Vintage Group Property Mgr, ********************* at **************************, has deliberately and intentionally withheld Documents that he and *** BOD's were ORDERED by the Fire Chief to distribute to ALL RESIDENTS, which I was specifically named to receive. This important information labeled "HIGH IMPORTANCE - Life Safety Inspections. These documents that I now have in my possession (NOT from ****), the Fire Chief made very clear "The *** / Prop Mgr is responsible to communicate with the residents". The Fire Chief was ensured the information would be distributed accordingly. As of today, *************** has deliberately Neglected and REFUSED to distribute the information in my possession to residents or myself. *************** has NO right to withhold and suppress this information from residents. Especially when it can jeopardize the safety and well being of the elderly and handicap that reside in the community. I have written documentation from City Officials confirming any work performed in SCE Pedestals, is required to have a Permit obtained before performing any work in the pedestal and be inspected. I have photos of Vintage Group maintenance staff performing work inside of SCE pedestals and confirmation that NO permits were obtained. I have looked into selling my property because of the unsafe conditions that exist. I have been advised in writing from a Real Estate Broker, if I sell my property, I must disclose all conditions that I know exist especially unsafe life threatening conditions. This is NOT a situation to be taken lightly and *****************, owner of Vintage Group should be very concerned considering this involves her employees in the event of any injury, death or loss of property due to the hazardous conditions that exist and **************** NOT disclosing the entire situation to all residents. As a Property Mgr., **** is REQUIRED to put the safety of residents as a TOP PRIORITY. There have been multiple complaints filed against **************** to owner of Vintage the BBB.

It has been relayed to the owner, there is no such document provided to the *** or the ***** as he is alleging.  We have asked him to supply a copy which he has yet to provide in order for us to follow up. The pedestals are owned by the owner's and are their responsibility. SCE owns the meters ( the *** is responsible for the meter bank that the meters are in) and replaces and works on those. The *** has CAL-************* inspect and maintain the meter banks (70 amp breakers/**** bars).  We will not be removing the manager from his duties, that is a ***** decision and any concerns of his performance should be sent to the ***** of **************** **** is an excellent manager and cares very much for the community.

**** the Property Manager is a LIAR!  *** can get this email from **** her employee.  It was sent to him on 9/17/2020 at 11:41 am from the City Fire Chief.  If he doesn't have it, then he has intentionally deleted it.  *** should be very concerned if he cannot produce the same documents with his name on it, that owners are able to produce.

The City is currently doing inspections on ALL lots due to the Life Threatening Conditions that exists in the pedestals at Mountain Shadows.  According to the last time the Resort HOA voted to make the pedestals the responsibility of the owners, it was voted DOWN and NO vote has changed that.  **** and the BOD's are now desperately trying to change that responsibility by changing the CCR's.  Residents have uncovered documents proving the Pedestal responsibility being the Resort.  Residents have spoken out in ******** meetings, produced documents and demanded **** and Vintage be FIRED due to the suppression and deceitful actions.  It has been admitted by ***'s in open meetings that it was the OPINION of the current attorney that the pedestal was the owner responsibility.  OPINION is NOT law.

If ***************** wants me to provide this document and correspondence, there will be FULL DISCLOSURE to all municipalities and agencies about EVERYTHING.

I am the homeowner, I pay HOA monthly fees of $57 to Vintage Real Estate Group, I receive a bill in the mail and also a bill online. The paper bill showed an amount due of $57 while the bill online showed an amount due of $177. I wrote to ***********************, the *** Community Manager, and asked her what was the extra $120 due. She replied that she would ask her ********************** A few days later, I received an email from ***********************, *** Account Receivable Specialist, telling me that the $120 was from a cancelled transaction dating back to January 4, 2022, due to insufficient funds. I checked my bank statement and also called my bank manager, *************************. In my bank statement it doesn't show any cancelled transactions on that specified date. The bank manager also confirmed the same. He told me that I would have been charged charged a bank fee of $19 for returned NSF. But there was an electronic withdrawal of $122.95 on January 6, 2022, which doesn't show on their Homeowner Transaction History. I hired my lawyer, *****************************, to investigate. *********************** emailed him back a nastly and unprofessional email. That I was only supposed to communicate with the Association legal counsel, *********************************. I emailed him on September 28, 2023, but as of today October 3, 2023 he has not responded. I also have a problem with the ********************* crediting my monthly HOA fees. I paid on September 14, 2023 the amount of $57, it showed on the printed receipt and it shows as electronic withdrawal on my bank statement on September 15, 2023. But I was charged $10 late fee by mistake. It happens every so often. My account doesn't get credited on time by the **********************

She had a returned payment and it took some time to explain the charges on her account. Our team worked diligently with her to resolve the matter which it now has been.
