BSI Financial bought my mortgage from Mortgage Solutions during a loan modification in December. I was told that my 1st payment to BSI was not due until February. I was told that it could take 30 to 60 days for BSI Financial's system to catch up and report everything properly. I was told that during this time that nothing would be reported to the credit bureau's. On May 14th. BSI reported me as being 120+ days late. I am now being ignored by BSI and have even reached out to the customer care team and spoke with the office of the president. I was told that I would receive a call back within 48 hours.That call should have happened on Friday the 3rd of June. I have made all the proper payments to BSI.Business response

I refinanced my mortgage with Atlantic Home Loans (BSI Financial) in Jan. 2021. An escrow was started on Feb.9,2021. From that escrow, my County property taxes were to be paid by March 15, 2021. Atlantic Home Loans did not pay them. In March of this year, I received a certified letter stating the taxes were not paid and not only owed the original amount, but the new amount was $187.84 more because of fees. I reached out to AHL but was always directed to BSI Financials customer service. They assured me that the taxes would be paid and all fees too. It was never taken care of, and on April 10, 2022, I personally paid them along with all fees due. I do understand that all late fees are to be paid by the bank. I have tried to resolve this problem with no success. Now my mortgage is in the hands of Flagstar Bank and AHL will not respond to any of my concerns. My complaint, as stated in my letter, is for the late fees that accrued for the unpaid 2021 county taxes. Money was held in escrow but BSI failed to pay the 2021 taxes. They released that money held in escrow of overpayments to me in the form of a check a year later (March of 2022). I used that money to pay the overdue taxes; however it had accrued late fees of $187.84 more. I have not been reimbursed for any late fees. CLOSING DISCLOSURE DATED 1/22/2021 PREPARED BY LANDMARC ABSTRACT: Section G, Initial Escrow Payment at Closing indicates that 12 months worth or $1365.60 was held for property taxes with the total escrow payment of $3359.28 made to AHL/BSI. 2. TRANSACTION HISTORY: This document is from my online AHL account. Please note that on 2/01/2021 AHL received a single item receipt on $3359.28. As indicated above, this is the total escrow payment to AHL with $1365.60 included for property taxes. I hope you will agree that with documents 1 and 2 that I have proven that in 2021 I gave AHL monies to pay for my property taxes at closing, and AHL received those monies on 2/1/2021. AHL held the money that was required to pay my 2021 taxes. 3. A COPY OF THE 2021 REAL ESTATE TAX BILL FOR LLACKAWANNA COUNTY: Please notice that the county tax bill if paid by March 15, 2021 was $1064.91. Also remember that AHL held more than this amount for this bill in escrow as of 2/1/2021. 4. CERTIFIED LETTER FROM THE LACKAWANNA COUNTY TAX CLAIM BUREAU: I received this letter around 3/09/2022, the first notice that my 2021 tax bill had not been paid. I immediately called AHL but was connected to BSI financials service rep to whom I immediately sent a copy to BSI on their request. I have since learned that AHL and BSI have the same address, so assume they are in fact the same company. Throughout the month of March I daily talked to service reps from BSI. They would assure me that this was being corrected, or that a check was in the mail to Lackawanna County... all kinds of excuses. When speaking to Lackawanna County reps, I found this to be not true! Please note also that in March the total amount due was now $1244.60. I begged them to please pay this before any more was owed. They didn't! Notice in this document that on APR 1, 2022 that the amount owed would be $1252.75. 5. COPY OF PERSONAL CHECK FROM CBNA: I decided to pay the 2021 tax bill before fees even got higher, so as you can see, I sent a check to Lackawanna County Treasurer for $1252.75 which was the amount due for the month of April. The documents attached proves that AHL held enough money in my escrow to pay the 2021 tax bill but failed to do so. It also shows that after so many attempts to get help from BSI, I paid the bill plus the extra fees on my own. If you subtract the original amount due of $1064.91 from the final amount that was due of $1252.75 and that I have proven that I paid, the DIFFERENCE IS $187.84... For your information , Megan Porcenaluk, the difference is because of late fees! I also will note that before I received the Certified tax bill, I received a check from AHL for escrow overpayment. I now realize that was because they held my county tax amount in escrow for approximately a year while earning interest. I used that money to pay the original tax bill and used my own to pay the extra. Megan also states that my loan was released to Flagstar Bank as of April 1, 2022. I knew that and tried to get this resolved before that date in March. That's why the daily contact during March with BSI reps. I have since contacted Flagstar for help. They agree that late fees are owed to me, but cannot do anything. I don't think they have any responsibility with this issue either. This happened in 2021 and discovered before the loan was released. This is legally on Atlantic Home Loans. I am so disappointed that you will not resolve this obvious mistake on your part, Megan. I am aware that you realize that for me to hire a lawyer would be more than the amount owed. However, I promise you that I will request BBB to make my correspondence available to any other individual who is checking Atlantic Home Loans/BSI out for review. I have also found many 1 star reviews for BSI online. I will be adding my review to the many others. I also hope to reveal the relationship to AHL and BSI. For some reason AHL has very good ratings... Both companies seem to be one and the same. After reading the other BSI reviews, I can say I feel lucky that my loan has been released to Flagstar Bank.Initial Complaint

On 04/04/22 I called BSI Financial to inform that I have received 2021 Assessment notice from the Sangamon County tax assessors office reflecting we have a homestead exemption for taxes due to my husband's 100% disability rating with the Veteran Affairs Department. I was advised by the customer service rep that I would need to email this documentation over to ************@BSIfinancial.com. The supporting documentation was emailed as requested (supporting documentation attached) Once the email was sent I had called back to BSI Financial to advise that I have sent the requested information and obtain more information about the next steps. I was advised by this said representative to allow until Thursday 04/07/22 as she will escalate the issue to have the tax line and the escrow analysis to be reran/completed as my email with the supporting documentation had requested. She had advised me it would take approximately 24-48 hours since she was sending my inquiry to be escalated. Here is some education supporting the exemption. On Sunday, Aug. 16, 2015 Illinois Gov. Bruce Rauner signed Senate Bill 107, which expands the current Disabled Veterans Property Tax Exemptions in Illinois. Any disabled veteran who has a service disability of at least 70% would be exempted from ALL property tax payments. (On the supporting documentation sent over to BSI financial via email on 04/04/2022 in the box where it reflects 2021 exemptions it states "Homestead Exemption DIS Vet 70-100%) Which as per the above quoted Senate Bill 107 anyone who is at least 70% would be exempt from ALL property tax payments. I have made NUMEROUS phone calls since 04/04/22 to have this issue resolved & spoke with NUMEROUS supervisors named Kristin/Christian & Jonathan Casiano & Elizabeth who all provide broken promises that they will have this resolved to reflect my 2021 tax line to be exempt and give me my escrow back of $1243.55 which as of 05/02/22 has since been paid out escrow. We had a busted pipe in our house 4 months ago. Our insurance company assessed the damage and we contracted with one of their contractors to complete the work. The insurance company sent us a check to pay them but our mortgage company BSI Financial took the insurance money and has refused to give it to us to pay our contractor. They would not pay our contractor up front until work had been completed but the contractor obviously would not work unless some money was paid up front per our contract. We had to pay out of our personal funds to get the process started because our house had several floors that one could fall through. Since then BSI has sent out their own inspector to check on the progress and STILL refuses to turn over the insurance money. We did not choose this mortgage company as they bought our mortgage back in December. We can not complete the work because we can not pay the contractor anymore money(dont have it) and BSI refuses to give us our insurance money to complete the work.Business response

This mortgage servicer failed to pay my property taxes and provided false information, agreeing they would do so on at least 3 separate occasions prior to me paying it myself on the day before it entered "delinquent status." I ended up paying myself and now they refuse to refund my money or run an escrow analysis within a timely manner. I want my money back with interest they stole from meBusiness response

I am rejecting this response because:
I have been advised by BSI financial for the past 2 years that I could close my escrow account after 2 years of use. I have met all the requirements that would allow me to do so. I received a phone call today from a senior member of BSI financial who stated I would not be allowed to close my account because of their policy for funding VA loans. If this is a new policy, I was never notified- nor was this apart of my agreement when I purchased my house in 2020. I was only ever required, by BSI and by my initial loan servicer(onetrust homeloans), to keep my escrow account open for 2 years. This was an agreed upon term. Despite receiving notice that the term had been seemingly satisfied, a manager denied me the right to close my escrow account. I provided proof that my LTV ratio is absolutely within range to assume I'm more that 20% vested in the home. I would like to close my escrow account and would like BSI financial services to honor their terms and conditions listed in the document they generated. When I asked why this new condition was not listed on the explanation I received, the member of the escalation team stated that, "this was just the reason the computer generated." This is not an appropriate answer, assuming that this is a reputable institution. Thank you for your assistance. My choice to initiate the closure of this escrow account was the result of a long-time failure on BSI Financial's part to 1. Pay my property taxes on time and 2. Failure to notify my insurance company when transferring my loan.

I've been told by some representives that BSI financial requires VA lenders to pay off a percentage of their mortgage before allowing them to close their escrow account. I've received conflicting information every time I've spoken with them. Sometimes they say VA loans are required to hold an escrow account with BSI indefinitely. Sometimes they say the value of the home can be assessed in order to prove the lender has paid off enough of a percentage to drop the escrow account. However, BSI hasn't been paying my bills on time and is now telling me that they do not factor in the assessed value of the home- only the original mortgage is assessed and the current amount that has been paid. I would like to close my escrow account and I would someone to better explain the rules around closing it. I've been told conflicting information every time I call the service center. No **************** rep has given me a solid answer and they always have a different reason as to why i cannot close it. If I cannot close the account, I'm simply asking for a concrete reason why.

I am rejecting this response because BSI financial did not specify whether or not they would consider the current market value of my home to satisfy the 80% LTV ratio requirement. If they do not accept a current market value assessment, I kindly request that a contractual explanation be provided because this was not a part of the mortgage contract I signed for my home when I purchased it and I was previously told by a *** at BSI Financial that the current market value could be assessed for the 80% LTV requirement. If the current market value can be assessed, I respectfully request step by step instructions on how I may submit this reassessment.
[A CRITIQUE OF THEIR RESPONSE]
In addition, BSI financial stated that I falsely accused them of not paying my taxes on time. I suggest they conduct a more thorough investigation of communication records dating back to January 2022- which they conveniently left out of the assessment they provided to the BBB. They sent repayment to me for those unpaid taxes during the spring of 2022 only as a result of the first BBB complaint I initiated. In addition, they concluded they were not responsible for paying property taxes for the ********************* due in February 2022 because they had only recently acquired the mortgage. However, I was informed on 3+ separate occasions between January 2022 and February 2022 that they would be paying the property taxes due in February- therefor, late fees were accrued and were also repayed by BSI Financial. I just find it really confusing that this was left out of the BBB response as we all have access to that response.
The conversation I had with their *** on August 7th(cited in BSI's official response) was a reminder for them to pay my property taxes because they have consistently obtained incorrect billing amounts. When I attempted to provide the correct amount due, the *** declined to take note of it and stated that this information would be updated on its own. I did not state that I would pay it on my own- but I did explain that their lack of willingness to report the actual amount due made me feel like they were going to fail to meet their contractual obligations and leave me to pay the bill again. However- if you would like me to pay these bills on my own, which I have proven I am increasingly more capable than BSI financial in doing so, releasing my escrow account would be a far more efficient use of BSI Financials time and resources than these multiple miscommunications.

On 8/3/2021 is when my loan was transfered to BSI. I have been trying to get in touch with a representative since. My loan manager has received 100's of calls from me regarding the status of my loan when they purchased it. There is payments not recorded. There is a payment that was reversed right when they bought the loan to make sure that it was in negative status. I have three unapplied payments and the company is sending notice of intent to foreclose. With unapplied money sitting who knows where. I cannot get in touch with a rep that will actually help. I get set to voicemails that go nowhere. I also get promises to call me back that never happen. The loan modification paperwork that I received on my FHA loan is wrong and I have pointed out multiple issues. BSI doesn't care and they main reason they get loans to to swindle the customer to sign fraudulent paperwork littered with unfair lending practices and lawsuits that are cheaper to settle out of than to do honest business. I have been a business professional for 25 years of my life and never have I don't business with a worse company. EVER. They don't deserve to deal with FHA government loans and programs. I would not trust them on the finance from a lemonade stand.Business response

Bsi Financial was helping me with a partial claim to get my past due amount taken care of. So my file is being handled by loss mitigation department. My first representative was Lazandra W*******. She gave me two options. I chose the standalone claim. I recently received a letter via document center, on their website, stating new representative named Brittany T****. I called her to ask few questions about why my monthly is higher than what i was offered. I Called 4/13, 4/14, 4/15, 4/16. Customer care department even tried calling her and her supervisor and no luck. They say she has 48 hours yet not one call returned. Then i called 4/16 and was advised the past due amount was received on 3/8/2022 yet it's just sitting there as "unapplied funds". They haven't even applied the past due funds they received yet and it's now 1 month, i made 2 payments starting April 2022. They still show my account past due of 227days but they have all the funds. I can't even make a payment online because of such. Then i get a letter on 4/16 via document center stating i owe $8193 from 2/22 but dated 4/16. Full past due payment was received on 3/8/2022 but they have not applied the payment. It's just sitting there as unapplied fund status for more than 30 days. Apparently only loss mitigation can only release the funds. Bsi is playing with my livelihood and not being timely on financial Transactions. I'm finally at a place to get back on track and now i gotta call everyday to get help but still no help because loss mitigation don't answer the phone. My rep Brittany Tharp or her supervisor has yet to call me back and they are not open on weekend. Even if you call loss mitigation main line it automatically transfer you to your rep because your phone number is attached to the account. I just want the funds released,my account updated and explanation why my monthly is higher than stated in the partial claim option i chose.Business response

Our Mortgage Loan was sold to BSI Financial in December of 2021. We pay into an escrow and BSI is responsible for paying our property taxes. Our property taxes that were due on 2/18/22 remain unpaid and a penalty has been assessed. We have emailed BSI 7 times about the error without a response. We have called BSI 5 times. Each time we call, we are promised that a check will be mailed to the our county for payment of the property taxes. The taxes remain unpaid.Business response

Account # XXXXXXXXXX BSI deferred out Mortgage 12/10/2021 due to loss of Job related to Covid. Out payments were put on hold for 6 months until June 30, 2022 where they will start back up. Since then, they have hit our checking account every 2 weeks for the money, which we havent had and charge us a $35 late fee...as well as our bank charging us an overdraft fee. To add insult to Injury...they have reported us to ALL credit agencies as being late. Our credit scores have dropped over 70 points because of all the late reporting they have done! We just recently Contact the FHA/HUD offices and sent all info to them begging them for help. BSI only services this FHA loan. Hopefully the Federal Government can help us. We have call BSI NUMEROUS times....get sent to a voice mail recording For Melinda S******* 866-949-0136 ext **** and she is never there to take our call or called us back. Weve asked others at their number for help and they say only She can help us since she set up the deferment. We JUST got a letter to since 2 weeks ago to sign up for the deferment of 12/10/2021! We are afraid of losing our home....We are afraid of our lives being ruined because they continue to hit our checking account for money we dont have and continue to report us as LATE with all reporting credit bureaus. We have even written CEO Gagan Sharma and Beena P****** 2 times asking them to get involved. This should not be happening to us. I see there rating with your company is subpar so obviously this company is known for bad business practices. They need to repair ALL credit reports....honor the deferment they signed us up for....give back ALL money they charged us for Late fees and any fees they charged us when they couldnt debit our accounts. There are MONTHs reported to the Credit bureaus from last year...to present that are incorrect and ONLY they can remove them. I honestly think the NC States Attorney needs to get involved to research why this company is trying to have senior citizens thrown out on the street and ruin or credit and name. BSI failed to apply my homestead exemption to my mortgage. I have tried unsuccessfully 6 times via phone calls since 1/10/2022. That is the day I received Annual escrow disclosure statement. I called that day and was told they did not have my information concerning my homestead act. I emailed a copy of the exemption that day. I was assured it would be taken care of , 6 phone calls later all instigated by myself., was promised someone would call me back after speaking with me, Today is March 4th and I am still trying to get this resolved. I have been on hold for over 20min, no answer. Was told that this is a tax issue which is handled by a separate department but that department may only be reached by email within the company. They said the did not have a number for this department and that is was impossible for me to speak with someone My house payment went from 323.48 biweekly to 472.60 only because they refuse to apply my tax exemption.Business response
