    Corporate will rip you off with high move out charges even if you have cleaned tubs, wiped down surfaces, vacuumed carpets and left the apartment very clean. Here is our story. We were only two occupants, lived here for total 14 months (Dec 2022 to Feb 2024), non-smokers, no pets and no kids. After move out in Feb 2024 we were hit with entire carpet replacement, entire apartment painting and odor removal charges. We have never spilt any liquid (not even water) on the carpet in 14 months. We have never touched the wall paint. We never wear outside shoes inside the apartment and we always ask people to remove their shoes outside before entering the apartment. Also they charged us for odor removal. We only cooked on weekends and meal prepped on weekends for the entire week. We are busy professionals who didn't have the luxury of cooking daily. Hence imagine our surprise when we were hit with entire carpet replacement, entire apartment repainting and odor removal charges. Still we tried to look for an amicable solution and we reached out to corporate (they call themselves ARS or ****************** Services) and offered to pay for professional carpet cleaning/shampooing services and reasonable painting & cleaning charges, but they wouldn't accept anything less than full carpet replacement, full apartment repainting and odor removal charges. After interacting with ARS the impression we get is that they won't listen to logic and their intent is to make previous tenant pay for brand new carpet and brand new paint for the next tenant. In our last 20 years of renting, nowhere had we been hit with carpet replacement and repainting charges. In fact renting is the sole reason we had been putting off having pets till we could afford to have our own house. Our credit score has remained good because we have left all of our earlier apartments in good condition. Ballantyne's corporate is very unethical. BBB should look into the unethical practices of this company.

    We document all move out charges with photos and invoices for the completed work. All residents are given the option to be present for the move out inspection, and the move out instructions are detailed on the back of the Notice to Vacate you signed. Those instructions are provided to help ensure the maximum return of your security deposit. We would be happy to provide you with additional information about each move-out charge you incurred.     I had a discussion with Ballantyne Appartment, ********** office staff and Manager regarding my full payment when I had a plan to exit early from the rental apartment **** on May 15, 2023. After a complete discussion, the manager office gave me amount to pay full calculating all penalties and fees and prorated Month of May payment - that comes around $3500. So I agree and as per the discussion gave them a notice of 1 month before my moving date. When I checked my Month of May auto debit from my account- amount of $4016 was paid to Ballantyne apartment from my chase account - that was already in exceed of $500 that was discussed. There were too much hectic things going on that I never asked them this amount why it was deducted with excess and without justifiction - which I thought the Apartment authorities will be good enough to understand the excess pay and will return me excess amount. In stead of that when I completed my move, I got a letter from Ballantyne **************************** that I owe them to pay ~4000$....whoo ? Is this how their system works......After so many fight discussions, they realized wrong doing and still send letters of pending payments and taking legal action of payments.This management has the poorest coordination between the rental authorities and the accounts department. It is clearly indicating that they are harassing the customers with sending letters of payments eventhough the full payments are made to them after local manager authorities as per contracts. The Management has kept ****************** somewhere else who has no idea of how good the local authorities are and maintaining their rental relations. The wrong calculations , threatening letters to genuine US Citizens from these authorities are not acceptable. Hence eventhough I was so happy with the apartment when I left , it makes me worse experience from their ******************* to not to recommend these apartments to go for rental.

    We explained to ************** on May 24, 2023 and June 17, 2023 that despite his short payment of the required fees prior to vacating, we nonetheless adjusted his account to honor the terms of the early lease termination agreement, as well as explaining the charges that made up the remaining outstanding balance on his account. The outstanding balance owed on **************** account is accurate and pursuant to the terms of his Lease Contract.
