The problem with all of the homes in our development was the Landscaping/Grading of the yards. Our lot is about .84 ********** was not graded in about .40 of the lot even though Century will tell you that they did.All of the lots in our neighborhood were formerly farm land so our back .40 acres is still farm land. It still has the Crop rows from where the former farmer used to grow his crops.I spoke to ***** at Century & the conversation was a complete joke. They advised me that the reason this was not graded is due to the fact that our septic tank / ***** field from the septic is taking up this area. First of all the septic is right up against my *********** lot is .84 acres, logically what septic tank system takes up almost an entire back yard of this size.Then he further tells me the reason for the uneven grass is due to the soil settling on top of the ***** field. Okay this is a reasonable answer.... However, upon investigation I pulled our building permit for the septic & our ***** field lines are running in the opposite direction of the crop rows... so yet another lie. (Pic)Then he back tracks & tells me that lots of a certain sizes are only fine graded in the area surrounding the house & just "Graded" on the rest of the property... okay once again another reasonable answer. But we can all agree "fine Graded" & "graded" are one thing. If an area is "graded" in the slightest why would I still have Crop rows in my land, that is because it is not graded at all. The hill from top to bottom in the crop rows range from about 6 inches high to about 4 inches.They left a metal stake in the ground that damaged my brand new mower. stake was sticking up about 3 inches, when I cut my lawn for the first time the grass was just high enough to where I could not see the stake. The landscaping / grading company is so bad they had to hire another company following behind them to fix all of their messes but for some reason century will not fix this mess in my back yard.Business response

Our Construction Manager has explained to ************* multiple times that his yard will not be regraded. The area he's referencing is part of the septic repair field and It's been explained that no repair is required and It's also been recommend that he shouldn't. It was also explained during our first appointment that Century didn't install the system nor have a copy of the layout at that time. Our last contact with **************, we offered to walk the property with him to help him understand why we are not regrading his yard. We did address the area behind his house where there was standing water.

- Home was purchased just under 1 year ago and have had to file multiple warranty claims which I have received little no response (until recently). My complaint from the start was for the ditch that is a complete drop off on both sides of my driveway that originally did not drain properly. The first time it was fixed it was dug deeper, and river rock was added between my home and my neighbors. This did nothing but create a more dangerous fall hazard and slow the water flow. I was told it was going to be fixed on multiple occasions and have yet to see it happen. I requested to have the drain extended 10ft on either side and the rock removed to reduce the 3-4ft drop but was told that was not possible. They will only extend 4ft and remove the rock. This has yet to happen and 4ft will still leave a 3-4ft drop off either side. - At the final walk thru of the home, the yard had not been graded and was told the landscaper had been fired that morning. This resulted in a rushed/half completed job since Century did not want to move closing. There is an excessive amount of rocks, construction debris, concrete chunks, metal shards, and standing water throughout the yard. I was told for almost 6 months that my yard was scheduled to be regraded. No one ever came and when asked for updates on this claim I got no response. My neighbors yard was graded in its entirety (over 30ft away from home), but in recent conversations with a project manager I was told my yard does not meet the terms of the warranty for it to be regraded, as they only grade up to 30ft from the home and that they would have to bring in dirt to fix it (exactly like my neighbors). My yard is a hazard that should have been fixed prior to closing.- The driveway is cracking due to dirt washing out on both sides and was told they would backfill holes but this does not fix the cracking driveway. Due to the water runoff from home the holes will be a continuous issue with no resolution.Business response

This does not resolve all of my issues. My yard is holding water and needs to be regraded (which should have been done correctly the first time). Since my original claim I have pulled septic permits from the county office. When a company was sent to regard my neighbors yard and graded over the property line (as previously mentioned) they graded over my septic repair area. The remainder of my yard is holding water and needs to be regraded. I have submitted pictures multiple times (and even after 48 hours) showing water still standing in my yard. I have been told numerous times over the last 6 months (when my initial warranty claim was placed for the regrading) that a crew would be out to grade and no one ever showed, but now am being met with all kinds of red tape. I want the entirety of my yard regraded to prevent standing water and redirect the flow so that it does not create erosion and foundation issues in the future. The previous crew for a separate job has already graded over my septic repair area and this reasoning is null and void for not grading the remainder of my yard.Business response

Our team confirmed the depression around the septic tank has been filled and covered with seed and straw, the driveway extensions have been installed and sod installed on top, and we touched up the ditch along the front with new seed and straw.

I am rejecting this response because:This does not resolve the issue of standing water in my yard, debris was not picked up around the property line and my septic was not graded as stated in this per the original BBB response. I also now have standing water in my ditch where the drain pipe was extended and the rock removed on my property but not my neighbors. As, dirt was placed to fill in the holes around my septic tanks but there was no packing of the dirt to prevent washout or grading of the area.
I am told that if my yard is holding water the only way to fix it will would be to have it graded since standing water is a health hazard (breeds bacteria) and will lead to erosion issues (location is within 30ft of foundation and long term this could cause significant issues). I want my yard fixed by correctly by regrading it in its entirety to level and direct water flow correctly away from and around the home, filling in any holes/ruts, and removal of debris and various chunks of concrete (not just wants in the ditch and around the property lines).

I am rejecting this response because:I submitted multiple warranty claims about my yard holding water and needing to be regraded. I was told on multiple occasions that it was going to be fixed and that a crew was being sent out (said crew never came and was given no updates when I reached out). Now that someone else has been resolving warranty claims for my development, I was informed that the water had to be standing for 48 hours. I have taken pictures 48 hours after a significant amount of rain and submitted them to which I never received a response until they then came by the property a week later after a light shower, and two 80 degree days, only to be told there is no standing water in the yard. When the claim was originally submitted the temperature highs were in the 40s and 50s not the 70s and 80s so of course rain will evaporate quicker now than when the original claim was placed. So even though I am told that if my yard is holding water the only way to fix it will would be to have it graded due to standing water being a health hazard (breeds bacteria) and will lead to erosion issues (location is within 30ft of foundation and long term this could cause significant issues), but when I submit updated proof of this issue within the guidelines I have now been given, I am told nothing can be done. I was then told that the area that needs to be regraded is my Septic Repair Area. I have contacted the local ********** of ****** and the ******************** that designed the septic system for my house to confirm that the area in question IS NOT my septic repair area. I feel like I'm getting the run around when my yard clearly needs to be regraded.

Bought a house from Century Complete. The building process lacked clear communication. I went to look at a model home in **************, and read and Choose my home from the main Website Century Home, all the bells and whistles were listed on the website. Once my home was finished, it was totally the opposite. I asked them about the things that were missing based on the website and they say since my home is not part of A community, ************, then I dont get a brick fence, title roof, and others stuff that were listed on the website. I was told that because those items were never in writing on my contract then they are not required to do it or change things. The Vinyl floor is thin as a paper, it keep lifting up, ripped easily, warranty refused to replace it. Caulking throughout the house was inconsistent and incomplete. I have to hired a professional home inspector because they keep telling me all my complaints were part of maintenance work I need to do. Home inspection report showed several fired hazard issues and issues with the outside ground, sewer, ceiling uneven so Sheetrock cracking, and the warranty information they gave me about the ** warranty is wrong. Paperwork states that *********************** installed my ** unit but there is no record of that with the company. They are now saying it was done by another company who Do not even give me any type of warranty. My ** went out yesterday, and I am in the limbo, trying to figure out who and where I need to summit a claim.Business response

We purchased a home from Century Compete on May 25, 2023. After purchase, it has been numerous *** and downs with this company. We have filed numerous complaints about items within the home that needed to be repaired, however many were shut down. The most notable, however, our home is 1856 square feet, this calls for a unit that is at least 3.5T to properly heat and cool the entire home. Our home, has had improper heating and cooling with it being notably warmer in the ***tairs area vs being extremely cooler in the downstairs area. We were told to contact a company and have them come to view our property. The day before, we received a text message from the company stating they would be unable to complete our inspection and to contact century complete. Outside of being told to contact this company, no one from century complete has followed up or done anything regarding this issue. Every home on this lot has this same issue.Business response

The divot in the driveway finish is not a warrantable item, but we did fill it in as a courtesy. Request is completed
The HVAC was inspected. The difference in temperature between floors was two degrees at the time of inspection, well within our tolerance. The visiting tech recommends seasonal adjustments to the supply vents to adjust to personal comfort. Request is complete.
The water staining on the vinyl flooring in the master bath in front of the shower appears to be due to the shower curtain not being long enough to keep all of the water inside of the shower. This is not warrantable. I spoke with ******************* and he understands that a longer curtain or a more permanent type of closure is needed. I did recommend that he touch up the caulking above and below the shoe mold to prevent any further water damage. No action is necessary.
The sod is not warrantable. It was put down at the same time as both neighbors to the left and right. All of the sod is growing well except for where it encroaches into the rear area of the home. The customer says that a third party has treated the area. There is sufficient drainage and slope moving the water from left to right off of the property and there is no standing water after an event. No action is necessary.Thank you,

Here are attachments post visit from the hvac company that came out to do our inspection. We are currently waiting on documents from Century Complete and have yet to receive anything from them. Additionally, we were told by ***, at Century Complete, that anything that had already been approved would not be bothered because it was already in the works (that would be our landscaping and improper drainage issue). I have messages confirming the appointment dates and times for repairs that never happened. Furthermore, we spoke with **** at Century Complete regarding our cabinet, they did not fix the problem, they only covered it up. I have more attachments from the scheduled appointments and from the jobs performed. We expressed that we would like a plumber to come out and ensure that there wasnt a leak, that was not done. They only covered the place where it showed with a wooden board so now, if there is any leak you will not be able to see it.Customer response

There are still various things that have not been resolved. To add insult to injury, we received warranty information and documents over 1 year after closing on home. The repair for the sink was not done adequately, it instead was literally covered with a board. HVAC system installation is so terrible weve been advised to file a formal complaint against the company. System is rusting. The attic has no ventilation so air is not going out, it has inadequate turtle vents with ridge vent caps. Additionally, improper drainage has been ruled as causation by two landscapers in out backyard, one being a century complete landscaper. The repair was initially scheduled but cancelled in retaliation of filing a formal complaint against the company.Customer response

Good afternoon.
The case has not been resolved. A repair was scheduled and canceled in retaliation of filing a former complaint against the business. Warranty documents for the home were not received until after a year of purchase. An inadequate repair was made after I had spoke in length with the on site person prior to the repair about not wanting any patch work completed. The garage door is still uneven. The yard is still barren due to improper drainage as stated per the Century Complete Landscaper. They lied about completing a drain on my neighbors yard which now causes the water to down pour into our backyard and are now admitting to doing the drain. The **** installation is rusting and the install is so bad we were advised to file a former complaint with the state of *******. Nothing has been done adequately. Additionally, we have water underneath the master bedroom shower pan, they are aware and completely ignoring this, instead they only can to place caulking on the top (not even the silicone kind) but some cheap $5 caulk from ******** They have turtle vents with ridge vent caps on the attic, there are no ridge vents.
Additionally, they are refusing to provide any information of the **** installation. They are not providing any service request forms. They are closing requests without doing any work. They are lying about inspections, not sending proper people to inspect damages only using their own eyes to perform inspections on things such as water damage and drainage issues.

Recently I had a guy in construction garb come to my door. He pushed the ring and didn't tell ***** why he was there. Instead he gave a dirty look to the camera. He didn't give one word why he was there. Same with my neighbors. He came back the next day and did the same. This time he jumped my fence (without my permission - broke my fence), started digging up my landscaping and he and another man started walking all over the roses, then gave a big push out of anger to my actual wood fence. I tried talking to them because I could have told them and would have known what they were doing. Instead they ignored the siren, the conversation, and kept digging up my landscaping plants about $300.00 worth. Towards the end they went and grabbed a tree and stood on my chain link fence and broke that as well. I tried every number Century Link has and I think this needs to go to a good lawyer. I have one and will pay to make sure Century Link does not do this to anyone else. I don't use you're garbage system. How wrong can you be not to get permission. I had to call the Lakewood ************************** and take them out of their busy crime riddled day as these guys did not have permission to get in my yard and went over a locked fence. I have it all on Ring and am going to contact my attorney. Century Link has always been corrupt. Don't expect it to change now. I'm sure they will have a bot or someone from the Phillipines "Kindly" answer but I'm just letting them know - I have proof. I have now and will always use Xfinity - they didn't destroy peoples back yards with their contracted help. The messages I got from calling every "Bot" and Century Link number was not... but it did say they have to have my permission. While he was responding to me after he jumped the locked fence, he said, "Well, we didn't see your car" What does that have to do with trespassing and tearing up someones yard. I'm a single mom who has worked 23 years two jobs to get my yard nice and Century Link tore it up! DONT USE THEM!Business response

I opened ticket # ****** on 11/23/2023 which was to get a few items fixed that property had before my expiration of warranty. I spoke to ***************************** who is in charge of handling all warranty issues and is who assigned all contractors to the jobs. Her contractors address all but one of the issues and this one is a major one. Our roof has visible lumps which was brought to our attention during our paid inspection of property prior to our warranty expiration. ******* sent out a contractor to correct the issue and to my understanding, it was until I had the house reinspected and was told that her contractors did absolutely nothing to correct that expensive defect. When ******* reached out to me on 12/2/23 asking me to close the ticket if everything was completed, I didn't because I needed to have an expert check out their repairs. I finally got around to doing it and was informed that the contractors did not repair the issue, so I reached out to *******, who doesn't respond to my emails or calls. I sent a detailed text message with new pictures showing the same damage that was never corrected. I logged into my account to add to ticket and saw that someone closed it without my approval so I opened up a new ticket (******) asking for correction/fix of what they never fixed and today I see that they closed it without reaching out. ******* has me blocked and doesn't respond and they believe they can get away with this because expiration for repairs expired on 11/28/23 but thry never addressed the issue when I submitted the first ticket thus making them responsible until fixed because of my date of submission of my first ticket. I want my repairs finished for my first ticket # ****** and have an attorney on stand by if they don't correct it. This company has been an absolute nightmare and shouldn't have a license to run a home construction business.Business response

His Fit and Finish warranty expired Nov 2023.
Prior the ** sent several items which trades went to each including the roof and was stated prior to going out it would be a one off as he was within 3 days of expiration.
Notes from Proformance Roofing & ***** area construction manager are available on service ticket.
Proformance roofing sent back 8 pictures showing repairs completed that were completed under warranty.
It has been over 3.5 months since we have received anything from this **. As of yesterday he is stating about an inspection.Customer response

You never fixed the original ticket as stated. Roof looks exactly as it did when I opened ticket. Your guys came out and did nothing to the problem areas and your stating that you corrected it. Nope. Roof sits as it did when you built it with bad problem areas.

I closed on a home on 7/16/22 through century communities . The plumbing on my home was completed by Alpine plumbing from my understanding . 8 months into being in the home we started having our downstairs flood with fesces and sewage . We call the *************** and worked hard with ***************************** as he got Alpine out come and look at the pump connected to the home . First , the initial interaction was extremely rude . They contracted a plumbing company out whom told me that the pump had completely burned out . He told me he was contracted but the owner of alpine told him to looking down into my septic tank and find anything that could have caused it. He couldnt find anything and tried to tell me that a $10,000 pump had burned out because he seen one black and mild tip. Long story short the pump was supposed to be replaced a few months ago . It is 2/29/24 and we are still having issues Ive contacted century and alpine and Im getting the run around . My home was 219k in which they got paid immediately. Im getting a lawyer but I though someone should know this . Dont buy a home from century ! And dont use alpine plumbing for your plumbing needs !Business response

This issue was resolved. It was discovered that an AT&T technician cut the sewer pump electrical cable during an internet repair. Our team member was present with *************** during the electrical repair along with the homeowners husband. The homeowners husband witnessed the cut wire found by ****** and he and the homeowner (wife) confirmed this plumbing issue began at the same time an internet repair was doneInitial Complaint

First of all, we moved into a Somerton home on Nov. 22, lot 022, *********. We have a one-year warranty on the home. I've been trying to make an account with the warranty for Century Complete for about a month, and there was no reply about the account being active. I sent a personal message to the customer service manager ************************* about issues I would like to get fix and addressed. He said, You should hear from me the beginning of next week. Its been two weeks, no emails and no calls. The warranty account finally became active the day after, I sent an email. I put in the tickets for issues the day after. Main concern is the drainage hole in my back yard (are they going to fill it in? leave it the way it is? Do I have the right to do what I need to to keep the ground from erosion?), people driving though the yard with excavators and the hallway floor being uneven. Dont tell someone you will stop by sometime next week to see what the issue is if you dont plan on it. Why you wasting peoples time, its been over 2 weeks.Business response

***************So, from that response, I have a feeling there trying to tell me it's been raining since November of 2023. No one has contacted me of any kind stating, when is a good time. There has been weeks, when it didn't even rain. The other areas with erosion has been fixed, and if your asking how do I know? That's how the excavator marks ended up in my yard. They didn't even go around the edge of the yard, they went about 30ft from the back door. For those who said they will drop by, never did. I am very upset and it's not even with the erosion problem in the back yard, which you guys made, my hallway floor has a dip in it, which I put in a ticket 2/16. I also addressed the issue with ******, messaged the customer manager and all it says is that it's been assigned. NO ONE HAS REACHED OUT.

I purchased my home from Century Complete Communities. I did my walk thru on July 27th, where I had a total of over 20 items that were incomplete. We were promised by the Construction Project Supervisor that all of the items would be taken care of. We opted not to move in until everything was complete, allowing them full access of the home, to complete the necessary fixes without having anything in the way for workers. We would come out on the weekends to see what has been done, and nothing was done. One weekend we were going to stay at the house, but was stopped because the sewer backed up and it was after hours. We notified the company and a plumber came out the following Monday. Nothing was done. We stayed out the home as long as we could, and did not move in until October 1st. Upon our move in date lo and behold the sewer backed up again on a Friday after 4pm. We were told by the builders plumber to have a plumber come out because he couldnt. We called a plumber they came out worked on the sewer for two hours, but when they left everything was working. We have not had a problem since. I paid the plumbers sent the bill to the Century Complete staff and still have not been refunded. A couple of the repairs have been done, but to date we still have over 20 items that need to be taken care of. I can go on but we can start with this.Business response

I am rejecting this response because: The warranty work orders were closed before the work was, and has not been completed. They also mentioned that work would be done this week but nothing has been done. The flooring company came out on Tuesday, but said they could not fix the flooring because it was laid over patches of concrete or some type of build up.No other work has been started or completed.
Century did refund me for the plumber.

I closed on my new construction home in August of 2022. I went to bed 12/28/2023 with a FLAT yard, I woke up 12/29/2023 to a huge sink hole in my back yard. I contacted Century Complete, they said the home is out of warranty (states warranty ended 08/2023). They need to locate the cause of why a sink hole has occurred and correct the issue, not tell me a warranty expired. This is a safety hazard and they need to take accountability for the poor grading of the yardCustomer response

I have talked to different land grading they they have concluded the hole is due to bad backfilling from removing trees and burying stumps when preparing the lot for site build.
This information was NOT disclosed and is a liability issue not a warranty issue. The Century Complete Builder is in ************** (**********, **)

Our Customer relations manager sent the below email to the homeowner:
Good afternoon,
My name is **** and I would like to introduce myself as the ***************** Manager. It has been brought to my attention that you have several warranty requests that I would like to address and finalize for all involved. Century Complete provides a 1 year warranty with all new home purchases and upon review of our system your home at ****************** *********, ** closed on 8/31/2022. We are here to assist in the transition of homeownership and to address warrantable items within this 1 year timeframe should any arise. It has also been brought to my attention that there have been recent warranty submissions that fall well out side of the 1 year period and ****** has addressed this process with you at length. In addition to the warranty manual Century also provides a home owner maintenance manual that provides information and helps with the transition of homeownership.
I have copied above to this email a copy of both the warranty manual as well as the homeowner maintenance manual for your reference.

Additions
Before installing patio additions or other permanent improvements, consider soil
conditions in the design and engineering of your addition.
Erosion
Until your yard is established and stable, erosion will be a potential concern. Heavy rains
or roof runoff can erode soil. The sooner you restore the grade to its original condition,
the less damage will occur.
Erosion is of special concern in drainage ******. If ****** become filled with soil runoff,
they may not drain the rest of the yard, causing further problems. Correcting erosion is
your responsibility.You may need to protect newly planted seed with erosion matting or
reseed to establish grass in ******. It can take several years to fully establish your lawn
in such challenging areas.
Hired Contractors
You are responsible for changes to the drainage pattern made by any landscape,
concrete, deck or pool contractor. Discuss drainage with any company you hire to do an
installation in your yard. Do not permit them to tie into existing drainage pipes without
approval from Century Communities. You will be held responsible for any damages to
your neighbors yard as a result of drainage alterations.
In the attached pictures that have been provided it can be clearly seen that the addition of the patio has altered the drainage around the home causing further adverse effects. This is not something that was created or left by Century Complete and no further action will be taken regarding this issue by Century Complete. It is recommended however that you address the issue that has been created by the alterations to ensure the damages are minimized from the erosion.
