    The Tenant was a month to month tenant. Was given a 28 notice to vacate. Which is the required documentation by wisconsin law.Month to month tenancy there is no reason needed and that was the box stricken on the notice.

    Tenant did not pay July or August rent. 

    Tenant security deposit of 655 dollars was held to offset the **** plus dollars of unpaid rent and late fees.

    There was also substantial pet damage to unit including cat urine soaked into subfloor which required multiple days of Ozone generation. Also subfloor had to be sealed even after Ozone generation as the odor was still present. This process set the remodel back over a week and cost several hundred dollars in materials and  labor. These issues were not charged to the Tenant as her delinquent rent far exceeded security deposit.

    Tenant has made false claims about myself and my business multiple times in the past year. To BBB and consumer protection. I have been contacted by your representatives asking to become a member, due to no claims and an A+ rating over 20 years in business.

    Ok, as far as refusal to maintain property at 376 Cross Street:

    1)    In the six years of ownership it has received high-efficiency boiler upgrade in 2018.

    2)    Three of the four units have had floor covering upgrades.

    3)    Most, if not all, appliances are less than 5 years old.

    4)    Most lighting fixtures have been upgraded to modern LED fixtures.

    5)    In 2018, I brought Focus on Energy through to improve our power and water usage. Improvements included faucet and shower head replacements. We also replaced toilets with 1.28/1.6 gallon toilets. (The tenants had been replaced prior, but others still had 5 gallon toilets which were replaced in my ownership) At that time any bulb or fixture was replaced as well.

    6)    I replaced one of the washers as well.

     

    Refusal to properly repair is a lie. All work requiring a license has been performed by the appropriate contractor. I call and talk to them on a regular basis. My heating contractor (All *********** Systems) has been there three times this heating season already.

     

    The last cluster of complaints from this tenant were addressed. Gutters were extended to help slow rain from coming down the roof and landing in front of the doors. This job was done by a gutter contractor. I also brought on Torborgs to blow in insulation into the garage to prevent heat escaping which forms ice that melts in front of garages. I had R30 blown in. 

     

    There was also a complaint about our snow removal contractor as we could not guarantee times of removal as they were behind sometimes with the amount of snow or truck breakdowns. I reached out to two local contractors that take care of neighboring properties. Both places declined the work because they get the same complaints from their current clients. Whoever is at the end of the route isn't happy. So I went back to my current (this is our 3rd contactor in Amherst) and they said they would rework the route to get 376 in the middle not the end.

     

    Rent was raised this year (it was the second rent increase in six years and is effective for April 1, 2023) to offset the nearly $1000 property tax increase from the ******************************, the 30% increase in trash removal, the over 50% increase in water since 2018, over 30% increase in insurance, and the nearly 50% increase in a service call (just the call to show up). In addition, parts and Labor are up 30% as well.  

     

    Per my last conversation with this tenant, I thought she was satisfied as she thanked me. So this recent complaint is the first I have heard.
