I rented a property from this company for almost 2 years. I was notified the owner decided to sell the property. I asked if I could find a place sooner than the end of the lease they would let me move out early. They agreed and told me I didn't have to give notice just let them know when I moved and return the keys to their office. I moved out 3/31/2024 and returned the keys to their office that day. It is now 5/1/2024 and no security deposit returned and no explanation.Customer response

We put in a work order in Jan 2024 for a pipe that burst underground. There maintenance man came out to look at it mid march. So it has been over 2 months. And Told me what they would have to do and I heard him talk to someone on the phone. And it is ***** and nothing has been fixed we have been without water and half the power to our place. We own the trailer and pay rent the lot. And we were told anything above ground like plumbing, hot water tank stuff like that we have to pay for basically anything that would come with us if we moved the trailer. We have been over 5 years never miss rent or even paid late. We always pay on time or early. We have 2 children and our sons companion animal as he is autistic. So were filling up jugs of water to flush our toilet, dishes and go to my gfs moms house to shower. There have been many fires over the years to trailers around here and we have no water if something should happen. We want these issues fixed and some kind of reimbursement for not having water or power to half our place.Initial Complaint

Rc Schwartz has outright ignored every property they manage in ************** since they have managed. The park they are under investigation and violation for is the ****** Mobile Home Park. They have had a notice of violation served and the 15 days came and went. They have ignored the tenants, the city, the county and even the state Attorney General. They have garbage accumulated to a point the *** has been seen out here inspecting. The health department has been out here writing violations for garbage and vermin infestation. We have the owner, ************************* claiming there is asbestos on site and has been for some time. This park has become ******* and scary for all the residents due to **** Boatsmans negligent actions and the accumulation of garbage and nuisance tenants.Initial Complaint

I recently moved out of one of their properties and turned in the keys on august 3rd. So they had 21 days from that date to send me an itemized list of repairs that were done along with the remaining balance of my security deposit. And if they fail to send it post marked no later then 21 after I returned the keys **************** law states they lose the right to use any of the deposit for repairs and must return the full amount of the deposit. This company is such a joke and very unprofessional. They dont answer any phone calls and wont call me back. The office is always locked and has a sign that says by appointment only. But they wont answer the phone. REALLY. Honestly, their business license should be revoked for operating in bad faith and for neglecting the concerns of the people renting from them. Especially when there are health hazards that their tenants are living with.Business response

*******, your keys were dropped off on the 3rd as you stated, I see there were text exchanges leading up to you dropping off the keys as you were supposed to have them dropped off prior to the 3rd. We agreed not to charge you for the additional rent / failure to comply with the terms of the lease in regards to vacating and holding over. Your security deposit disposition was sent out on 8/17 (well within the allotted time-frame). You left the place in fairly poor condition requiring much repair and maintenance. You failed to secure the property upon move out and someone, reportedly your ex-wife was still in the property apparently squatting when the walk through was completed. In the coming days the neighbor heard and saw/heard her coming and going, cops were called but she had left. In regards to hazardous living conditions / health concerns there were no reported maintenance issues or concerns that would suggest any such issues. This was a newer building with no differed maintenance or potentially hazardous conditions.Customer response

As to the condition- I have a walk through video of the place before I moved in and after, which Id be more than happy to provide so I comparison can be honestly made.
RCW 59.18.280 clearly states that R.C.Schwartz must personally deliver or send via first class mail through **** all receipts or invoices and or estimates for repairs within 30 days of receiving the keys. Which they did neither, therefore the deposit must be returned in full.

I scheduled a viewing of a house that is being managed by R.C. Schwartz. Due to my work schedule, I had to make special arrangements to view the house on an extended lunch break, based off of the time and day that their associate, ****, suggested. I texted a confirmation, as I was asked, and when I arrived at the house, I was told by someone working on the property that **** would be here to show me the house himself. Well **** not only DIDN'T show up to he appointment that he suggested the timing of, but *** and all of his co-workers have their calls going to voicemail! They are not only reliable, but the property he was to show me so has yeah laying around and sticking out of the ground, there is a chicken cup on the back that isn't cleaned and I can only imagine what illnesses are growing in it and the house is crawling with bugs/insects/pests all over it, but it definitely has a newer paint job to try and hide the pitiful condition of the house! Don't waste your time on this company or the properties it represents. They are a waste of any form of investment, time or financial!Business response

I can't get this page to let me add pictures, but no sane parent would rent this place in the condition that it's in and that company stands to represent it. That not only says a lot about the company, but not showing up for an appointment that one of their employees suggested and scheduled just tips it off. They aren't worth people's time or money, proven by their own actions, or lack there of. They even know that they failed on their own part when **** messaged me later on saying that he didn't notice my confirmation, but if you know that you even have a tentative scheduling, a responsible company/ employee would be double checking to make sure that they done have an obligation. I have seen multiple things that show their company's laziness and will make sure that anyone asking me for advice when looking for a home goes nowhere near their company, simply because I won't support a company with such low standards.Initial Complaint

I have contacted this company 4-6 weeks ago regarding property that I am trying to find out about to help my senior brother find a place to live. I have called this company multiple times and still to this day I have never received a call back. Every time I have called them, they all tell them they can't help me because it has to go through the leasing agent ****. I just don't understand why they can't return a phone call!Business response

In August, I had a burst pipe in my laundry room causing catastrophic flooding. Their emergency maintenance line was not working. It took them two days to respond so we took care of the problem ourselves. When we requested reimbursement they declined because they didn't authorize the repairs. But they left us no choice. Then, on November 22nd, our furnace stopped working. We tried contacting the emergency line and it still wasn't working. We went 19 hours with no heat before I finally called the main office when I didn't get a response to my online maintenance request. They resolved the issue at the end of the day, but that resulted in over 24 hours without heat in a home with small children. Today, a pipe ***** in my laundry room again. The emergency line still doesn't work. They responded to my complaint and voicemail saying someone would get back to me ASAP. No one has responded. We've been without water for 8 hours. They do not provide livable homes or compensation when they cannot correct the problem. There are multiple construction defects, mold issues, and this home has not been inspected since I moved in. We have had to correct numerous problems ourselves. They do, however, text me abusive text messages about my overdue water bill that was spiked due to their inaction on their poor plumbing. This all after they've raised my rent by ************************************************* to have to go on food stamps despite making 75K a year.Business response
