    We currently have a lifetime warranty with Arredondo Group, located in ***********, **, for our house foundation. Arredondo Group will not currently transfer this warranty (we are currently under contract to sell) due to inaccurate reports that show our foundation has issues. To date, Arredondo Group has not disclosed any of their measurements. We have spent $325 to have a Structural Engineer come access the foundation, who found no issues. We are also spending an additional $250 to have RamJack come and access the foundation, who also found no issues with our foundation when we asked for their survey back in 2018. To date, we have completed our home inspection (also no reports of foundation issues) and the only item holding up the sale of our home is Arredondo Group.

    Arredondo Group visited this property to evaluate the levels of the foundation on March 21, 2022, the same day this complaint was filed. The transfer of a warranty is not a instantaneous as there are other steps required such as making sure there are no active leaks under the slab. Arredondo Group paid to have the sewer system tested at this property and the test failed. The warranty transfer that the client signed states "Water from any source allowed to surround, undermine or penetrate beneath the foundation voids this warranty." Regrettably we cannot transfer this warranty.

    Complaint: 16922020

    I am rejecting this response because: the results of the Static Pressure Test conducted on the 25th showed a 3 to 5% drop in pressure indicating that while a leak is present, it is a hairline fracture in one of the pipes. The presence of a small leak is not sufficient in of itself to prove there has been any water pooling near the foundation or any of the concrete piers. Only after work is done to locate and correct the leak can a determination be made to any potential damage. Therefore the warranty was negated prematurely. Once again we will be paying for any and all plumbing repairs.

    Furthermore, we have received in writing the results of a certified Structural Engineer stating the foundation has no major deficiencies. Contradicting the information Arredondo passed on to us as the home owners and the Buyers who are currently under contract to purchase our home. To date, despite requesting on multiple occasions (November 2018, December 2018, and March 2022), Arredondo has provided  no copies of their foundation measurements or assessments.

    Finally, we are immensely disappointed in the lack of professionalism displayed by Arredondo. After filing our initial complaint, ****** Arredondo contacted our realtor ************************ ************** with the statement YOU BETTER PUT YOUR CLIENTS ON A LEASH. 

    Due to the lack of professionalism displayed by Arredondo we are amending our requesting for resolution:
    1: Transfer of the Warranty based on the Buyers wanting to continue with Arredondo and the results of the plumbing repairs
    2. Arredondo discloses all assessments taken at our property from April 2018 to present, to both us as the owners and the Buyers agent
    3. Any information related to our foundation must be shared via email to ensure all parties conduct themselves professionally 

    We cannot emphasize this enough. We are not asking for any money or services from Arredondo. We are simply asking they be professional, honest, and transparent, upholding the original terms of the Warranty we signed in April 2018.

    We understand the homeowner is desperate to sell this house and a condition of the sale is to provide a warranty on the foundation. However, rules are rules. The attached documents back up the timeline below.

    4/23/2018 Property owner signed and returned warranty transfer form.

    9/26/2018 Arredondo Group (AG) visited the property at the owners request and determined adjustments needed to be done on the existing piers.

    10/08/2018 AG paid Tator Plumbing to test the sewer system, no leaks were found. See attachment.This means AG would make the necessary adjustments under warranty with no cost to the owner.

    10/24/2018 Property owner sent email with photos showing the cracking in the drywall.

    11/26/2018 A pre-construction meeting was scheduled with the property owner to point indicate which piers needed to be opened and adjusted.

    12/27/2018 This date was scheduled to adjust the existing piers. The commencement of the project was put on hold by the property owner.  Notes indicate "we are now waiting on ******** to call and confirm a date."

    3/22/2022 AG visited the property and took elevations at the request of the listing agent even though she was told there needed to be adjustments performed.

    3/25/2022 AG paid ***************** to test the sewer system, leaks were discovered voiding the warranty.

     

    The property owner knows there is a problem with the foundation or they would not have called us to the property in 2018 with concerns. According to the realtor the property owner did not want AG (at our expense) to make the adjustments on the foundation because they "didn't want to mess up the floors."  This is an unfortunate situation however the terms of the warranty clearly indicate it will be void if leaks are found. The warranty also states the foundation adhere to an elevation drop of one inch in twenty five feet and this foundation has had a drop in excess of three inches since 2018 which AG was previously prepared to perform at no cost to the property owner.

    Arredondo Group will be more than happy to provide all previous documentation relating to the work that was done and all the elevations taken from before the current owners purchased the property on the condition the complaints that were filed against us with the BBB be removed.
