    Im a new investor living in ********** and purchased my first rental property in ***********. I hired ******* for the rehab in February 2023. ****** was the general contractor that I was communicating with. Throughout the whole process, ****** was assuring me that permits were being pulled, inspections were being passed, permits were being closed out, etc. Being my first real estate investment, I was unaware that I could verify all of that information with the city, so I took ******* word for it. Admittedly, a huge mistake on my part that I had to learn from the hard way. The original quote for the rehab was $36k. After a couple of change orders, my final invoice was $58k, which I paid in full after a final FaceTime walkthrough with ****** in April. When I was finally able to make it to the house 2 weeks later, I walked into an unfinished house with quite a few items that still needed addressing. A main one being that the brand new HVAC system, which I paid $7k for, wouldnt turn on. ****** assured me that we were waiting on the city for the final inspection to close out the permit, then everything would work as intended and he would get his guys to come finish the punch out list. A few days later, a stop work order from the strike team appeared on the front window stating a mechanical permit was never pulled for the ***** ****** assured me it was a misunderstanding, that they pulled permits, everything is getting straightened out. After some digging on my end, no mechanical permit was ever pulled, the indoor and outdoor HVAC units arent even compatible, so the system was never even intended to be operable, the plumbing permit is still open because the plumber was never paid to finish the work, an electrical permit is still open, and I currently still have AT LEAST $12k worth of unfinished work to be done that ****** was already paid to complete. I could keep going, but ** only allowed **** characters to file this complaint. Highly dissatisfied with this company
