    21Hundred at Overton Park is rotten is ever sense. A majority of the amenities listed within the lease are often not provided. This includes, but is not limited to, working wifi, an open/functional gym, an open/functional pool, working HVAC, maintenance failures, and an incompetent staff. All of these issues have been voiced by many individuals and can be seen under their reviews. I have gone a week without A/C in the middle of the summer multiple times with no accommodations made. The rents rates increase despite these issues being unresolved. They consistently add charges to people accounts for no reason. The wifi has not working properly for months on end. Considering 21Hundred is a "student living" location, students cannot function here because of the lack of wifi. We cannot complete assignments, study, or even research online because our wifi never works. I have voiced my concerns to the management for months and nothing has changed. They send "fix it" completion orders, but nothing is ever fixed. This complex and its staff are solely focused on getting new signees instead of their current residents.

    Hello,



    The resident has lived at the property since August 20, 2021, and has a lease currently through July 31, 2023. Since being a resident, they have only made reports/ work order requests for the following: AC in the unit, front door being jammed, and issues with finding studs for mounting their TV. These reports were made 5/10/22, 4/8/22, and 8/20/21, and were completed within 48 hours, 24 hours, and 48 hours respectively. These requests were relating to an old unit that the resident occupied and not the current unit that they are in. The current unit that the resident occupies does have 1 reported work order for the unit, but it is for the resident's roommate's fan not working - this was reported on 12/3/22 and closed within 48 hours. These claims have not been officially filed or made with the property staff and we are unaware of any current issues that the resident has been experiencing.



    The resident's account statement reflects rent, added parking, and utilities and nothing more as they pay rent in a timely manner.



    The property has experienced issues with the Wi-Fi at the property but has stayed in communication with the community regarding any internet issues and outages and has worked to resolve the issues in a timely manner. No additional reports of internet outages have been made to the property staff or management team by the resident to be able to assist and troubleshoot.



    Due to the current demand and supply for student housing, our rental rates are set in advance prior to the start of the leasing season and are adjusted and/ or increased based on the leasing velocity (demand) for the property.



    Reports from this resident have not been made to the current property staff- this includes verbal, in-person reports, and emailed reports/ complaints. Reports and complaints also have not been emailed to the property email inbox.
