    My health and well-being are not being taken seriously. I returned on June 27th to water damage and a broken A.C. For eight days June 28th through July 7, I've had blowers running nonstop in my unit. **** from Technique flooring and restoration said the goal was to preserve as much of the drywall as possible. On three different occasions (June 30th, July 3rd and July 5th) drywall and insulation were removed due to the lack of drying. However, there were no safety precautions used and the blowers left behind were blowing particles into the air. The carpet was also removed with multiple tack strips left behind. I had stepped on them numerous times. On July 3rd I received a tetanus shot.I've expressed my concerns of mold growth multiple times with Morris Real Estate in person, on the phone and through maintenance request. Despite the pictures I've submitted ********* at Morris Real Estate told me there is no mold in my unit and that the supervisor of Technique flooring and restoration said there was no mold however neither of them has been in my unit to test for mold. I was told the supervisor would come out on this same day July 3rd to check for mold and remove the tack strips and he did not. On July 5th **** and **** came to my unit. **** said he was only there because Morris Real Estate asked him to come out. He then told me there was no mold but proceeded to spray anti-microbial and wipe off some of the mold growing on the stairs. There is still water damaged drywall that has not been cut out.It is summertime in ***** and my air conditioning is still not properly working. A technician from ********************** first came to my unit to fix the problem. The same technician came out the second time (June 29th) he confirmed it is not cooling how is should but told me it looks like it's doing what it can give it a chance. The temp increases with the day reaching 80+. ********* at the office told me to keep my AC at 78. I am pregnant and cannot live in these conditions.

    On July 5, 2023 at 8:57 a.m., the tenant put in an online work order that the water heater had busted.  We immediately sent the maintenance staff to shut the water off.  Technique Restoration was there within an hour to access the damage and set up blowers to dry the floors and wall.  The owner put in an insurance claim and the insurance adjuster was at the property on July 6, 2023.  As of today, July 10, 2023, Technique carpet will be going back out to verify if the wall is now dry.  We have the estimate to fix the wall but can not do so until the unit is dry.  We also have the estimate to replace the carpeting on the stairs which can not be done until the wall is repaired.  The wall was NOT dry when the restoration company was there on Friday, July 7, 2023.  Technique restoration also verified IN WRITING that there is NO MOLD, this information was forwarded to the tenant. 5 days have passed since the original call, we have done everything in a VERY timely manner and have addressed all the tenants issues.  Regarding the *** it is 103 degrees out today - an ** will ONLY cool to about a 20 degree differential from the outside to the inside.  A simple ****** search will explain that as the ** company and we have tried to explain.  ***** Air has looked at the ** and has advised that the ** is in working order.  The tenant is also in a 2 story unit and heat rises, that is why it is warmer upstairs and cooler downstairs.  ****** ****** will give this same information as well.  It is unfortunate that the tenants hot water heater flooded the unit and it is also unfortunate that we are having extremely hot weather.  We have tried explaining this to the tenant to know avail.  As has the restoration company and the ** company.  The work is being done as fast as it can in accordance with the tenant's lease.

    I am rejecting this response because: The information provided is incorrect. The water heater was not the issue my air conditioning unit is. My initial work order for both the water damage and the poorly working air conditioning was submitted on June 27th. On June 29th and July 3rd, I submitted work orders the concerns of mold and on July 5th I submitted another on for the air conditioning. I am being told it is an insurance claim however there has not been an insurance adjuster by my unit. On July 6th a group of four men knocked on my door saying they were with Morris Real Estate and came in to take pictures. July 7th **** from Technique flooring and restoration arrived at my unit at 3:21pm to pick up the last blower and informed me that everything is dry. It is stated that information was forwarded but it was not and mold was not tested for. After receiving a response today, I was contacted by Morris Real Estate for more than one reasons. I was told that work should start tomorrow however the is not completion date and they're only replacing what is cut out and not all of the water damaged areas. I was also informed that agreement to terminate my lease with possible refund of my security deposit is available and won't be held liable for any other fees or payments. I am requesting my termination of my leases, security deposit as well as this month's rent payment. You could not lease my unit in its current conditions; therefore, I should not be obligated to pay a full moth of rent.

    Yes, it was indeed the ** and not the hot water heater.  The tenant has been given the option to give notice BY JULY 15, to move out by JULY 31, 2023, as the living conditions are unbearable for her.  If she choses that route, her deposit will be refunded to her less any expenses as noted in her lease 30 days from the date SHE TURNS THE **** IN.  As the tenant is NOT a professional in any of the aspects of the needed repairs due to the leak, the professionals are who we are listening to regarding what needs to be done and we are following those instructions.  That includes the restoration company and the ** company as they are both licensed professionals.  

    Thank you and we will be looking for the tenant to issue her move out notice by the date stated above.

    I am rejecting this response because: I do not have to be a professional to know right from wrong. I was obligated to pay a full month's rent without a complete unit. You would not be able to lease this unit with partial walls and carpet. Therefore, I should not have been obligated to a full month's rent. The job was started today (7/12) but is still not complete. Refund of deposit as well as the prorated rent from July 1st to July 15th.

    The tenant has in fact been living in the unit and complaining every step of the way as if we it was our fault that the ** leaked.  We have made every effort and hired professionals to do the job and she is still not satisfied.  The offer we have given is our final offer.  I will not continue to go back and forth.  The tenant has my phone number and can call at anytime.

    The tenant never responds to phone calls. I finally went to her unit on Wednesday, April 19 as the electrician had called her multiple times.  The tenant said she has been sick with teeth being pulled and her phone number had changed and she gave me the new number.  We cant make repairs if the tenant cant be contacted.  The electrician is scheduled for Monday, April 24, hopefully she will answer his phone call so the electrical issue she reports of her lights flickering can be addressed.

    Ms.  ********* came into the office to pay her rent in October and we let her know she needed to sign her lease renewal and how much her rent was as it was increasing.  The letter to increase the rent was sent to her and her housing counselor in advance as per her lease.  She was also billed for her AC complaint that she is referring to as she had the thermostat on fan instead of auto and had the breaker off.  See attached bill, she stated she would NOT pay the bill and the office staff advised her that the invoice for the repair would be taken first from any money she paid as per her lease.  Regarding her lease renewal, it was emailed to her as she requested, then she came in and refused to sign it due to the bill on her account.  She wanted to take the lease with her and was advised that she could read it in the office but could not take the unsigned lease with her. In addition, see attached notes where ALL contractors are NEVER able to reach her.  SHE DOES NOT ANSWER THE PHONE.  If you look back at previous complaint about her electrical issue, you will see where I drove to her residence and found her at home and she told me that her number had changed and that she had been in the hospital. The vendors are NOT going to keep calling and calling and calling they have also been by multiple times.  She has a few minor housing repairs that need to be done prior to the 18th of December and NO ONE has been able to reach her.  All the work orders with the remarks are attached.  

    As her lease ends January 31, ****, perhaps the best thing is for her to find another place to reside.  We are at our **** end with trying to work with her.  She is more than welcome to giver her notice and vacate.
