On Monday September 2nd I put in a maintenance request to have my refrigerator replaced in my apartment. I didnt not hear anything from the office until I called them myself the following Monday, September 9th. When I called the office manager told me that she sent maintenance over but since no one was home they left and did not replace my refrigerator. I explained to her that I work Monday-Friday, 10am-5pm and I usually get home by 5:30. I then told her that I dont mind that they come in while I am not home, and she said she would send them over at 5:30 Monday or Tuesday(September 9th/10th). I was home well before 5:30 both days, and no one ever come to replace my refrigerator. It is now Thursday September 12th and still nothing has been done. Every time I call no one answers, I have left messages every time I call, and I have texted them and still no one answers. I cannot buy cold groceries, and I have had to throw out everything in my refrigerator because it has all spoiled. We have also been dealing with a leak in our roof for over a year now. Everytime it rains the ceiling in our living room leaks. We were told they were going to have roofer come out and fix the roof, but they are extremely bad at communicating to us when things have been or will be taken care of and fixed

Maintenance has finally showed up and replaced my refrigerator. You can cancel my complaint if you can. They were told a different apartment, so it was all a bunch of miscommunication

My AC was having issues, and actually caused my ceiling to cave, in September 2023 and we were told it would need to be replaced. Nothing was done at that time, and then on 7/21/24 my AC started leaking again. This time, 2 different companies came out and looked and said it was over 40 years old and needed to be replaced. We have not had AC since then and have been getting the run around from management. They told us that they had requested a permit, but after speaking with the City of *******, I was informed a permit has not been requested for this property in a long time. It gets up to over 90 in my apartment during the hottest times of the days, and the only thing management has done is give us window units that don't do very much. I have 2 kids and cats that are having to suffer in this heat. We pay $1,300/month and have lived here since Feb 2023.

My air conditioner went out close to end of July and what went from it will be fixed on Monday, to now going on 3 weeks. They put in 1 small air conditioner in the room and a coolant fan sitting in the living room. It's not cooling the apartment down in this heat. We can't get a response to when the situation will be taken care of. They're requiring rent to be paid but they need to hold up their end of the lease also. I would like exchange of rent for the length of time I have had to be without Air.

I have verified in our systems and it seems this report is from someone who does not and has not ever lived at Ridgeview. In regard to this apartment, we were informed on August 10th of the ** not coming on.  Maintenance went right away and the resident stated there was nothing wrong with their ** at that time. The resident called again later in the day and they were given a window unit because the air handler would not turn on.  It needed a transformer so we put in an order.  On Saturday, August 22nd, we got better portable window units in at the office.  On this day, office staff set them up with one, even though they already had the window unit they wanted in the bedroom.  When new maintenance started, the transformer was replaced on 09.11.2023.  There are no reported ** issues from this apartment number.  If there are, please have them let us know so we can make the necessary repairs.

The property manager that was actually there on site , named ******, was there at the time. The lady that has responded to this message was not on this site at all. ****** and the other worker are no longer there. And there was a request put in on the Rent Website and they deleted it. I checked it after they put the a.c in and the rent was paid, the request order was taken off.

The water in our apartment complex was turned off on August 11th 2023 due to a water main break, I called the apartment corporate line and was told the city was aware and it would be fixed by the 12th, well since the 12th we have had water maybe 1 day fully and it is the 18th now. I called corporate again today and was rudely responded to and told I need to call the city, when I asked for a number to call the city I was told she didn't have one also very rudely. Just prior to this my ac was not working, it got up to 92 degrees in my apartment, I went outside thinking maybe it just froze over and instead found a broken wire I called and made a maintenance request to have it fixed asap as I have an animal and my guest which is a 5 year old toddler, instead they brought me a window unit and left it outside my door however this window unit would not work in my windows due to the style of it and not being compatible. I went and got the stuff to fix the broken wire myself and was told not to fix it myself. Even though I am very mechanically inclined as I work as a mechanic for a living. I just want the water turned back on and the apartment complex to stop giving the runaround on any maintenance issues.

In regard to the water issues, ****** *****************************, never spoke with someone in the office.  The city did have to shut the water off to make repairs to the main line, as they did with the surrounding homes.  We did correspond with everyone on the property via text message with updates, however, once the office closes, we are not able to send updates.  Therefore, a text was sent to the community letting them know that if they wanted continued updates, they would need to contact the city.  The water was restored by the city once the 3 main leaks were repaired. There was a night afterhours, ******************** called our after hours line, telling them his AC wasn't working.  When they contacted me, I called maintenance and he said he would be there in 30 minutes.  He did have to take ******************** a window unit for the time being, as you cannot work on anything electrical in the night and the particular maintenance man that was on call is not certified to work on such things.  Once maintenance arrived, no one was home to accept the window unit.  When I called ********************, he seemed upset that maintenance was there and informed us he would not be back for a long time.  He DID tell us he could fix it himself because he knew how, however, it is too much of a liability to allow a resident to work on issues with their apartments, especially without knowing their certifications working with something this serious.  Our lead maintenance showed to his apartment that next morning and made the necessary repairs.  We did retrieve our window unit once this was complete and placed it in a window in a different apartment that we needed to order a part for.  There was never any mention from the resident that he had trouble putting the window unit in and we had no trouble putting it in the next window.  Also, I'm not sure who he says he spoke with at corporate, as we do not have a phone number for corporate, only email.  I understand ******************** is wanting the repairs made, however, he has not made us aware of anything else that needs fixed and the repairs in his complaint have been remedied.  We are not inclined to give him a refund, as everything we had done followed the laws of the ***************************.

I filed a complaint about AC in apartment at Ridgeview Apartments not working around end of July and was told if I resolved the complaint the AC would be fixed and we would receive $500 off of rent. We received $500 off of August rent but the AC has not been fixed. We had to vacate the apartment from 7/30/22 to 8/2/22 due to the high temperatures in the apartment. We were told by the maintenance emergency line that the manager had contacted an actual AC company to have a professional come take a look at the AC unit, but only a maintenance man came by on 8/2/22. Management did not alert us that he was coming and the only reason we were aware of the maintenance man coming by was because of our Ring Doorbell. When we came back the AC was still not fixed, it reached 81 degrees in the apartment on 8/2/22. Management was contacted on 8/11/22 when the AC stopped pushing out cold air yet again, we used a thermostat gun and the air vents are 89 degrees while we have the thermostat set to cool. Management was contacted on 8/11/22 and said the maintenance man would be over after fixing another issue on the property but no one came by the apartment that day. It's now 8/12/22 and we cannot reach anyone at the management office via phone and we were sent to voicemail on the emergency maintenance line. It has been 80-85 degrees in the apartment for almost 24 hours.

Business Response /* (1000, 5, 2022/08/16) */ We have went in the unit any time resident has placed an order several times entered with a witness such as a district supervisor and additional maintenance guy as well. There were different things that were done to the unit and it was working fine. We installed a capacitor, also cleaned out the unit well on the outside. If there is a work order in place, we do not need to notify the tenant it is on the lease contract. We have been very professional and have attended to the work orders in a timely manner. I sent two Maintenance guys last week, they've put on Freon, I contacted the residents to see if the apartment was cooler and resident stated it was still hot in there, the last solution is to replace the unit which has been ordered. Corporate office even sent a supervisor to witness if the unit was cold inside and it was at the time the supervisor was here, they even compensated the resident with $500.00 off the rent due to the resident requesting to get reimbursed. Compressor has been ordered and will be installed as soon as we receive it.
