On 7/02/2022 while working in my front yard, I was approached by Tom and Kyle who were sales agents working for Liberty Restorations. They had noticed that my neighbor’s roof had several shingles missing and had stopped there to inquire about possible repairs that they could make. They asked if my roof ***** * ****) had similar damage. I explained that I was not aware of any leaks but the roof on my two story house could not be seen entirely from the ground. They asked for my permission to physically check my roof and gave me a very professional business portfolio from Liberty Restorations to review while they were on the roof. Tom and Kyle both showed me that the were not carrying any tools to the roof which could be used to enhance any possible damage. The inspection of my roof took Tom and Kyle approximately twenty minutes, during which time I checked for Liberty Restorations credentials with the BBB and their official web site. At that time the BBB gave LR an “A” rating but LR was not accredited. All complaints had been answered and settled by the company. Liberty Restorations very professional web site gave me reassurance that I was not dealing with a “fly by night” operation. Tom and Kyle showed me pictures of numerous sections of my roof which had primarily wind damage but had not, as yet, caused any water infiltration. They strongly recommended that I contact my insurance carrier (*******) to file a storm damage claim. I agreed to do so and the following timeline is where my claim stands: 1) 7/02/22 Filed roof damage claim with ******* Insurance (*************** *) 7/06/22******* Insurance contracted a professional inspector to evaluate the storm damage. The inspector found significant shingle damage and validated the claim. 3) 7/16/22******* Insurance authorized a complete roof tear off and replacement . 4) 7/16/22 A startup payment of $6919.46 was made to LR. 5) 4/17/23 NO WORK HAS BEEN DONEBusiness response

I happily accept the response of Liberty Restorations to have the roof on my residence ***** ** **** **** ***** **) to be scheduled to be replaced during approximately the second week of May. 2023 (Weather Permitting). I will REALLY be very happy when I see the roofing supples dropped in my driveway. Hopefully your roofing lead man can come by to make sure that everything is copacetic as far as my exterior preparation of the house prior to tear off day. No one wants any surprises.

I signed a contract number ********* with them on 7.6.22 to replace my roof. ****** sent them a check for $6934.93. I have a second check for them, and I am responsible for the deduction. The last time I heard from them was a text from Randy on 3.29.23, saying his baby was due, and he would call me right back. I have not heard from him. I have left multiple messages. I have not heard from the manager, Jamie Craig, since 2.22.22 when he/she said they would be out on the 24th. Now when I call, they just hang up.Initial Complaint

Liberty Restoration was contracted to repair my roof in September 2022. Liberty has recieved payment. I have contacted Liberty Restoration for months never recieving an email or call. Finally in late March 2023 I sent a message on the company website that I was completely fed up with company. I recieved a call back for the first time since signing contract from Joshua B with Liberty. He acknowledged the company had failed me but that he would personally see that the roof was installed. He assigned a build date and the crew never arrived. Now, like before no one at Liberty Restoration Group will resturn calls or email. I have yest to hear from Joshua B again. Beware of promises of build dates, get it in writing. They have been paid and I have no roof. Further tehy sent men to my home to remove shigles for testing and never replaced the shingles.Initial Complaint

4/3/2021 was estimation date The job wasn't started until May A brand new roof was replaced but but within months parts of the roof have leaks, we paid $16,000 to the company. The areas of the leaks now have mold growing which is hazardous to my families health The business has avoided contact even after leaving numerous messages, going up to the office and doors are locked during business hours, with no resolution.Business response

Buyer BEWARE!! We unfortunately hired Liberty Restoration LLC to manage a large hail claim from August of 2021 on our home. It took a very long time to get work performed and was managed poorly by them from the start. It's been 18+ months of dealing with this company and we have yet to have our final window for the project even ordered to complete this claim. Insurance has paid Liberty Restoration in full. Liberty has not paid the window contractor that they hired on our behalf. The window company has put a Lien on our property since Liberty has not paid them for the work they performed. We did nothing to deserve this treatment and headache from Liberty Restoration. I have been in contact with their CFO Josh countless times, and he always says he's getting it paid, but he never actually does pay the window contractor. This is over 50K owed to the window contractor. Liberty Restoration has been funded on this for 5 months now and should have paid. I don't even know what to do at this point besides hire an attorney which I should not have to do since Liberty has been funded and chose to not pay the window contractor - THEY hired to perform the work. There are numerous issues in regard to this account. Customer requested an upgraded front window and went directly to the supplier for that rather than going through Liberty. However, supplier never actually ordered the window with the upgrade, yet supplier invoiced Liberty for that window. Upon the customers receipt of insurance funds, customer paid Liberty less the front window. So, customer received a credit for $3,921.13, but no window. All the work on the gutters, gutter guards, siding, trim, paint and cedar wrap are all completed, in addition to every window except the front one. We are working to resolve the issue with the customer and the supplier on the balance due to timely resolve this open account on both accords.Customer response

We did not go directly to the window company for the window change. This was done through the Liberty Restoration General Manager - Ross L who helped facilitate the change directly with the window company. Liberty was paid in full for this uninstalled, unordered final window and everything to do with this large claim. All money has been paid to Liberty Restoration since November 4th, 2022.
Liberty has been paid in full for this claim in its entirety. Liberty has not ordered my final window and has not paid the window company what they're owed. That is why there is a Lien on our property. All we want is for our last window to be ordered by Liberty Restoration, and for Liberty Restoration to pay the window company so the Lien is removed from our property. We have done nothing incorrectly as the customer, and just want this handled ASAP please. That's all we ask.

They have not paid the window company (this is 7 months past due now. And our final window for this project has not been ordered by Liberty for our house. They promised me a roof in July 2022, took 4000 dollars. They didn't give me a work date, just that it would take awhile because of other jobs. They have been dodging ever since and I still have no roof! They keep saying they have other projects before mine and they won't refund me. Liberty ordered a custom skylight for the customer. We have no control over when it will be available from the supplier and the skylight is non-refundable. Luckily, we have another customer that can utilize the skylight. Therefore, we will refund the customer her deposit.Customer response

Our neighborhood was battered by a storm in April, 2022. Liberty showed up a couple of weeks later and we agreed to allow them to replace our roof, repair our deck, and replace our gutters. The salesperson lied to the insurance company claiming that he replaced a tile on our roof, which he never did. We should have known this was a red flag, and we felt uncomfortable, but he assured us it was just a minor detail to make sure we could get the whole roof the same color. It took around 5 months to finish up negotiations with the insurance company because they added a bunch of extra work to the job which complicated the process. Now we understand that they were trying to wrangle more money out of the insurance company. Once we sorted this out, they got their payment. We gave them around $3,000 of our own money and then around Sept 2022 they got $21,000 from our insurance company. The day they got the insurance check was the day they stopped communicating completely. After that, they wouldn't answer the phone or return messages. The only time we'd get a reply from them was after we left a negative review online somewhere. Since, day one they told us time and again that they were just a couple weeks out from doing our job. It would be in late summer. Then fall. Then just around Thanksgiving. Then just a couple of weeks before Christmas. Then the first time we got two dry days. Fast forward to now and it's almost 10 months since this process started and they never even gave us a date or gotten us on their schedule. We have asked for a refund, but they told us we'd have to pay a 30% termination fee (around $15,000). They are sickeningly dishonest and dishonorable human beings.Business response

I would like to Reject Business Response.
They have NOT resolved my issue and we have not reached an amicable solution.
They agreed to refund us several months ago and made a new contract which they have since breached. We are still out of pocket $21,000 for a storm that took place over 13 months ago and are now commencing legal action against them.
This is a very very dishonest company and I hope that you will no longer allow them any BBB rating.

According to our insurance company (Erie) which are claim was based on in March of 2021. The storm was accord on 3-25-2021. The whole street was hit hard! In mid August I noticed water damage in the front bedroom and started notice about 5 houses on our street replacing roofs. I was contacted by a young man late Aug about someone from his company doing a roof inspection this was Liberty Restoration, I told yes. A few days later the project manager came to our home, and went up on the roof and also inspected the inside damage. We called the insurance company together and they told us an adjusted would be out right away, 1 day at the longest. The project manager asked if we could call him, so he could be present when the adjusted was here, we said sure. The adjuster, agreed with him on replacing the roof, however we were told at that time we would have to find someone else to do the inside damage. Liberty did not do this work. We agreed and asked if he would submit, an estimate. He told us it wasn't necessary Liberty would go by the insurance estimate for roof itself, but we would have to get interior done by other means. We entered into a agreement and got another company to do interior damage. We were told and agreed to the terms to pay half and have the roof replaced in 3 weeks max or they would be in breech of contract and return our down payment. That began scheduling an cancelation from Sept, 2021 to Nov 23 and 24, 2021. During which time the damage to the interior increased from multiple leaks from $988.00 To $5,558.60. But worse than this it took Liberty 2 days working in the dark the first day Nov 23rd and finishing the following day to comple a roof with unsafe crew doing a 1300 sqFT home. There 4 other roofs on identical homes done earlier in Sept in less than 7 hours. We had the restoration company come the next day and start a 3 day moisture extraction before they commenced work on the interior. They offered us to inspect the work and took photo's. They felt we would have to replace the roof again. the foreman said it was the most unprofessional work he ever seen. I have wrote Liberty Adiman letter wanting my down payment back. The fact laid out in this complaint are inaccurate. The customer made an insurance claim for damage to the roof and damage to an interior space from a leak. The insurance carrier wrote an estimate to repair both the roof and the interior. Liberty entered into a contract with the customer specifically for the roof. The customer paid the deposit and the work was completed. Upon completion, customer pointed out several concerns. We had both a representative with the manufacturer and our own team and completed the concerning areas. The customer still refused to pay and a lien was placed on the property. Customer than proceeded to refuse to pay the balance and also asked for his deposit back, even though the work was entirely completed. We have proceeded by moving forward with pre-judicial report to move forward with a foreclosure action to collect this balance.
I am not sure why the customer believes he not only shouldn't have to pay his balance, but instead get his full refund back. It is worth noting he received his funds from the insurance carrier.

The facts in our complaint against Liberty Restoration, LLC are very accurate.
Our involvement with Liberty Restoration, LLC (referenced below as “Liberty”) began in
July, 2021 when a solicitor representing Liberty came to our home and told us that they
would like to inspect our roof for damages that had occurred on numerous roofs in the
area due to a severe wind storm on March 23, 2021. We accepted the company’s
business card and told them we would contact them, if interested. It was just prior to this
time that we had noticed some possible moisture on the ceiling and walls of one of our
bedrooms, which was being used as an office. We had not yet called anyone to come
look at the interior problem so we immediately thought we may, in fact, have roof
damage and it could be the cause of moisture inside the office. We decided it would be
a good idea to call Liberty, since we had their business card, and ask them to come out
to give us a free inspection of our roof. Liberty did come out and went up on the roof to
inspect for damages and also looked at the interior water concerns we noticed in the
office. They told us they found 18 different areas of concern on the roof and
recommended that we have a new roof installed. We immediately contacted our
insurance company (**** Ins.) and asked that they come out to inspect the roof for
damage and possible need for replacement. We also asked them to look at the possible
moisture occurring in the ceiling and walls in the office. Liberty’s inspector asked to be
present when our insurance company came out. Both Liberty and **** Ins. came to our
house and viewed both areas of concern. Neither company asked to go into the attic to
inspect damages in that area. **** Insurance agreed that the roof would need to be
completely removed and replaced and repair would need to also be done in the office.
They sent us the estimates of cost for both the roof replacement and the interior work.
The initial estimate from **** was a combination of both jobs. Liberty immediately told
us that they could only do the roof install and suggested we contract another company
to handle the interior damage. We then had to ask **** to separate the two jobs into two
estimates. They did separate the estimate(s) but it was still considered as one claim.
Due to the urgency of needing to stop any additional interior damage, we contacted
another restoration company (****) and had them come out to give us an estimate on
repairing the interior damage. **** asked to go into the attic to fully inspect the
damage and find out where the problem was originating. **** took numerous photos
in the attic showing a major hole in the roof that was causing the moisture in the ceiling
and walls of the office. He (*** ******, ****) told us the roof needed to be replaced as
soon as possible and asked why the roofing company had not tarped the concerned
area of the roof that was directly above the office. We told him we would call the roofers
and have them place a tarp on the roof asap. **** agreed to do the interior work for
the insurance estimate provided but only if the roof was replaced before any additional
water damage would occur. Any additional damage due to delays, would require the
insurance company to re-estimate the interior work.
We signed a contract on 8/31/2021 with Liberty based on Liberty’s assurance that the
roof install could begin within THREE WEEKS of the signing. Before signing, after
choosing the shingle color we wanted, we expressed concern that there could be a
delay because of material availability. The project manager, while in our presence, in
our home, called his warehouse, gave him the color and materials needed. He very
specifically explained that the job had to be scheduled immediately and he needed to be
assured that the materials were available in the warehouse. The warehouse told him
they had “plenty of materials for this job”, when needed. With that assurance, we signed
the contract with Liberty and we gave them a “required” pre-payment of $5100. (more
than 50% of the total cost of the job). It was our understanding, the remaining money
due would be paid to Liberty upon completion of the contracted work, AND done, as
promised, and to our complete satisfaction! Please note that we NEVER would have
signed a contract with Liberty had we not had these assurances. Liberty told us they
would be in touch with us soon to provide an install date.
We waited for that call but never heard from Liberty until we had to contact them days
before they had promised the job would be scheduled. They gave us some excuse and
apology that the “weather” had set them back a little but we would be contacted soon
with a date. Again, and again we waited for an install date. When our impatience was
becoming apparent, we got our first scheduled date of Sept. 27th, only to have that date
canceled, “due to weather”! There had been very few days that a roofing job could not
have been done, in fact, we had several neighbors who had already gotten their roofs
installed by other roofing companies while we were still waiting! We were given a total of
FIVE install dates, all of which were canceled by Liberty, with apologies, “due to the
weather” putting them behind schedule! We were now into mid-November and after
suggestions that we just get refunded our money so we could hire another roofing
company, they THEN set up a date of Monday, Nov. 22. The materials were delivered
on the previous Friday. On Sunday evening, Nov. 21, Liberty called to tell us they would
not be able to install, as promised, on Nov. 22, “due to the weather” ! We researched
until we got the name and number of the alleged CEO/owner of Liberty. We sent him
photos of the weather conditions outside our home....60 degrees and sunny! He said he
would “look into it”. The roofing crew showed up to install it on Tues., Nov. 23, 8am.
There were five workers, although only one could speak English so communications
were at times very difficult. The crew worked all day and when it turned dark at 5:30 pm,
they continued to pound nails and work, even though they did not have any artificial
lighting so they could see what they were doing! We had huge concerns that one of
them could fall off the roof! We finally told them it would be better if they came back in
the daylight hours, the next morning, to finish the job! The next morning, two workers
came and worked until finishing approx. at 1pm. They cleaned up and left. It is
important to say that there were 2 or 3 identical homes like ours (same model) in our
neighborhood that had already had new roofs installed and NONE of them took over 6-7
total hours to complete the roofing job!
The following week, Liberty sent a field supervisor to take photos of the completed job.
To our knowledge, he only took pictures of the front of the house from the front
sidewalk. We walked around the house after the job was completed, and we could see
several areas where the shingles were uneven and sticking up. We pointed these areas
out to the supervisor and he said, “No problem, I can go up now and fix those areas of
concern”. He did go up and said everything looked great!
When we were finally able to call **** to start the interior work, we asked if they would
mind inspecting our finished roof, knowing they were also licensed roofers. They were
aware of all of the scheduling delays and problems we had had and they agreed to take
a look at the roof. The contractor in charge of our interior job, *** ******, went on the
roof and took numerous detailed photos pointing out the wavy lines in the shingles,
exposed nails where shingles were not properly overlapped so rain could seep into the
underlayment, and a photo where, probably in the dark, they had installed a shingle
OVER THE TOP of a evergreen branch! We have all of these photos, if you need to see
them! **** agreed that this roofing job was atrocious, and so unprofessional, they
found it hard to believe that a warranty would even hold up, if there were future
problems!
In response to Liberty’s statement indicating that a staff member and manufacturer’s rep
came out to inspect the job: I do not know if this is true or false as I never saw or met
either of those individuals. I did contact the (GAF) manufacturer’s Manager of the
Medina area, Luke B***** and he informed me that he was never at our house. I am
not aware of any other manufacturer’s rep who would have come to inspect our
completed roof! The only person we had contact with was a Liberty field rep named
***** ****.
When we received the invoice from Liberty for the final payment due to them upon
completion of the job, we refused to pay them and told them we expected to be
refunded the $5100.that we initially gave them as well because we now were going to
have to start all over and contract with another roofing company to remove the Liberty
installed roof and install a new one. We are aware that the cost will now be much higher
due to material cost increases and our insurance company will not agree to another
claim. They say we will have to pursue the problem legally. This money will have to
come out of our savings and we don’t have that much money to spend on another roof!
Liberty has now placed a mechanics lien on our home for the remaining money they
claim we owe them!
In reaching out to the BBB, our intention is to relay our experience with this highly
unprofessional roofing company, Liberty Restoration, LLC, so other families do not get
caught up in their SCAM. We would not wish this experience on anyone! Please

In June of ’22, **** Rich, an employee of Liberty (and a ********* *** ***** **** ********* convinced my wife to get an insurance-paid roof through Libert Restoration. **** subsequently left the company and Rich A*** took over (and still manages this area). My roof insurance was approved. I gave Mr. A*** a $3,000.00 downpayment check in July of 2022. Several times, probably about 10 different times Josh B******* and Rick A*** promised to have the new roof installed. Josh would say things, like, “tomorrow morning”, or it is going to rain, so we will wait until next week”. At one point Rick A**** Josh’s regional manager, said he too was disappointed and extremely frustrated; and that Josh was unable to get his act together. In November ’22, Josh promised he would refund my $3,000 deposit. ASAP. Now, it is Feb ’23, and I have not received a check, nor has there been ANY communication from his company and his band of thieves. Hundreds and hundreds of telephone calls go unanswered (you should try yourself!). Josh even went so far to block my phone! This is how Josh B******* operates. Ask his former employees or ask any of his former subcontractors. I’ve asked neighbors who also were duped by his services. Josh thinks that you will just go on and forget about it, because it is not worth the trouble. And he’s right. Most people I talk to just call it a loss! Josh B*******, recenlty set up a new company, called ******* ******** ******* *********************************** You should note that Josh B******* preys on communities that suffer wind and storm damage….that’s where he saturates the market. The allegations set forth by Mr. ****** are inaccurate. We offered two separate times to complete work on his house to no avail. The first time he was traveling for nearly a month, then the following period he had a religious period of holidays that prevent work from occurring. Upon his return, we again attempted to schedule work. Upon the work being schedule, Mr. ****** asked to cancel the contract although he has received funds from his insurance carrier due to Liberty's work. Liberty was damaged by Mr. ******** cancellation per the liquidated damage portion of the contract. Mr. ****** proceeded to call more a representative of Liberty Restoration on their cell phone more than 300 times, including using different numbers of his wife, work numbers, and other numbers. He also, at one point, provided a fake name to try to lure an employee to his house. Liberty was concerned about the safety of anyone communicating with Mr. ******. Liberty would still perform the work if requested, but the liquidated damage portion in the contract lists how cancellations are handled.Customer response

Josh B********** is a complete liar. This can be verified by reviewing all the BBB complaints from EVERY location he's worked in (10 in the USA). I wish I hadn’t done that as well. We begged and begged Liberty, and Josh B********** to complete the work and he always had an excuse. What really happened is he had his 'insurance experts" harass State Farm for more money. They were rejected every time. Josh will not take on a job unless insurance pays him way above his money. Josh avoids all phone calls and has his secretary consistently lie for him. My suggestion is that BBB or the sheriff try to contact him, (as if they are a customer) and you will see. a simple google search for reviews from any of his locations OR the BBB reviews will reveal the 100, 1000's of complaints and dirty business.
Josh B******* not only defrauds and lies to his customers by taking their initial insurance claim (under the guise of "liquidated damages) he also defrauds many subcontractors as well. The subcontractors’ complaints are just as numerous. Some of them are quiet, because he owes them so much money...he pays a little an tells them they will get the rest shortly. for example, J**** ******* contacted me on ** (MANY DID!) and this is what she told me, "They hired us to do some work and when we completed the work, they stopped answering my phone calls to avoid paying us for the work. Now I'm in conversation with some legal person that they use for legal matters to try to arrange payment with him. I know they have same lawsuits for doing the same to other people” those are this contractors notes.... sounds just like me. avoids phone calls, tell you will get your money, etc.
Josh, after so many deferrals, promised he would send a refund....and now he tells BBB, these are liquidated damages.
Regarding safety. The initial Liberty Restoration representative, **** ****, after our insurance claim was completed, tried to steer the business away from Liberty to himself. **** was subsequently terminated. Furthermore, I researched **** ****, he is from ****** ******** *** ** * ********* *** ***** (this can be verified). IN regard to danger in my house, why didn't Josh B******* background check his employees. Please note that me and my wife are both senior citizens. I thank G-d every day that we no longer have any contact with **** ****.
Josh B******* does this song and dance routine to everyone. Customers and Vendors. He gets away with it, because he keeps your deposit as "liquidated damages", and then he defrauds the subcontractors who do some of the work. So, he makes money both ways. And both ways are criminal.
I WISH I would have simply checked ANY review or BBB about this company. it would have saved me this heartache.
I repeat, Josh B******* is a certified criminal. This is not Hyperbole; just investigate his practices and check all the reviews in ALL his locations.
Thank-you BBB for any help you can give me to help a senior citizen who has been screwed by scrupulous contractors that prey on the elderly.

This claim was an assignment of claim. Because of Liberty's work, the customer received funds from their insurance carrier. As stated in the previous response, Liberty will still perform the work on the job as requested or with cancellation per the contract. All of the remaining comments have nothing to do with this specific complaint which we are trying to address. We have provided two options to the customer to resolve the dispute.Initial Complaint

I have a contract with this company to replace my house roof and they received the check of $6355.23 coming from *********** insurance almost 6 months ago and they didn't do the job or even answer my calls or emails my roof start leaking and I'm stock can not fix' it or file another claim . I call them everyday for months and nobody answer. I signed the contract via DocuSign and don't have a copy ,and when I tried to open it was expire . Please I need Your helpBusiness response

The insurance carrier in this situation has refused to pay standard roofing rates. This job alone is only at $327 per 100 square feet. Typically is approximately $500. the initial claim was for the amount of $1,192.41. From there, Liberty Restoration has gotten the insurance companies approval for $8,801.43. It doesn't appear *********** is going to honor standard pricing on this claim. If you'd like to cancel the assignment of claim that was signed, please let us know and we are happy to honor it.Customer response

Per email from business:
A refund, in the full amount, was sent to the customer more than two months ago via check. We just looked and don't see the check as cleared as of today. We also don't show that this customer has called in any to inquire.
We have already put a stop payment on the check and will have a new one cut today.Please see attached copy of check and priority mail that business states will be sent today.

When I tracked The shipping label they sent it shows that they never send the check , As usual they are playing gimmick and they already asked before for my bank account info . and I gave it to them why they did not just send it automatically like they asked before ? Still Waiting for there response and it's not that hard it's a matter of button click to wire the money to me if they willing to do so.
