I am filing a formal complaint against ******** ******, the property manager at **************************************************** Since October 3, 2024, I have been waiting for my rental application to be processed, despite meeting all requirements and paying the application fee. The property manager has repeatedly delayed the process by refusing to provide my guarantor with the necessary information to complete the application, even though the complex accepts guarantors.Other applicants have received complete information about unit availability, leasing terms, and move-in dates, but I was only given partial details, such as the rent amount. I have also been subjected to unnecessary and repetitive requests for additional paperwork after being told my application was complete.Additionally, I witnessed Ms. ****** sharing sensitive information about another applicant, including their income and bank details, in an unprofessional manner. This raises serious concerns about privacy and confidentiality at the complex.I feel I have been treated unfairly compared to other applicants and subjected to undue delays and lack of transparency throughout this process.Desired Outcome:Immediate and fair processing of my application.Assurance that privacy and ethical practices will be upheld at this property.A written explanation for the delays and inconsistent treatment.Thank you for your attention to this matter.Review from DD D

No ***************** unresponsive to residence. Cascades Overlook. Lived here for 3.5 years. Rats the size of squirrels. Trash piles with continuous demand of open tops to keep it under control. Rate increases. Add-ons to base rent, trash, water, service fees. Beware of the final pricing. Mice, flies, ********* bees, wasps, roaches.Office staff has turned twice in 3.5 years.Noise complaints are handled through local police non-emergency lines. There have been several. Walls very thin, hear your neighbors snoring and other noises. Unresponsive to issues. However, the maintenance staff is good.Kettler Management is unresponsive to issues at your complex. It is too corporate. I have sent letters, emails, and phone calls. No one ever responds but they are the first to respond if you are late or disputing add on fees.Rate increases are huge! Canceling your lease even with 60 days' notice they charge you an additional 2 months' rent. Other property management companies do not ***** you as much!Review from Erick M

Title: Disappointing Experience at Delamarre by Kettler in Celebration, Florida I regret to say that my experience at Delamarre by Kettler in Celebration, Florida, has been nothing short of disappointing. From the lackadaisical administration to the deteriorating community atmosphere, there are several aspects that have left me thoroughly dissatisfied. First and foremost, the administration's blatant disregard for addressing issues within the community is appalling. Despite numerous complaints about noise disturbances, including those made by tenants with medical disabilities, it seems that little to no action has been taken to rectify the situation. Over an eight-month period of lodging complaints, there was no tangible effort made to alleviate the problem, displaying a clear lack of concern for the well-being and comfort of residents. Furthermore, the overall state of the community is distressing. Far from the idyllic image often associated with Celebration, Delamarre by Kettler appears to be on a downward spiral. Reports of increased crime activity and a general lack of cleanliness paint a grim picture of a once-promising neighborhood. It's disheartening to witness the degradation of what was supposed to be a thriving and vibrant community. In conclusion, my time at Delamarre by Kettler has been marred by frustration and disappointment. The administration's failure to address issues such as noise complaints, particularly when they impact individuals with medical disabilities, speaks volumes about their priorities. Coupled with the concerning decline in the overall quality of the community, it's evident that Delamarre by Kettler falls far short of expectations. Incompetent staff, including property manager. My lease renewal, scheduled for November, faced significant challenges as the property managers failed to provide a signable document. Despite numerous attempts to reach them via phone and email, they remained unresponsive. Meanwhile, I received threatening emails insisting on a higher month-to-month lease if I didn't sign promptly. Seeking resolution at their office proved futile, as the staff there were unable to assist, prolonging the process. The office attendant took an additional month to respond that he didn't know how to help, and the property manager showed no initiative in resolving the matter. Upon arriving to the office, I was met with a room full of residents with similar complaints of incompetency and unresponsiveness. Parking issues persist, with staff consistently occupying resident spaces, forcing us to find alternative parking within the property. This includes showing the property to potential residents using their own personal vehicles instead of their designated golf carts. Furthermore, despite paying for the service, trash bins are neglected for weeks. My teenage daughter has faced harassment from the property manager on more than two occasions while doing homework in the business office. I believe this to be racial profiling, as caucasian kids are not thrown out of common areas. The community experiences a recurring problem of vehicle vandalism, yet the property managers and owners neglect to implement any security measures. Instead, they allocated substantial funds to repave the parking lot. Overall, the customer service at this complex is severely lacking; poor at best, evident in the ongoing issues and the unprofessional conduct of the property management. I rented at County Center Crossing in Woodbridge VA. I moved out over 60 days ago yet still haven’t received my deposit back. After speaking with the office, they informed me that the deposit was approved back in July but I still have yet to receive a deposit. Additionally, they informed me that the amount I was receiving back wasn’t the full amount I paid which I’m beyond confused considering the cleanliness and condition of the apartment when I moved in. It was a million times cleaner when I moved out, there was absolutely no damage done to the apartment, and the carpets were cleaned. I also had no pets. There’s no reason to not receive the full amount back. It’s concerning that they take the money so quickly, but I’ve contacted headquarters and the apartment office several times and can’t get any answers as to why I STILL haven’t received my deposit back over 60 days later which I was guaranteed to receive in 60 days of moving out.Review from Xi L

Unfortunately, I can't give a 0-star rating, but I feel compelled to share my experience while living at Amberleigh Apartments in Fairfax. I resided there for less than a year, and I must express that it was one of the most disappointing apartment living experiences I've had due to the consistently poor A/C system and unresponsive maintenance. During my time in the apartment, I lived with my baby, and we endured excessively high temperatures for over a month without functioning air conditioning. The A/C system was not activated until the end of May, which added to our discomfort. In the following three months, we encountered six instances of the A/C breaking down. Despite numerous attempts to report the issues, my maintenance requests went unanswered each time. I found myself resorting to calling their emergency maintenance line every hour, desperately trying to convey that my room's temperature had reached 88°F, rendering it unbearably hot for my baby to sleep. However, my pleas for help seemed to go unnoticed, and I received no assistance. In an attempt to find a solution, I visited the leasing office to speak with the manager. Regrettably, she was frequently unavailable due to meetings and was unable to spare any time for my concerns. Even after managing to discuss the matter with her, no effective solution was provided to address the ongoing issues with my A/C. The continuous struggle to communicate with the management team and the lack of resolution for my A/C problems have been extremely frustrating. This has been an ongoing battle for three months, and I'm left concerned about the possibility of facing this situation every day. While I am unable to assign a 0-star rating, I hope this feedback sheds light on the challenges and discomfort I faced during my time at Amberleigh Apartments.Review from Jasmine B

I applied for an apartment and was approved 2 days-3 days later. When I came to see the apartment, I noticed the hallway had a putrid smell (almost like someone died). When I mentioned it to the assistant manager, she guarantied me they were working on the smell and that it would be gone prior to me moving in. I was instantly turned off by the entire apartment due to the smell of the hallway, but unfortunately I didn't have time to look elsewhere. When I came to get my keys about a week later on 05/01/2023, I noticed the smell was still there and Beyond potent. When I brought it up to the office again, I was then told by the Manager that it was a "legal matter" and they're "working on it". If this was a legal matter now, I'm sure it was a week prior as well, and something like that should've been disclosed to me. A month later, and their resolution to the smell in the hallway is air fresheners. On top of the awful hallway smell, we are now in the beginning-middle of June and I still haven't had air not 1 day since I've moved in. I work from home in 85 degree weather with no air. In May I was told by maintenance that some units were having issues, and it would be resolved soon. Emails have also been sent out about air; yet I haven't felt a whiff of air from anywhere but the windows at night. To add on to those headaches, the toilet looks trifling, and my power randomly goes in and out in the kitchen, living room and bathroom. I called emergency maintenance when my kitchen, living room, and bathroom power went out all at once. The maintenance guy told me he didn't know how long it would be because "the power is not an emergency" and literally never came. Last night dirty liquid flowed from the washer, to the wall, and into my bathroom. "Emergency Maintenance" showed up at 10:37pm on a Sunday, 2 hours after telling me he was on his way. I've been soo anxious to get an apartment here for years and now I'm just annoyed, disgusted and completely over it.Review from Kristi S

I live in Avondale Overlook (owned by Kettler) and it has bad mice infection. I’ve been living here since 2013, and I feel like I’m in prison being set up for a fall. I’ve seen this time and time again. They did the same to Channel Square in Southwest DC. Got us out then turned them into condos, which are mostly white people. Georgetown use to be all black. They hope the tenants choose to leave because they’re trying to gentrify the building. I’m tired or racist narcissistic, entitled people consistently migrating people of color. These people care nothing about its tenants. I’ve already contacted Channel 7 and they’re going to do the story. When they show up, no one knows but they been on Kettler’s case since 2021. We have been sending formal complaints to the Delamarre location office for weeks and nothing has been done. Our neighbor at 1210-205 has been having loud sexual intercourse past quiet time that has been stated for all residents in the lease to respect and also in our town. This has been been violated because we are waking up pass 10pm which happens to be in the quiet time window. When we complained to the staff, the staff told us they will handle the issue but have not. This is now impacting our daily lives because we can't get a full night rest and also we can't sleep in our bedroom that we are paying for in our lease contract due to the noise coming from next door. Kettler and Delamarre don't deserve any star because it just seems they will take your money but anything within the lease agreement is ok to bypass. I get that no one from staff lives on this property so I don't expect Delamarre or Kettler to care, but when this issue is now impacting our lives to not get sleep, which we have to drive and also work, that is crossing the line. How can I not sleep in a bedroom on a piece of property that I am paying for monthly and also obeying quiet time when the people next door don't.Review from Mitch S.

I live with my two roommates in their Amberleigh Apartment Home complex on Gallows Rd in NOVA. We have lived here not even a full year and have experienced rude and unhelpful office staff and poor maintenance. Our first incident was with the A/C where we were forced to endure above 77-degrees Fahrenheit temperatures for weeks when the outside ambient temperature was below 60-degrees Fahrenheit. We tried to follow their guidelines by inputting maintenance requests to fix the issue and visiting the office to request some sort of help. They were unwilling to do anything to fix the issue except recommending I purchase (without reimbursement) a window A/C unit to supplement their poorly maintained and ineffective central heating and cooling system. Eventually I had to give up the fight. Our most recent issue has been after inputting 3 "emergency" maintenance requests for a clogged toilet, a shower with multiple pipe issues (won't drain and shaky pipes) and an A/C not working properly. We attempted to unclog the toilet by plunging and snaking the drain multiple times with no luck. When an "AC" repairman came to fix our issues, he caused a substantial leak following plunging the toilet aggressively while ignoring my multiple requests for him to stop plunging. We now have significant water damage and possible mold growing as our home is above 75-degrees Fahrenheit and humid. One of my roommates as severe Asthma and this problem was left alone with no solution in sight for 3 days. The "A/C" repair man also deemed the A/C "fixed" after only replacing the air filter, while the thermostat is set to 60 and the inside downstairs temperature is at 75-degrees Fahrenheit. I am simply requesting some sort of help for this with no luck, as I am unable to get my own plumber as they need landlord approval. Please I beg of anyone reading this. DO NOT RENT FROM A KETTLER COMMUNITY. YOU WILL REGRET IT!
