By far the worst company to rent off of. Takes several months to fix things, charges for after hour calls, charges a fee if you pay by debit or credit. Doesnt paint propertys prior to moving in, doesnt fix things prior to moving in, and home was not clean. Its bug infested and they dont treat the entire home. Refuse to pay anything further and will be moving in two days. Fund owned will be used towards getting rid of bugs carried with the move. No further contact from company is requested. Pictures is attached, home is unsafe to live in and neighborhood is not safe due to gun fire every 5 minutes. Nothing was meant ironed of this prior to moving in. Met at office to sign lease before lease being signed. Property manager stated the holes in the walls etc will be fixed. It was not, and attic was burnt at one time. No electric box in apartment in other tenants apartment. Electric issues for entire home. Cant use all the plugs and power goes out if you turn on to many things. Taped up broken windows, Plexi glass on other windows, very dirty place and gets really cold inside during the winter so insulation is bad. Grease splatter on walls, just dirt and filth when trying to move in. ***** expires next month and we have refused to make payments for a few months due to looking to move out as quick as possible. No further contact or full refund of money needs to take place and they need to fix their propertys before renting them out. An do a better job with being professional. By far the worst company I have ever rented from and dont with this on anyone else.

I am sorry that you felt you needed to post a bad review on our company.  I understand that you are upset that you received a 10 day notice to pay or quit but this is not the proper way to resolve this. Prior to you moving in, you did see the property and you filled out the move in check list. We did not force you to move into a property against your will. In your lease you signed the property is "AS IS" meaning that you looked at the property prior to moving in and that you were ok with the condition in which it was. The property was taken care of before you moved in. The property is old which I cannot control. When you signed your lease you were aware of the emergency number charge IF you called after hours for non-emergency calls. In your lease it states that if you make a payment online that you are charged a Convenience fee however are given many different ways to make a payment that do not charge. MBSR Rentals, does not handle that. It is through a 3rd party. The times that you did call for maintenance we came out right away. When the leak from your apartment to the downstairs unit someone was out right away when we got the phone call. When there are bug issues, we do spray the entire property when you are in a building such as yours. We also were not aware that there any issues with the property or the property management company since you asked if we had a position that you could fill when you were looking for work. I don't believe that you would do that if you were so unhappy with our company.

I am rejecting this response because:yes we did see the property prior to getting it. We was told that the issues with holes in the walls etc would be fixed and was not. It took 5 months to fix a window, and weeks before the roof was repaired. Not the same day fix as they replied with.

I am not sure what you are wanting. The fact that you are behind in rent has nothing to do with us but rather you not having a job at the current time as you have told us. The repairs in the home that were needing done were completed. As with the rest of the world, we too have been affected by covid and at times been short staffed. Roof repairs are done by outside vendors and we rely heavily on them to come out. With it being a metal roof, they have to wait for safe weather conditions to do so. When the window broke, the maintenance guy came right out to board it up. It is not a regular window so yes, he did take some time to come back and fix it until the weather permitted and I apologize about that but it did get handled. Again, staffing issues are happening with us as they are with other companies. Again, the condition of the property when you moved in, you were aware of when you moved in and it was not bad per your check in list that you sent back to us as you said in your previous complaint. I am not sure again, what you are wanting out of this complaint but the fact remains, that you owe your rent regardless.

I am rejecting this response Because, yes I filled that out. I do not want other tenants to go through the conditions that we did. The window did get boarded up but with a thin price of wood. Which caused the heat bill to go up. Was not aware of the condition of the attic u till I connected the gas and went to turn on the furnace. The whole in the wall that was stated when looking at the apartment would be fixed was not, the pest control guy just came and looked at the apartment and stated that if they wanted him to spray he would be back and never came back, the apartment was not freshly painted which if I recall correctly is required by law to be painted prior to a new tenant moving in. The apartment wasnt ready for a tenant to move in and shouldnt have been rented out till all issues was resolved and painted. The area is not safe do to gun fire constantly, which I understand is out of your control. The use of pot being used in the apartment downstairs was a lot, and drug deals being made constantly next door was a lot. Yes I am aware of being behind on the rent, which is not the case here. I just want things to be done right, and for tenants to be able to move in and be satisfied with what theyre renting. We had sent you pictures via email once moved in of the condition of the apartment, asked for kitchen cabinets to please be installed so we had an area to put our dishes. Nothing was done about the whole in the wall, I had to fix the outlet hanging out of the wall which I stated I fixed it. But that should of been fixed prior to moving in. Even if an outside vendor was the case of fixing the roof, it shouldnt have taken as long as it did to fix and when it rained it leaked. But once it did get fixed it stopped. The weather the next day was fine to fix the window and when the gentlemen came to bored up the window stated he would be back the next day to fix it and didnt come. For the condition of the attic it was stated when brought to your attention that it passed inspection. But honestly I dont see how that passed. Because the wood looks like it was pulled out of a fire pit. When the shower leaked, it did get fixed, but had to wait a week before it got fixed. Some guys came to fix it, then a few minutes later your maintenance guys came and undid what they did and fixed it again. Which I still had to put waterproof caulking on it due to within 24 hours when the shower was turned on. It washed it away, when instructed that I could turn water on with if a few hours. But I didnt because I know that it needed at least 24 hours to dry. Again I just want things done right for any other tenant that you have and issues to be resolved. This will be my last message, Ive stated my concerns.

Ive put in request for fixing of my air since a month ago. I asked at least for fans today in a hot house with me and my 5 children one being Autistic and hate heat. No one bright fans. I already spent $50 on 2. They not fixing the air I would think I could at least get fans. Only short answers and no resolution. And it has been extremely hot outside.

We sent an Hvac professional out right away when you brought this to our attention. He stated that it wasn't an ac unit issue but an electrical issue that you never brought to our attention. He stated that you would need to call AEP because the problem may be on their end and he explained that to you as well. You did not update us on whether AEP went out there until 6/15. At which point I contacted our electrician which he stated he would be out there today 6/16. Saying that we have not addressed the issue is not factual as you know as well as I do, that **** Heating and Cooling was out at the house to address the issue before the heat and he told you what needed to be done. I cannot call AEP on your behalf as I am not on your ****. It is up to you to let us know when and what happened with that. I am sorry that you feel like filing a complaint was necessary or that we aren't doing our job, but as you can see we are doing the steps to fix your issues. We understand it is hot and Hvac people are busy and are trying their best to get to everyone however, when it is not an HVAC issue we have to call other professionals to come out.

I am rejecting this response because: hvac has not been to my house  the 17th or no day after I told you Aep said everything was good on their end. I asked if you could at least bring fans no one brought any. And.

Again, this is not facts as we have been out multiple times now and have fixed the ac. It is up and working as it should be. It was also brought to our attention by the technician that he cannot do further work to the home or the equipment until trash is cleaned up around the outside and inside of the home which we have addressed with the tenant multiple times. We are doing our part however, the tenant needs to do her part per her lease agreement so that we can continue to send contractors/vendors out to the home to be able to do the work as they are sent to do.
