Slumlords I move out on 12/21/2024 I clean everything I even left my blinds up for them I had to call code enforcement because Mode kept getting in the shower I have video of befor and after I move out and pics they made up some storyline and kept over half my deposit they even changed me for what the code code enforcement people told them to clean they took that out my deposit and said I was responsible smh they had holes and all type white spots on the walls befor I move in them when I move out they say I did that even after I showed them the video they said the video was from when I move out even with the move in date on the video smh when I say dont not rent from them u befor off waiting in a Shelter to some else approved just wait there I will be taken them to court getting my money back asap and my name ****** ******* I stay in the ********* area call me or find me Ill show u Proof of these cons I got videos pics and documents of are Conversations be aware and stay safeMBSR Rentals LLC Response

Sorry that you feel that leaving a bad review is the way to handle this situation however, the proof of before and after were the same video, which clearly shows that there were no issues upon moving in. When you moved out, you left patches on the wall from apparent holes that were done during your tenancy in the apartment. We also talked to code enforcement in regards to your call to them and they clearly stated we are not responsible for your cleanliness issue of your bathtub. We did do what we were supposed to as far as re-caulking your tub which we did before code enforcement called us. you have been very disrespectful to my staff since you have lived there. The subtraction from your security deposit was clearly stated on your deposition paper that we are required to send you. We have proof of damages and issues with missing smoke detectors that we installed more than once. You have also cashed the refund check so according to your deposition, upon cashing your check you are agreeing to the charges. You are more than welcome to hire an attorney if you feel this is necessary however, we have plenty of proof to prove our case with our attorneys.Review from LaShea B

Slum lords.. ALL THEY WANT IS YOUR MONEY THEY DO NOT FIX THINGS IN A TIMELY MATTER. We did not keep all of your deposit, you know that we are not slumlords, we have not had any problems with you or the home until now when you moved out. Which as you are aware we helped you out with that since you weren't at the end of your lease. As you can see on on your statement that you were provided, your deposit was barely touched, you will be receiving your check in the mail. If you would have let me talk when you called you would have been able to understand that. There was some damage and trash left behind and we did fix that before the next tenant moved in as well as cleaned the property. We weren't just able to move someone in as is. I apologize for everything that you are going through and I hope that they get better.Review from Matt H

Steer clear of MBSR Rentals. If you are a landlord and you hire them to manage your property, you will lose money. There are so many instances, I don't have enough characters to write about them all, but I will mention a few. I had to meticulously go through every owner statement they sent us and almost every month had an error on it. Either there would be a charge from a different property or a double charge from something we already paid. I can't even count the number of hours I had to spend going through every statement and then trying to get everything corrected. We lost rent that should have been owed to us when tenants left early because she failed to get a new lease signed when the original lease expired. They also put a fresh out of jail felon in one of our units. When I found out and questioned MBSR about this, she explained that since that person hadn't committed any new felonies in the past 6 months, she thought it would be ok. It took me 2 minutes to look this felon up and find out that they were in jail for the past 6 months, so they literally walked out of jail and into our rental. That tenant is now back in jail and so we have that issue to deal with now. We had directed her in writing to charge a specific amount of rent, yet she ended up charging significantly less and locked us in to a year or more of below-market rent income. I honestly don't know if MBSR is that incompetent of a management company or if they are knowingly skimming our profits, but either way, they should not be doing business. I normally don't write reviews, but felt so strongly that I have to warn other people to stay as far away as possible.MBSR Rentals LLC Response

I am very sorry that you feel this way **** and that two years after the fact you feel you needed to leave a bad review. I will not excuse what had happened, but I did make things right on our end. You came to us at a time when I was having employee changes and I was training new people. I apologize for that. I am a small company and I do my best to make sure we do everything correctly and that my owners and tenants are happy. We rented the unit at a fair market amount, I also did pay for the difference that you requested due to our error. I am definitely not trying to make a profit off of your loss. The only way we make a profit is if your property is rented. My sole purpose is to make sure your property is in good condition and it is rented. I apologize for the tenant that we placed. We do background checks and credit checks, and this particular tenant, on our background check showed that he had been out of trouble since 2017. The other tenants that you are referring to paid their balances, damages and did send notice they were moving as they were required and I sent that to you to show. You did not lose money on that. Leases automatically renew for a year per our leases. Again, I apologize that you were unhappy but I did make things right and make sure to correct any errors that were made.Review from James W

Its been a complete nightmare doing business with this company. Emailing a ****************** as my contact person around August 1st. My application was approved for a studio apartment at ****************. In ********, *******. She was to meet me there at 1pm on August 8th. She never showed up or return my calls. The door was open to the property and it was a s*** hole to say the least. They took my 35 dollar application fee and never returned my calls. After some research I found that the owner of MBSR rentals is *******************************, and shes also a real estate agent at Sunrise real estate llc *******, *******. MBSR has numerous complaints against them with the Better Business Bureau. It seems that MBSR will manage any property as long as they get money from the owners. I am very sorry to hear this happened. This is not how we do business. *******'s house burnt down yesterday August 8th and there were fatalities. I was dealing with that yesterday and was not in the office or we would have called you to reschedule the appointment. Yes, there are bad reviews and most of them are from people who have never rented with us or have been evicted. Most people who have no problems with our company don't leave a review because they have nothing to complain about. Seems that is what people think reviews are only for nowadays. We will have someone contact you today now that I am in the office. Again, sorry you were not notified on the date of the showing that was not our intent.Review from Erica Y

They are liars they moved me into a home claiming it to be newly renovated I asked for a walk through and was denied by the company. the home had flood damage to the home and mold and plumbing issues and flooding occurred and the home and it was deemed inhabitable by the city while me and my family residing at their residence. They knew of flooding in my home with sewage and never came out then when I involved the city then they got involved with the home This is my first rental history and they gave me a letter stating I was a quality tenant now they are telling other companies that I am a nuisance etc. I am currently looking into legal aid because of this. I am now homeless after signing a 12 month lease with this company. I am not the only tenant they have kicked out after only a few months of residency the previous tenant also only lived at the home I lived at for 5 months. This is not accurate. This is your second rental with us and you were a good tenant, we had no issues in the first home. When you wanted to move into this property you stated that you did not want to view the home that you are just wanting to move in. You were not denied a walk through as that is not our policy. You were the first tenant that we had moved into this property as we had just acquired this home prior to you moving. The owner of the home had a home inspection on the property and it did not show any issue that you are stating. When you had called the city we came in and did the necessary repairs right away. We have not given you any negative feedback on your request however you are smearing my company in the mud when the owner of the property has asked ** to terminate your lease so he can make the necessary repairs that you are claiming need to be made. If the home is inhabitable as you are claiming, you shouldn't want to live there. I am sorry that you feel that making negative comments will help this situation out.Review from Miguel M

Moved in in November of 2021.....basement drain backed up with sewage...they came to undo to blockage, but didnt clean up anything...and they drug their sludge around the apartment afterwards. We didnt have hot water for over a week... came several times saying it was fixed, but alas it was not....and then they "fixed" it but said if we wanted hot water then we will have a slow carbon monoxide leak...they havent been back since...im assuming it still has a leak and the hot water is still very inconsistent. We have mice, complained a few times, but the landlord sends kids that dont speak (literally) ...and cant communicate. Its sad. We have caught at least 11 mice with our own traps. We also have trash everywhere in the yard, including a shopping cart. Have a neighbor who takes packages and knocks on the door late at night....its been a mess. They dont tell you when they are going to show up, or if they have been there while you are gone. They rarely respond to messages.MBSR Rentals LLC Response

I am sorry that you are having problems with the property. The maintenance people that I have working for me are Hearing Impaired. It is not sad that they are like this and its not that they don't speak, they do it is just another language and I am sorry if you don't understand that. They are good and hard workers. As far as your water heater, the HVAC company that we hired to complete the work there has been in contact with the manufacture of the water heater. This is a tankless water heater and not a typical household water heater so I apologize that it is taking time to get the parts however, they were covered under warranty and they are sending the parts. The water issue was being addressed every time that you had called. It was not being ignored. As far as the mice we haven't had an issue there before prior to you moving in so I am not understanding why we are now. We can put down traps and bait just as you are however, we will essentially get the same results. If you can call the office and let us know where you see them coming in at, we can address that issue. We don't ever come over without letting you know first. The water heater issue, when you called we came over. IF that is not letting you know, then I apologize for the lack of communication however, I do feel that you would want us to come over right away rather then not. We do our very best to respond to everyone in a timely manner. If you have any other issues, please call the office, I would be happy to speak with you and get the problems you are having resolved sooner than later.
