    As part of a home purchase, I scheduled an home inspection from Noble Property Inspections for September 8, 2024 with **** ******* (#*****). The total was $420, which was paid directly from my checking account. I went to the property while **** was there, but stayed out of his way so that he could do his inspection job. Afterward, we reviewed some of the issues he found, some of which the seller agreed to repair. The closing happened and I moved in on October 11, 2024. That is when I realized that the shower in Master bedroom had a leak that went from a few drops, so a full on leak. That wasn't the only issue...as I was showering, I felt the floor move and heard a noise. I looked down and discovered two large cracks in the shower floor. Then I remembered that **** stood inside of that shower while checking everything out, but totally missed this damage. I can no longer use that shower because doing so will cause water to spill into walls and faucet has been shut off. Replacing the cracked shower shell will cost me anywhere from $1,200 to $2,000 if not more! Had I been made aware of this, I could have asked the seller to repair or give me money to do so! I reached out to **** (no reply). After I submitted a complaint through Noble website, ****** ***** reached out via email. She asked if the crack was there during inspection and could I send her a photo. I told her that is what I paid them to do. This was only my second time in the home, but it was the inspector's job to point out damage, not mine! At the minimum, I would like a refund since this overlooked damage will cost me money to repair/replace. It could have been avoided or handled had I been notified.

    We appreciate the opportunity to address this matter regarding the inspection conducted by Noble Property Inspections, PLLC. We take all concerns seriously and have thoroughly reviewed the complaint, the inspection report, and additional documentation provided.

    Inspection Details: The inspection performed by our licensed inspector was a visual, non-invasive examination of the propertys systems and components as outlined in our agreement. The inspector tested all accessible areas, including the shower, by running water and ensuring proper drainage. During this process, no visible cracks or structural concerns were observed, nor were any abnormal sounds noted.

    The inspector did identify and document other plumbing deficiencies in the home and recommended consulting a qualified plumber. This demonstrates the thoroughness of the inspection and the attention to detail provided.

    Limitations of the Inspection: Per our signed agreement, the inspection is not exhaustive and cannot uncover all possible defects. Specifically, our agreement outlines the following:

    Scope of the Inspection: The inspection is a non-invasive and primarily visual examination. Major visible defects as they exist on the date of the inspection will be noted in the report. The inspection intends to reduce risk but will not eliminate it entirely.

    The inspector is a generalist and not a specialist. If further evaluation is recommended, it is the client's responsibility to seek expert consultation.

    Complaints must be reported within 30 days of the inspection date.

    The cracks in the shower floor were not visible at the time of the inspection, nor did the inspector observe or hear any indications of structural issues in that area. Based on the clients statement that she heard noises before noticing the cracks, it is possible that these cracks developed after the inspection due to material stresses or usage.

    Based on our findings and the terms of our agreement, Noble Property Inspections fulfilled its obligation to provide a comprehensive, good-faith inspection on the date of service. The complaint concerns an issue that:

    1. Was not present or visible during the inspection, as evidenced by the inspection report and accompanying photos.
    2. May have developed after the inspection, which occurred more than a month prior to the complainant's move-in.

    While we understand the complainant's frustration, we respectfully disagree with the claim that our inspector was negligent or failed to document a major defect. We encourage the homeowner to consult with a licensed contractor or plumber to evaluate the current condition of the shower and address the issue.
