On 1/10/22, BBB sent Berrada Properties Management Inc. a letter for a detected Pattern of Complaints. These complaints pertain to consumers alleging unsanitary conditions in rented units, safety issues, and lack of communication from Berrada Properties Management.

On 2/14/22, Berrada Properties responded to this letter, stating that they work hard to resolve tenant issues and complaints in a timely manner. They also stated that as many of the buildings that they manage are older, they may be in disrepair with a large backlog of deferred maintenance. They state they have a large staff that responds to requests for service and repair, and most issues are responded to and resolved within a day or two.

    Hi, I have sent emails and I have talked to people at Berrada about the water issues that damage my kitchen set that I paid ***** for. Also we had a gas leak for about too days and WeEnergies turned off the gas. I had to replace two stoves, because it was always smelling like gas in my apartment. Found out that we had a bad gas leak due to taping the gas line instead of fixing the issue. I want to know do I have a case against Berrada? And if so what do I need to do?

    I been living in Berrada properties for 8 years and 7 months and nothing but total disrespect. I got sick from the basement flooded and nothing was done smelling fumes developing H pyloris April 2024 sick 4 months stomach infection along with other issues. My furnace slow gas leak energies had to came out and they did not come out as soon as they should took their time June 2023. I complained about my be charged monies that I dont suppose pay. They have me in the court system case wasnt my fraught still have that on my record, towing my about 8 times since I been living here, I had Covid 2019 during pandemic and I wasnt able to wash my clothes in the basement because they pull my sink out of the basement and left it out for months water bagging up flooding, The have me in delinquent right now charging me excessive late fees which my rent is paid but still emailing me of this damaging my credit. I have been here for 8 years and 7 months. I complained to the BBB months ago and someone from inspection was sent out for flooding smells etc. I am complaining again for water in basement. The inspector came out flood damage water stilling running out from the pipes here and there not doing anything tired of complaining Stressed out etc. I am working on moving out. I complained to BBB and someone from inspection was sent out nothing was done from it. Tired so ready to move

    I moved in ******* properties in in oct of 2021 the whole time I was their I complained about roaches mices and repairs he never came out or sent anyone out then when I moved out he never returned my security deposit the building caught on fire and he never repaired it it was smoke damage and he never offer me and my kids another place to stay everything thing in my house was smoke damage and I was forced to move out

    ******** properties never turned my heat on and we was always cold!!! Freezing temperatures I gave them a 28 day notice and moved out !! was told to be out and pay $50.fee that I owed and they refuse to give me my $665.00 security deposit back. THEY charged me $ 1440. Thats 2 rents with late fees back in July or AUGUST I showed them my receipts they still wouldnt grant it.This is unfair I get ssi I dont deserve to be treated this way I was told they do everybody like this I want the $720. They took in Aug on auto pay and my $665. Security deposit that was never returned upon me moving out of 2019.********************************************************

    I have reported to have them turn our heat on 2to 3 different times and they still have not turned the heat on. I have been having to use electric heater due to management not turn my heat on and getting sick constantly

    I moved in to *****************************. 2018 in 2021 they switch management and was brought out by Berrada Properties thats when everything went wrong they lied to us about rent rates. They said it will be the same then made us move out of agree to there rent increase with only 1 month notice. They never fixed anything in my apartment just patched up the outside. They fixed one apartment just to show the city inspectors. They left the rest the same but still changed all of us like they remolded our apartments as well from that point on they changed me in increase for 4 months back extra to my rent and then start to charge more every 3 months. My rent went from 640 to 850 in less than a year time with them. My apartment was broke into the door was broke down and Boarded up my rent was paid up 4 months through a federal program through Community advocates and they wouldnt give me ***** to apartment. I then said I was gone to move out and gave them notice o needed to get inside to get my things again my rent was paid up months through community advocates. I left the the crib never returned and they put a eviction on me. They are slum lords and the cause of so many people hardships in the ********* area and should be looked into by the ***

    I have been a tenant at ********************************************************************** since 2014. At that time rent was $875 a month with fridge and stove included (I purchased my own appliances which is in unit) ceiling fan, heat included, blinds included, dishwasher, garbage disposal, carpeted along with two parking spaces. Four to five years later Berrada Properties went up on rent to update every unit, which entailed changing locks to all of the units, My unit 4010A was NEVER upgraded nor was I informed about the upgrades. I called several times requesting the upgrades with no avail. I have been having problems trying to get things fixed in my unit since then (all the amenities they say was included from the beginning) As of 10/01/2024 will rent has increased to $1,090 a month which was previously $1,015 from the past year. I have taken ALL proper steps with calling/contacting the ***************** several times, also respecting their commands to send email to address my concerns. Since WEEKS has passed an NO ONE came out to address The black Mold around the bathtub, the ceiling fan that needs to be tightened, the blinds that needs replacing along with the carpet and garbage disposal. (I've been here 10 years; it's the same since I been here) etc. I have provided pictures of EVERTHING thru the email address provided. After a month with NO RESPONSE, I emailed the manager at the payment center which she said she would forward the list of repairs. Another month has almost past, and NOTHING has been repaired. At the TOP of the NEW lease Agreement/Contract it states what type of housing/units Berrada properties provides, WHICH IS A FALSE AN MISLEADING CONTRACT AND LEASE.

    On June 28, 24, I was not able to access my property with the key. I contacted this company numerous times and no one could tell me why this happened. I had to pay a locksmith to regain access into the property. The locksmith told me it looks like the locks had been changed. I contacted ***** who I always deal with and he told me that was odd but that was it. He didnt even bother to respond and say this is not something that he would handle. I then went to Berrada properties and was told there was no reason why the locks would have been changed. Which was the same thing I was thinking. This happened to a coworker of mine because they tend to send people out with little to no English speaking and they inadvertently changed her locks in error. This is completely illegal which is why I feel they are not taking accountability. I called them and spoke with an agent who told me she would look into this and contact me back. She also told me they would be taking care of some of my rent. I am waiting on this to happen so I can pay the rest. I have called multiple times and left countless voicemails which remain unanswered. I also spoke with a **** who said he was a manager and he would be contacting his manager regarding this manner to date I have not spoken to anyone. Additionally, the heat is not working properly and they had the nerves to ask me if I had an air conditioner. Like what??????????? there is supposed to be central air. All of the equipment in this house need updating. I have also had to pay for multiple hotel stays because of the tempter in the home. I sent them pictures of this as well and have had no luck getting this resolved. They sent a guy here twice and it's still not working properly. This company should be investigated for the way they do their tenants. Then an Hispanic female called me indicating she was the main manager and told me she thinks I am the one that changed the locks and called me a B**** Absolutely ridiculous for a place of business.
