    Hi! Thank you for the review and I apologize for that.  I recently had to get a new phone and while they transferred all of my data from my old phone to my new phone, the messaging ap that we both use to communicate back and forth deauthorized the account because the actual phone had changed. I don't change phones routinely (My previous one was an Iphone 7 and the battery was pretty much done) and just missed reverifying my phone.  This has since been remedied and messages to all my clients who prefer to use that ap have been sent to verify that we can still communicate and let them know what had happened in case they were starting to get concerned.

    Thank you again for getting ahold of me and letting me know about the issue so I could get it addressed!

    Horrible all around company. ***** acts oblivious to everything with a smile. Things were never fixed, we put our own money into a property. Painted inside, outside, new toilet, patio. Never Reimbursed. Ok, thats fine. Got back from vacation, were told they had family moving from ********** that was taking over the property, had a moving truck on the way, and we had to leave asap. We needed time, just got over a pandemic, rent prices were crazy and houses were going fast. Still trying to shove us out with the whole I got a moving truck with furniture coming the familys on our way LOL, the house got put up for rent for $275 more. The whole story was made up because he wasnt man enough to say he just wanted to raise the rent, for the second time. Yes, it was raised once. In writing he has we were great tentants, sent referrals. It was him that just had to be dramatic and make up a whole dilemma, knowing we have 2 small children, we just needed time to find something which we did in a month upon being forced. LOL just a mess. I feel for whoever rents from this property.

    Tenant's lease was up on June 30th 2022. I was instructed by my owner in the middle of May to notify the tenant their lease was not going to be renewed due to the owner having family moving down to ***** who wanted to live in the property while they established their residency and employment history. Tenant at the time had not paid May rent. Tenant was hand delivered their official 30 days notice on May 28th along with the owner's offer to use their security deposit for last month's rent so they would have funds to find a new house. ****** agreed but on the 14th of June notified us that he was still having problems qualifying for another property. At this point, the owners family had started driving down from ********** expecting to arrive along with their furniture in the first week of July..On the 3rd of July I was contacted saying that they had found a place and needed another couple of days to finish moving out. I informed them of the new tenants impeding arrival and that if the property was not turned over on the 5th that. as per my owner's instructions, an eviction would be filed for non-payment of May and June rent.On the 5th of July, the eviction was filed for non-payment of May and June rent.The owners family arrived in town the following day on the 6th. Possession had still not been surrendered. New tenant had to make accommodations for furniture delivery and lodging at their expense due to the property not being available due to old tenant holdover.On July 9th I received a Request for Rental History from another management company. This was filled out and returned the same day.On the 11th I was notified by a neighbor that the house appeared empty.On Tuesday the 12th I went to inspect the house and found the wife. I was told they had found a house and the leasing packet was being drawn up and would be ready on Saturday the 16th.Another inspection was done on the July 19th and found everything but a green shelf in the master and the 2 large dogs were removed from the house. I notified them the new tenants would like to be able to at least unload their furniture in the garage, that the keys were not in the lockbox, and also noted that the dogs did not have water in their bowl.I checked again on the 21st to find the dogs and *************** were removed, however there were no keys left at the property. I sent a text asking where I could pick up the keys and got no reply.On July 22nd I head back from the husband that his father-in-law had been at the hospital and they were with him all day and he didn't get my messages. I asked him for his forwarding address to pick up the key and got it. The eviction happened on the 25th of July for non-payment of rent. Prior to the eviction my owner agreed to offer a chance to securitize the back rent owed in the form of a promissory note and drop the eviction, as they were a young family with two small children and an eviction on their record would only make finding a place to live more difficult going forward. I met with the husband to go over the note with him and show him how we came to the total that was reflected on the note. He refused to sign and said he would wait to see the judge. During the eviction the husband raised the same claims about repairs not being done nor reimbursed, which was summarily dismissed after we provided proof of repairs via. contractor invoices and receipts. A judgement was issued on behalf of my client for the entire back rent due with zero deductions.While I was, and still am, sympathetic to the difficulty of the situation, they were never told they needed to "leave ASAP" but at the end of their lease term which they agreed to when they signed the lease extension. She is correct that rent prices in the summer of 2022 were going crazy, and their difficulty in finding a place to rent was predictable which is why they were given more than a months notice and the owner had agreed to let them pay the last month's rent from the deposit, which is normally only used for that after all other expenses have been deducted. That is also according to the lease.The property ended up not being taken by the owners family due to the presence of fleas, which the owner did two separate treatments to remove. By the time the fleas were removed, the new tenants had found another place to rent. As for the new rental amount being $275 higher, it is for the reason she mentions earlier. That was the market rent for the property in the summer of 2022. I have been in business for ********************************************************** that time, the rising cost of living is just a fact of life, it is not something that I am unfamiliar with or intimidated by.The property was left in good condition at the end of the day, with the exception of some light cleaning and the fleas which are not unexpected when someone has pets and is normally treated for and taken out of the security deposit before a property is relisted to rent.

    ***** has been my property manager for 5+ years. He has gone above and beyond to take care of my needs, being so far away from the property myself. When we decided to sell, we went with ***** again, because of his excellent care of us and the property. You cannot hope for a more conscientious property manager. The company I had before him failed me miserably, a huge office that *********** remain power less, with a pool going green and a tenant that did not pay the last month's rent. They wouldn't do anything about that, and I fired them. Thank goodness I found ***** immediately and stopped having to worry about anything like that happening again.
