    please do not purchase from community this company handles ex crystal lake if you visit no repairs on community dirty signs dirty trash cans dirty siding never pressure washed the place has a **** condo fee for a dilapidated community the community needs to remove them out! they are taking from the elderly owners who have fixed incomes they are disgraceful

    Thank you for sharing your concerns about the community. It’s important to address these issues to ensure the residents’ needs and expectations are met. Please know that we take direction from the board of directors, and our role is to provide them with suggestions and obtain proposals for various projects. However, it is ultimately the board’s responsibility to review and approve the contracts. Additionally, it is the responsibility of all owners to pay their assessments, as these funds are critical for supporting necessary projects, repairs, and replacements within the community. We’d also like to highlight the following projects that have been completed or are currently in progress: • Reserve study completed (required to be completed every 5 years) • Entrance monument lighting repaired/replaced • Removal of the pier that was in poor condition • Mailboxes repaired and painted • Sidewalk repairs throughout the community • Installation of Verizon services for interested owners • A maintenance plan started with ****** to inspect and make repairs to buildings, including: o Installing neoprene overlay boots at deteriorated pipe vent boots and sealing flashing interfaces o Sealing exposed fasteners on step flashing, apron flashing, and vents o Hand-sealing loose shingles with Geocel roofing adhesive o Cleaning debris from diverters, skylights, and areas prone to debris collection o Inspecting and sealing chimney caps/spark arrestors and collars as necessary o Performing minor flashing repairs and inspecting roofs for substrate damage or missing shingles o Addressing substrate damage below roof-wall interfaces and recommending kick-out flashing installation o Inspecting skylights, curb flashing, and replacing failed sealant as needed o Documenting and reporting skylight cover deficiencies Additionally, the board will be discussing plans for phased roof replacements for different buildings at the next meeting. We encourage you to attend upcoming board meetings to stay informed and share any additional feedback. Your input and engagement can help drive positive changes within the community.

    This company will send you a late notice over and over again, even though fees were paid on time. We kind of laugh about receiving a piece of mail from them because it is usually something that’s wrong. They really need to start calling people back because you never hear anything from this company. I wouldn’t recommend them for anything

    Absolute slum the way they disregard our community is so disgusting we have rats and snakes and trash and we pay as much in fees as our mortgage this has to stop especially on the disadvantage communities

    Saved old banking info without permission & attempted charges without permission several times. They are now threatening to put a lein on my home and place legal charges against me. I had a credit with them at the time they are accusing me of not paying my bill. Horrible customer service. They are out to get every penny no matter what harm is done to the residents.

    Abigail - our staff, myself included, worked very hard with you to ensure that you understood your responsibilities for payment of the association dues. You neglected to update your automatic payment, which you had set up with us in writing, or to notify us that you had closed your bank account. Therefore, we continued to attempt to pull payments from your old, closed account. So, your accusation of us trying to attempt charges without your permission is invalid. Our company is tasked with obtaining payment on all amounts due to the association client that we manage. We take all steps authorized by law in order to do so. I believe that you now understand your responsibilities and have or will be bringing your account current.

    Jennifer Williams at Chesapeake Bay Management did a great job handling my concerns about getting my siding repaired. The Landscaper contacted me and said they would pay the Invoice for the repairs. The previous review has been removed at my request on 11/08/2023

    I have been working with Chesapeake Bay Management for over 10 years & have found their managers & staff to be knowledgeable, helpful & responsive to my questions & needs. Their tasks of managing communities with so many different personalities is a difficult one & they handle each situation promptly with professionalism & courtesy.

    On several occasions I was overcharged for HOA fees they found what the issue was and finally reimbursed me, now yesterday I received a letter stating that I owe and am behind on payments of **** I have and do make my payments thru automatic deductions from my checking account, it's IMPOSSIBLE that I could be behind
