This is a law firm that contracts with apartment complexes to collect outstanding balances. My guess is it's a debt collection firm that avoids all communication until a specific date, then files a collection claim against you. To protect your credit, most of us would just settle out of court to avoid the fees- this is the **** they run. It's a total fraud. No website, no direct contact information. The lawyers name used, ************************* NEVER responds to emails and any response is clearly a copy paste of previous emails. If you come into contact with this company, keep accurate records of all contact information. File as many complaints with as many state agencies as possible. My old apartment was **************** in *********, **. I'm not stopping, nor should you. Don't let these shysters or anyone else take advantage of you!Karsaz & Associates Response

We have reviewed the Better Business Bureau complaint submitted by *********************************. ************************ is a claimant of our client, and we are their counsel, solely responding to tenancy issues on their behalf. At issue with ************************ is the distribution of her deposit at Union Apartments, and she has improperly filed a BBB Complaint against our office, a third-party claim department. Please note, we promptly reviewed and addressed the grievance. While we appreciate that ************************ disputes the April 10th assessment, the evaluation was based on all information and documentation provided in support of the claim. This firm has been reported for negilgence and fraud along with Allanza with FTC and State Attorney General. I have experienced everything below and know this firm frauding not just tenants, clients but doing injustice to society. We have reviewed the Better Business Bureau complaint submitted by **************. Mr. ***** is a claimant of our client, and we are their counsel, solely responding to tenancy issues on their behalf. To this end, we have addressed multiple tenancy-related grievances. Most recently and based on the manner in which he routinely communicates with our client and our office, we sent him a cease and desist letter requiring communication via US mail only.We are confident that this adequately responds to the complaint and request closure of this matter.Thank you for your cooperation in this matter.Customer Response

These guys are full of it, they should be thoroughly investigated and put in jail for assisting in breaking federal laws. Not sure who they are sending cease and desist too as they avoid all communication regarding thier actions and thier clients in taking advantage of local community. I have yet to receive a call from ****************** or ********************** after year of grievances *** request thier client cease and desist fir continued harrasementand predatory business practices. *********************** paralegal misled me to belive she was an attorney til ********************** finally responded with automated message with no concern for tenants safety or federal laws broken. They should get disbarred alo g with slumlords they represent for destroying the fabric of society.Review from Rob D

If I could give them negative stars I would . ****** text days to respond to emails. The phone number in his email is to his fax machine. Then the phone number listed online is a disconnected number . If u want to contact him u have to email him multiple times. He represents Elan apartments in **************** and has never been to the property. I have asked him many times to visit the property before backing them up or taking managements word that somethings got done when it really didn't.

Robert ******* is a claimant of our client, and we are their counsel. We have addressed multiple tenancy-related grievances. Our most recent communication with Mr. Delgado was yesterday, October 20th.
While we appreciate that Mr. Delgado would like our office to provide a date for dog park turf replacement, we are not privy to this information. As discussed with Mr. Delgado, Management routinely walks the grounds and has a list of items that require attention, and they are prioritized and handled as Management deems necessary.
We are confident that this adequately responds to the complaint and request closure of this matter.

The only reason they got one star is because it wouldn't let me give zero stars these are the attorneys on retainer with Capri Apartments in ********* due to an unforeseen move that was the responsibility of Capri Apartments not handling the water under buildings for sufficient amount of years causing a minor sinkhole my payment was late because the automatic payment didn't register the new apartment number I was charged the $70 late fee I have been trying since then to get the $70 returned. They sent me a list of things they wanted that they already had and I said this is the information I can give you everything else comes from the office that you do business with and since that point they've ignored every correspondence I have sent. This matter has been resolved between our client and the resident. Specifically, the late fee was waived, and a release provided to the resident.
As stressed prior, Complainant is not a client of our firm, but an adverse party. Our client directed the resident to contact our office to evaluate a claim between Management and the resident. Therefore, they have no basis to rate our firm on the BBB.
We appreciate removal of this review.

*** ********* reached out to me with some questions and stated that I could speak with him about any questions or concerns I have about the issue we were investigating. *** failed to respond to any of my emails, phone calls, messages, and online contact forms for over two weeks. ****** and Associates were unable to respond to any of my questions or concerns either. Overall this firm fails to resolve cases in a timely manner or adhere to standard legal practices.Karsaz & Associates Response

This letter is in response to the Complaint submitted to your office by Michael Preczewski, a resident at Catherine Santa Monica. We have looked into the allegations set forth by Complainant and would like to take this opportunity to respond.
While we appreciate that the resident disputes our assessment and Management's investigation into his noise complaints, the claim was addressed. For customer-service purposes, Management offered Complainant early termination of the lease agreement if he had any concerns with remaining in the unit.
