I hired Belden Real Estate company to manage my condo in Ogden. They did not fix any of the problems the tenants reported to them. They would not return phone calls and couldn't figure out how to do a direct deposit for my payment. They did not give written notice for 30 day move out ro Tennant when instructed by me. They have not given me the deposit money they collected from my tenant and refuse to follow up.

I had previously hired Belden Real Estate Management to manage my rental house in Layton. After being contacted by the tenant that they, for the third time in their tenancy, had asked Belden to make a repair to the house but the repair had not been accomplished in two weeks and Belden had not contacted them. On Jan 25th, I fired Belden for failing to manage the property. I was not contacted back until Feb 3rd, at which point I reiterated that they were fired for failing to hold up their side of the contract. I asked them to send me the deposit and keys as soon as possible. The contract required the deposit to be returned within 30 days, which would have been Feb 24th. On March 28th, I finally received a check, but it was $500 less than the deposit amount. I have attempted contacting them no less than 30 times and they have not answered any phone, email, or text.

My husband and I were clients of Belden Real Estate Management from Jan 2019 to May of 2021, for a property we bought in Layton UT and rented it out. We had no problems with the business at all. We were on good terms with their representative Yohanna, who we would contact as occasion warranted over the years. In March 2021 we decided to not renew the tenant lease once it expired in April 2021. We contacted Yohanna and made her aware of this. The tenants subsequently moved out in May 2021 (they asked through Belden for an extension which we granted), and we made plans to move to UT to live in the property ourselves. In June 2021 we had personal contact with a gentleman who said he was Yohanna's assistant. He delivered to us the keys for the property. Now in 2022 it is tax time, and I have tried to contact Belden REM by phone and email for a month, asking for our 1099 for rental income received from January to May 2021. No one has contacted me back. There is never anyone in the office. We are stunned by this turn of events, since all our prior experience with this business was very professional, timely and positive. We do not know what state or county agency to contact to ask if they are even still in business. Please help us contact them, or refer us to whatever state, county or local agency governs this type of small business. Thank you. P.S. There is now a sign on their door at **** * *** *** *** *** Layton, stating they have moved their office to an address in Ogden. The phone number they give ###-###-#### is active, but no one ever answers it. Messages left have not been returned.
