler room, I informed him that I was told they insulated the room, he open the boiler room ,to discover it was partially insulated, he said maybe it could be insulated more , he would sent an email and submit an work order to see if that’s an option, I’m still waiting to hear from them, I’ve contacted the company I pay rent to as well they are familiar with this issue .For the record this has been going on since I moved into this unit I’ve been sleeping on my couch with earplugs in every night, it’s easy for them to say it’s not an issue, when they don’t live in the unit.
